    I have been renting through this company for 10 years now at the same address. 99.9% of the time we have paid our rent in full and on time. They now use this app called appfolio that is not easy to navigate through so that is why we drop off the rent check in person. They have a policy that every tenant must have renters insurance and if you don't provide proof of coverage they automatically charge an additional 12.50 per month. Our own policy came up in June and we did get notification. My husband thought he uploaded it to the app but apparently it did not work. So since June we have been getting charged for insurance and late fees totalling now $375.00. I uploaded our insurance to the app today and I was told via text that my name on the insurance did not match the spelling of my name that they had on. They did the "courtesy" of fixing this so then our insurance showed valid. Our policy was renewed in June but they will not refund any of the insurance charges or late fees - which BTW were for charges we should not have even been getting charged for. It is very difficult to work with these people and communicate clearly. There emails regarding past due charges are often very confusing. The last letter I received they were threatening to evict if we did not pay in 7 days - so we have now paid them in full. For several months we actually got charged $25 on the 6th of each month and then again an additional $25 on the 11th. They will not credit any of the late fees even though we have been model tenants. I would highly recommend to avoid this rental management company.

    Casandra is correct. Insurance is required. Tenants are aware. If they choose to upload their own policy, they are responsible for reading and listening to the email warnings sent out by AppFolio letting them know there is a problem. The tenant themselves receives this notification. Casandra has been unreasonable about this fact and they ignored several notifications that there was a problem, including the fact that they began getting late fees. I'm not sure why they waited until their balance was so high, that is something you would need to ask her, but waiting almost 6 months to inquire to the management firm about the situation is hard to understand. Nebraska RIS does not have control over AppFolio's insurance provided, nor the ability to waive those fees, even if we feel it would be fair to do so. We did inquire to AppFolio about Casandra's situation, to get their response, which I shared with Casandra. They provided them with insurance, therefore, they will not waive the premium. I don't have anything else I can do for her. If she had brought this to our attention back in June, we would have worked with AppFolio to figure out the problem with Casandra's insurance they were trying to upload at that time, but they never brough this to our attention, until January 2025. It is all fixed now, but AppFolio will not waive the premium. I've done All I can do and Casandra just keeps threating me with bad reviews and BBB complaints. I can't buckle every time someone threatens me and if I were to force the owner of this property to refund her all of thee fees, I don't feel that this would be fair to him. They got the notifications and chose to ignore. That is their responsibility, and no one else. Kimberly
