    I have been in my apartment for 4 years and this company brought the apartment. They have been managing this complex for a little over a year and they take forever to fix issues. I have a hole in the roof due to water damage and they will not prorate my rent for the month of January. I found a new place to live. I had no heat for almost a year and a water leak for over a year. I had no hot water for 2 months due to the water leak. I feel no one should live out here. Even when move out they can not rent the place due to me contacting the city. If you are someone trying to find somewhere to live I suggest you not move into the properties with this company. The only thing they have done to correct the situation financially is give me back money for the high water bill. But they made me pay it when it was over $500.00. Now the weather is changing and getting cold and I still have cold air coming in the unit due to the window ac and hole in my ceiling. So why would you want more money from me when I should not have been paying to begin with. Once again do not rent from this company. You will have too many issues and they charge a arm and a leg for living in there apartments and they don't have all the amenities like advertised online.

    ******! I understand that apartment living is not perfect however this business is far from it and does not aim to hit the ***** As a result of the unhabitable living conditions i.e; ***** infestation, maggots, poor plumbing, leaky floor, leaky walls, and mold, my 7 year old, otherwise healthy, is now an asthmatic on steroids. Management took ************************************************** my child's room causing him to have respiratory issues. The City of ********* was diligent and found management at fault for the leak causing my child to become ill. It was only a band aid however. The leak, which is due to static pressure (foundational cracks), has now relocated to the wall causing visible black mold. The City of ********* has been contacted again. Corporate offered me $100 to keep quiet. I have racked up over $11,000 in hospital expenses so $100 doesn't even begin to ***************** (****** *****) has been ingenuine and a nightmare to deal with. I've asked to be moved before contacting the city however it was stated that I would have to pay fees on top of experience a $300 rental increase. The crime has skyrocketed since I've moved in February 2021. I've witnessed 2 active police chases. Cars have been broken into and overall the quality of the community has plummeted. I am seeking damages however it is most important that families, mothers like myself, beware, don't do business with this community, and don't put your families livelihoods at risk living here.

    Do not rent from them apartment complex Vue apartment homes Has mold issues, roaches, and charges ridiculous amenities How to terminate a lease because me and my spouse was getting sick from mold being in the apartment and had to terminate lease Paid one months rent 875 in advance And was told by the property manager, that she would have to speak whoever is higher than her about if we would have to pay for second months rent. Fell to call us or give us any more updates or information and took our security deposit and said we forfeited and charged us 975 When I try to reach out to corporate office Phone operator was getting very annoyed and upset with me While trying to dispute this The way they treat people is ridiculous.

    RUN RUN GUNS VIOLENCE /Almost got Killed/ Fake 5star Reviews on ****** Where do I start ! I have been in a friedlam partner complex in ********* ************** called ***************** apartments hidden village for 2 years but I regrets moving here . There are a lot of criminal activities going on in this complex. My apartment was shot at , i was lucky I wasnt in the kitchen if not I couldve have been killed . Alot of gang activities going on ,suspicious group of peoples walking all over the complex at night, you should be very careful exiting or entering your apartment at night .Also My apartment has been flooded 4 times from Ac units damage, broken pipes , water heaters damage destroying all my properties like bed , couches , laptop , carpet etc . And when I reached out to Friedlam partners they refused to pay for my damaged properties. This company is a living h*** ,I had to file a claim with the department of health before they could fixed the bullet holes in the kitchen and change my peeling bathtub . This place is not even safe for an animal , everything is outdated . Also be ready for large parties and Spanish music all night , Kids playing around and destroying cars . My car was scratched very badly in the parking lot and I had to pay 1000$ to have it repaired. People smoking weed everywhere, laundry room is the worst . Do not lease here . You will regret every minute , all the 5 star reviews are fake ,notice the 5 star review made by ******************** ,she used to be the front office clerk at this very complex. This is how you can tell this property is handle by a gang of dangerous people Management at ***************** apartment is horrible , the property manager and her assistant are so nasty,unprofessional and incompetent .They dont reply to emails,phone calls and they will close the office and hide themselves inside from tenants. They should be fired .

    Lived at the **** in *********, and I have been stressed from day one. I just moved out after my lease was complete. I have been sent charges that are ridiculous. Almost 200 dollars to dust blinds??? is an example... I lived in the apt for the last 9 months without a dishwasher and was given 3 different reasons of the issue...one no maintenance to fix, two they guy didn't know what he was doing and brought the wrong one and three it was a recall....went 4 months with the use of only one side of a sink to wash and rinse my dishes in because garbarge disposal broke. Rotting trees all over the property and just falling over. One fell the day I was moving and fell down the back of the uhaul truck i had rented...I paid over 500 for a pet fee and paid 50 a month for pet rent and then all the main charges they are trying to charge me for is pet damage....not so...what is deep clean pet dust window blinds. If there is dust and there is dust...and move out cleaners have to go through and dust and clean the windows and blinds and the vents etc....NOT ONCE DID THEY EVER COME AND REPLACE THE *** FILTERS IN MY APT. SAID THEY WERE GOING TO. NOT ONCE DID A PEST CONTROL COME IN MY APT AND SPRAY...Though I got notice they were coming and to be sure things were in order and someone was home to let them in...Someone was home and no one came to my house....But you gladly took the charge for it every month. When i called and started complaining about the fees they said I owed after getting a text 6 days after I moved out and they had my keys already within ************************************************************************ there are still more charges coming they weren't done. Called the corp. and they had a RECEPTIONIST call me back to speak to me and telll me my charges and she had pictures but she wouldn't email them to me because I have my own as well and I told them that. So now everything is based off what they say...I don't think so. Do Not Trust This Property.

    The Friedlam Partners do not care about their properties. I have been living at the Domain Apartments since January of 2021 and the Friedlam Partners has allowed this facility to switch management and maintenance teams at least 6 times since I have been here. Every time a new team comes, the work orders are completed but the work has not been done. The facility will order parts for one unit and then give the part to another unit with no communication. There is no checks and balances. This a very unprofessional facility and Friedlam Partners knows of these issues but nothing is done. I would not recommend someone to move here because in the end you will be disappointed. People are moving out just as fast as they are moving in. The front office does not answer the phone and when you go into the office, no one knows nothing. The only reason I am doing this review is because I have had a work order since August of 2022 for my Central Air Unit and my toilet and as of today 05/10/23 nothing has been done. The maintenance man has quit and I have not seen any maintenance man back. This is sad. I would not want any one to be treated like this especially when you work hard to pay your bills and you cannot even enjoy your home due to work orders not being completed in a timely matter. So please be careful when looking for some where to move to because the Friedlam Partners property is not it. Unless you ok with not having all your amenities that you are charged for.

    I may have had a few issues with with Apartment complex I lived in but Friedlam Partners who owns the complex always took care of me, I would live in their properties again

    Went to a property and inquired about the posting,*** the rep advised me it was up to one months rent. I applied at her **** and paid the application fee the reps **** and she reitetates that the property was one months rent and she should hear back that day. She made copies of my check stubs and I sent her my rental verification. She then says **** at friedlam denied it saying I didnt make enough when I did. Then she said she didnt know why **** said this and said she would call and confirm because she saw I made enough.I follow up and she says it was approved but now she was asking about the rental history which she said made no sense sinve shedenied it initially because of the pay and now was holding up the application. Then she says it was approved but only with an extra security deposot (a month and half)I tell her I was advised it was up to one month, *** says thats what she was told and doesnt know why she is saying this. Anashows me a roacj infestedunit with f**** everwhereand says the floors and I ask if I can speak to the corporate rep, she sends me Sarys info and she says to call, they dont answer and the directory is empty.I email and explain what I was told and she emails me my application was cancelled.I tell her she has to provide a reason and she sends an email saying they preserve the right.Well if you take someones $50 application money andcheck their credit,approve them,send ****** and take their $500 admin fee. Still havent received my money back.

    We have lived at the ******** location for 4 months. During our time applying, we were told our apartment would be ready on the day, but got moved back time after time after we had already paid everything. Our apartment was not finished, holes in flooring, paint not touched up, things falling off of the wall, etc. We were being stationed at Hunter so we had no choice but to move anyways. We have put in countless maintenance requests that were half done or not addressed at all. The property manager is constantly giving us the run around telling us she would handle it in a few ********** has now been months. We have reached out to the customer relations manager in the corporate office and she has been less than helpful, almost as if she has never read the lease agreement at this property location. We feel as though there is no way to fix how we feel about this property now and have been asking how we can get out of this lease at this dump of an apartment. We were only offered a 3 month buyout fee when we have been paying the full amount in rent since we moved in, when it was not worth half of the amount. Our contract stated a two month rent charge for early termination, but the corporate customer relations woman wants more than that money from us. The staff are rude and passive aggressive and have not been helpful at all. We have putty on our walls and have for two weeks; instead of fixing the actual issues, they have put putty and plan to paint over them. I feel as though we should be let out of our lease without penalty because this apartment has been downright UNLIVABLE since we moved in. We hope to get this resolved by furthering up their chain, and getting out of here. We are currently looking at other places but would rather live in a hotel before paying as much as we do to live here. If they treat a military family this way, they will treat you this way. Please stay as far away as you can.

    i currently live at The estates of ********* which is owned by friedlam partners.. this is the worst complex i have ever lived in. The managers are horrible at communication, never responds to emails or messages left. They charge a pest control fee but dont come and spray, community fee but none of the amenities are working. Overcharging on rent. These apartments have been around since the 60s, my AC was out for a whole month bc they tried to fix the unit instead of replacing it. constantly getting new management and maintenance employees. i signed a lease in october, i was doing month to month before looking for somewhere else to move, that didnt work out so i signed a new lease... theyve still been charging me a month to month fee since november and wont return my calls or correct my balance. Trying to reach corporate but all the numbers listed are to other complexes they own. if i owed them money they would be texting and emailing me everyday but they owe me and i cant get a response.
