I have been living at *********** in ****** for about 5 to 6 years. Over all the community is a nice community to live in. But, they have and major issue. And that is Weed Smoking in the apartments. I have been emailing the office for years about this issue. And all they do is send out letters. The office ****** that in the lease if you get three violations they will have to move. No, has moved and if they did it was because there lease was up. I have been going to the doctor because I was having headache and not feeling like myself. The doctor ****** that they was nothing wrong with me i was just high because of the weed smoke that is coming into my apartment. This goings on everyday and night. And last night was not different. I am looking unto what needs to be my next step in this matter. It not right that I pay my rent on time. But I live in this environment. I do have two police reports. If, I called the police every time they are smoking weed it would be everyday. The office manager stated that she was going to do inspection. But when i email her to conform that the inspection were done. Because on my camera I did not see anyone in my apartment. She never answer me. Last night was the worst. I was awaken by weed smoke from my sleep. Which means i am inhaling this in my sleep. I have spoken with a lawyer.I need someone from the corporate office to call me about this issue. Because the apartment office is not doing nothing about this issue.Business response

We tried reaching out to **************** many times with no luck getting through. We conducted inspections and have not found any issues.
We would be happy to look into this further if we can get in touch with **************** to get a better understanding of the issue.

Hi, For the past two weeks, I have been living in an apartment where there is no electricity except the lights in the bedroom and a couple plugs, and the appliances have failed. The AC in my bedroom which is the only source of heat, has not been working. I lodged a work order to fix these issues (Nov 15), but there was no repairs. When I asked to terminate my lease for breach of habitability, they said that I had asked them not to come in during specific times, which I had not (except for literally the next day till 11 am only) and the only evidence they can point to when I asked that for a non emergency work order over a week before this current situation and work order (Nov 9). But as admitted by them in an email today they are still waiting on electrician to order parts for me, and as of Nov 20 they had not even secured an electrician. This has caused no heat, and a lack of ventilation in my bathroom that caused mold, which I was not able to detect because of no lights in the bathroom (no electricity). They say that I did not tell them about heat specifically, but I reminded them of the AC 3 separate times, and when they provided the AC and know it is the only means of heat, I assumed they understood that there is no heat, as anyone would. There is also a rat infestation. They were supposed to send pest control, but didn't. A maintenance man came to plug exactly 2 holes, which I told them were how rats were getting in, but they promised me pest control last week (22nd of Nov), and it never came. I am trying to get my rent back for the last two weeks when the apartment was uninhabitable, and I have had breathing issues because of the mold. I am also trying to get my next month's rent back that I paid ahead of time, my security deposit back, and terminate my lease. I believe this is fair. But I have been blamed for their lack of actions for 2 weeks, and basically told that I brought this on myself. Not only my rights as a tenant, but my trust has been shatteredBusiness response

Better Business Bureau:While a solution was finally given, I still had to fight the management at every step of the way and the leasing office treated me callously. The situation is resolved for now, but there is no satisfaction, only relief in being done with a terrible and unbelievable situation. Please do not include my satisfaction part in any of the acceptances of the business's response.

This complaint is about *************** Apartments. Address: **** ********** *********, ** ***** .**************** is owned by Friedlam Partners . To be clear some of the apartments at **************** are rented through the office and some of the Apartments are privately owned. I live in one that is privately owned. However, I still contact the office about issues. One such issue I have contacted the **************** office about is the excessive trees that have grown out of control. The trees have grown onto the section of apartments in which I live, the trees are all over the power lines. The trees have grown so much, they have covered up the light in the back of my apartment, leaving it completely dark. I have been asking for about three months for the trees to be trimmed, to no avail. Each time it falls on deaf ears. Each time I am being told it will be done, and it is going to be worked on the bottom line is it has not been taken care of. First of all several months ago I reported the tree situation to someone named *******, who said she would report it to *****. I am continually asking ***** to please have the trees trimmed, because I get so afraid when there is severe weather and there is a possibility that electrical arcing and sparking from a wire to a nearby branch can cause fires causing serious injuries or even death or the trees can get week at the root from all the rain and the entire tree fall over on the apartment. These grounds are definitely not being maintained properly, as these trees should not have been allowed to be out of control like this. Again this has been going on ( me asking for about three months). Instead this office manager *****(who is new) is harassing me and my owner about we need to replace the blinds in my apartment , because they are worn , or be fined. I plainly explained to ***** that the owner of my apartment was going to replace the blinds , but we had to coordinate a time. Well my question here is who is going to fine ***** because she has not done anything about trimming the trees? This is totally erratic and insane behavior for someone to be more concerned about replacing blinds and threatening to fine them if they don't. I see this as harassment plain and simple , because my blinds have been like this since the last manager and nothing was said, as well as there are other tenants whose blinds look bad. So my question here is who is going to fine ***** for having tenants living in conditions such as trees on power lines , which is deadly? Since she is threatening to fine the owner of my apartment if the blinds are not placed by a certain date. Can homeowner association fees be withheld , because ***** is taking this long to have the trees trimmed? Can homeowner owner association fees be withheld , because the trash cans are always full and smells and the ones near the gate have rats? Why can ***** take her time to have trees and other issues resolved , but she is going to threaten the owner of my apartment and give har a certain date to put up new blinds , when she (*****) certainly hasn't rushed to take care of something as serious as trees on a power line?Business response

Upon receipt of Ms. ****** request for tree trimming services, we promptly dispatched our professional landscapers to address the tree overgrowth surrounding her apartment.
It is regrettable that the overgrown tree limbs, which have prompted Ms. ****** current concerns, originate from the neighboring property and are beyond our ownership and control. We have been engaged in an ongoing correspondence with the owners of the adjacent property for several months, seeking to collaboratively resolve this issue. Regrettably, no tangible progress has been made thus far; however, we remain committed to persistent communication in the hopes of achieving a resolution.
In addition to the tree matter, we have also engaged in a constructive dialogue with Ms. **** regarding the need to replace her blinds. Detailed explanations were provided to her regarding the necessity of this replacement.
The property owner has also expressed a keen interest in replacing the blinds; however, access to Ms. ****** unit has proven challenging, as she has not granted permission for entry.
It is worth noting that Ms. ****** impending move-out date is scheduled for next week. We remain dedicated to addressing all outstanding concerns to ensure a smooth transition for her during this process.Initial Complaint

I have lived at The ****** ********** in Raleigh for only 3 months. These 3 months have been a living nightmare. The last 3 weeks my unit has been having an ongoing infestation of roaches and maggots. It is due to the holes all throughout the apartment and the faulty unit. I have had to get rid of most of my furniture and I have had to replaced hundreds of dollars worth of groceries. There is also a water leak that is causing outrageous water bills that has yet to be addressed. I have contacted corporate multiple times and they have ignored me, done nothing to solve the issue. My unit is inhabitable and is a health risk to me, my wife and our unborn baby. They sprayed the unit twice after I begged and pleaded, but that did nothing because the roaches are coming through the vents and drains from the unit above me and from the door that doesn’t fit the frame. The unit above me has not be been leased out for over a year due to being inhabitable from a roach infestation. I am seeking a payout of my lease, payment for the water bill, payment for my lost furniture, and my deposit back, which comes out to a total of $16,466. I need to be out of this unit asap, this isn’t safe for my wife while being pregnant. I was told that a resolution would be made within 24 hours and it’s been 7 days since a response. Upon our communication with Mr. ***** to address his concerns, it came to our attention that he had not been aware of this particular complaint. Subsequently, our investigation revealed that someone else had been sending emails and submitting this complaint, using Mr. *****'s email address without his knowledge.
We are working on finalizing an agreement with Mr. ***** and hope to have it signed by both parties within the next day or so.Customer response

In May of 2023, I received a letter from the company stating that they were approving my lease renewal and to follow up with my landlord to sign my new lease. My current lease was ending in June. I reached out to my landlord multiple times and she stated that she would be in contact due to needing to confirm with her regional manager. In June of 2023, I attempted to pay my rent multiple times and on June 20th, I was sent an email from my landlord stating that the regional manager denied my lease renewal and they were also refusing me to pay my rent. The landlord stated that they were going forward with an eviction instead. I was only give a few days to move out, due to them telling me on June 20th with no prior knowledge that I would not be allowed to renew my lease. This was after living in the same complex for 9 years. Due to them refusing my rent payment, I was not able to find another place to live while trying to move out of the complex. I became homeless with a 12 year old and I was 7months pregnant. With the help of my family, I was able to move out within a week. I later received an email stating that I owed the company over ******* due to nonpayment of my last months rent and damages in my apartment. To include the multiple damages I asked for assistance with while living in the apartment AND for them to install new carpet, despite the fact that there was no damage to the carpet while I was there. I should not be required to pay for damages that are non existent nor should I have to pay for rent that was refused multiple times previously. It is now the end of August, I am still trying to fix my life from this situation and I am 9mo this pregnant while trying to do so. As a loyal tenant there for 9 years, I am appalled at the treatment I received.Business response

The meter went offline for a couple of days. Instead of telling the water company to use the persons past billing history to figure out the bill, they told them to average it out for all 8 units in the building. This caused my bill to be higher by at least $13.00. When I contacted the office about it, the managers response was, well your bill is only $31.31 so we are not going to adjust it. The point of the matter is my bill is around $15-$17 a month. When you are living on a tight budget, every bit counts. That is money that I didnt owe, but because of their dishonesty, I will have to pay for water usage that I didnt use. That was a very unprofessional and unacceptable response by her, and the fact that they think overcharging isnt that big of deal shows what type of people run this place.Business response

Mold issue that reoccurred this past month of July. Issue 1st occurred in October 2021. They fixed the issue without honestly looking deep into where it was coming from and Im having the issue again. They are going around this issue and Im paying rent for them to not even actively communicate with me on a serious issue. Its where I sleep, my clothes, shoes, etc. Its extremely disturbing. I deserve to be compensated for these reoccurring issues and my items.Business response
