We sent an application to ******************** in May 2023.There was no available Apartments at the time so we signed a one year lease at our present resident.The rent in May 2023 for a 2 bedroom at ******************** was 697/***** May of 2024 we contacted them about availibity and there was no apartments available.Late in 2024 we got calls about rentals but we were locked in a ******** November 2024 we toured the apartments and were told to update our application.The rent was quoted as 815/mo.We mailed a new application in November 2024 but got no response from anyone if they even received it or did they answer the phone.On 12/27 they called and said they had a 2 bedroom for rent and i explained again that my present lease will not be over until 3/1/25.I asked what the current rent will be and they said 970/mo.I said "You Have Got To Be Kidding". 815/mo to 970/mo in a months time.I told them to take me off the list ...period. I just want everyone to know regardless of there rating.............BEWARE!!!!!!!!!Review from Jahnaria B

***, where do I start. Ive been planning to move in ******* Landing since April 2024. My move in date was scheduled for August 2024 , I had received a call stating my apartment unit wasnt going to be ready until September 2024. With the delay I had to move me and my 2 young children in with my mom and Im now paying an unwanted u-haul storage. Here we are in December 2024 scheduled to move this month but of course I wont be!!! So in-convent because I couldve stayed in my apartment until the where actually ready!!!!! Just a waist of time. I want to complain about the ridiculous monthly apt inspections. Every month our apts are inspected. I find this intrusive, an invasion of privacy, and unnecessary.The signed lease doesnt say anything about monthly inspections, it says periodically. I live at 745 Stocking apartments, and this place is a nightmare hellhole to live in. Loud, disruptive neighbors upstairs, in the parking lot, this place used to look shiny and new, and now it looks like a dumpster. Both me and my mom told the manager about our loud upstairs neighbors that constantly stomp around and ride a scooter across our ceiling and she wants proof. I've tried recording multiple times, putting my phone on the ceiling to the point I can feel the f****** vibrations on my hand while recording, and it's still not loud enough for the manager to consider proof. She might as well ask me to go to the hardware store and buy striped paint. I just my s***** a** neighbors to either control their noise levels or move the f*** out. I feel like they put these s***** neighbors here on purpose to ruin our lives because f*** poor people, am I right?Woda Cooper Companies, Inc. Response

We began living in these properties during May of 2023. We immediately noticed this complex looked like a rush build, but dismissed the odd texture under the paint on the walls and the gaps between the floor and the floorboards. We have struggled to maintain any consistent management since weve been here. Management will make a promise/guarantee, or share information, then the next will deny and change the rules. This is repetitive. During the record-low temperatures in January of 2024, the sprinkler system pipe burst into our wall and flooded our apartment. We have a two year old son, and are living in income based housing; we didnt have renters insurance. The property manager at the time (*******) was as helpful as she could be and assisted us in getting into a new unit within 5 days of the incident. The complex even put us into a hotel during this time. We did lose around $150 worth of groceries and $200+ worth of furniture/electronics, but overall understood we should have had renters insurance. We were told in order to receive a new unit, we had to take on a new lease. We agreed to this, and was put on the third floor. Our rent remained the same, and upon signing the new lease was EXPLICITLY told our rent wouldnt go up during this 11 month lease. We lost that property manager in May, and didnt receive any regular maintenance for 3 months. Our grass grew very long, we had pests/spider infection on the property/on balconies facing the wooden area, as well as was forced to have a broken dishwasher during all 3 months. This dishwasher was full of filthy water as it would not drain, which was reported BEFORE the property manager left. We recently received an email from a member of staff with a lightly threatening tone insinuating we were at fault for being behind in certification for this unit; this staff states in her email that she would hate for us to lose our housing if we cannot certify within 48 hours (was sent during the day on a Thursday).Woda Cooper Companies, Inc. Unprofessional. Rude service. Never answer the phone or return calls Hostile environment for guest. Repairs never done. Delay in deposits and mail forwarding. Homeless ppl deficate on the property in the daytime. Domestic violence on every floor. Trash everywhere. Dirty walls. This place should be investigatedReview from Melissa W

My 81 year old mother is currently in a nursing home recovering from a fractured hip. She is due to be discharged next week on the 15th. Due to medical issues, she is set to be moved into Assisted Living at ********************** in ***********, where she will receive *** Housing assistance . She was living at *************************** in ***********, where she received Section 8 Housing Assistance. All her things have been moved out of **************** and keys turned in. They are refusing to end her lease and therefore Section 8 housing there on the 15th, so the *** Housing assistance can start at **********************. My mother is not medically able to live alone anymore. I do not have a handicap accessible home to move her into temporarily. She will be HOMELESS thanks to ******* Crossing/WODA!!!!!!!This is a senior housing community. Seniors get ill and things happen. They need to be flexible!Review from Anisha R

Ive been trying to rent from ******* point for months. The office never answers the phone. Ive had people leave work, also myself to apply for the unit due to homelessness. The application, app fee, rta etc finally made its way to the office manager after non stop trying since May. I was told a unit was available. When documents were submitted. The documents were submitted a month ago. *** called and emailed for 2/3 weeks and received a response stating Im sorry I was out of the office. My application was sent to some department and then my eta will be sent to iha. This has now been 2 weeks. The agent told me Im waiting for something to become available, I stated I asked if units were available now to rent urgently. I was told yes. She then stated that its not ready for section 8 to inspect. The rat expires in weeks and as of Monday this week I was told no new information is available for my app. This is beyond frustrating. I literally have had hours missed for work on my own end, my fathers end, and sisters. Id schedule a appointment to get documents in after waiting forever for a email back since May and would get there and the office manager would be gone. I am in need of help critically. Im very frustrated because through all the issues not once has my living arrangement as a parent being talking into consideration. Not once through the horrific communication has there been a apologies to myself nor family and I still keep getting a run around. Today is now August. I can be contacted at theeoneseven6436948 Not only have I specified the unit I needed and the severity of needing 1st floor which I was told both where available Ive been told no 1st is open and use the the elevator. I explained the severity of my body and doctors recommendations and order and was told something then brushed off saying use elevator. You low life pieces of c*** are raising my rent 25% to $1025 from $775 in 1 month !!! I am 75 years old with fixed income and largely disabled. I chose this place based on the elevator and reasonable rent !!! The place I gave up 1 1/2 years ago was $875 and ground level !!
