Ive been trying to rent from ******* point for months. The office never answers the phone. Ive had people leave work, also myself to apply for the unit due to homelessness. The application, app fee, rta etc finally made its way to the office manager after non stop trying since May. I was told a unit was available. When documents were submitted. The documents were submitted a month ago. *** called and emailed for 2/3 weeks and received a response stating Im sorry I was out of the office. My application was sent to some department and then my eta will be sent to iha. This has now been 2 weeks. The agent told me Im waiting for something to become available, I stated I asked if units were available now to rent urgently. I was told yes. She then stated that its not ready for section 8 to inspect. The rat expires in weeks and as of Monday this week I was told no new information is available for my app. This is beyond frustrating. I literally have had hours missed for work on my own end, my fathers end, and sisters. Id schedule a appointment to get documents in after waiting forever for a email back since May and would get there and the office manager would be gone. I am in need of help critically. Im very frustrated because through all the issues not once has my living arrangement as a parent being talking into consideration. Not once through the horrific communication has there been a apologies to myself nor family and I still keep getting a run around. Today is now August. I can be contacted at theeoneseven6436948 Not only have I specified the unit I needed and the severity of needing 1st floor which I was told both where available Ive been told no 1st is open and use the the elevator. I explained the severity of my body and doctors recommendations and order and was told something then brushed off saying use elevator. You low life pieces of c*** are raising my rent 25% to $1025 from $775 in 1 month !!! I am 75 years old with fixed income and largely disabled. I chose this place based on the elevator and reasonable rent !!! The place I gave up 1 1/2 years ago was $875 and ground level !! Now you pieces of c*** are ****** me mentally and financially!!!!Review from Barbara P

I would have done less but not available took 6-months to get back $90 out of $680 was charged for painting and cleaning I spent a week cleaning apartment. They dont return calls! The tape was still on the walls from the initial move in inspection nothing was done! Dont rent here if you value your life and money! Now they are saying they are going to charge me with harassment because Im calling for my money lying stating I called several times a day I called about 10 times with no response. Called twice once at 10 pm stating I was getting $90 + some of the rent back over $300 never happened just got $90. a landlord is not allowed to charge a cleaning fee unless it is specifically provided for in writing in the rental agreement. Landlords can't charge for this unless they can document damage. Oct 24, 2023 According to the **** nail holes in the walls are considered normal wear and tear. like I told them how can you charge for painting they never came back to paint it Indiana law requires landlords to return the security deposit within 45 days after the tenant moves out. Deductions can only be made for unpaid rent, damages beyond normal wear and tear, or other agreed-upon charges.Review from Christine F

My family lived at the Quaker Meadows " community" from July 15, 2020 - December 02,2023. I filed a complaint on January 26, 2024 with the District Magistrate for our area of Mercer County, PA - Farrell, PA - with Judge **** ****. The complaint was due to begin charged $530+ for ridiculous charges ( cleaning fees of $350, etc. ) + non-return of my security deposit. The property manager, like many, works for two Woda Cooper properties and is rarely at the Hermitage, PA site. I cleaned ( while working full -time ) for 2 weeks ( when I could), shampooed all carpet, covered some typical holes with fine putty, sanded those areas, mopped, cleaned out fridge, stove, etc. I also hired ************ cleanout company to haul away what I could not. My neighbors witnessed this all and reported to me that the garage was even swept out and very clean. I had to wait for a response from Woda until February 26, 2024. Nothing. Then I had to give them another month before judge's decision. NOT ONE WORD or EMAIL or LETTER. I called the Corporate phone # and attempted to FAX at# listed on letterhead from my moveout " bill ". NOT ONE WORD. Phone always rang and went to a full voicemail box:( I WON the case and emailed copy of this to the Quaker Meadows Property Manager. Not one response from her, either. I need the $900+ awarded me by Judge **** ****. I exercised my rights as a tenant and deserve to be compensated. Woda Cooper is a HUGE conglomeration operating poorly managed " affordable housing communities" in many states. I have also contacted the office of Ohio State Senator ******* ***** for aide in receiving my rewarded compensation.Review from alicia c

I'd give zero stars if i could. This place pulls numbers out of their asses for pricing and makes us pay stupid fees when late whether we have a property manager or not! I was told my total owed was way more than i normally pay without explaining why and will not answer my calls or emails when i ask for my ledger printed off. My daughter lived in these apartments a little over three years before she passed away. 1 May this apartment complex has intimidated her along with several other residents inspections one to two times a week for the longest couldn’t keep the lawn maintained. My daughter was disabled on Dialysis she was threatened of having to have her house completely, clean or being evicted along with several other residents that my daughter witnessed been talked about my granddaughter was outside playing, and the police pulled up with **** in hand after someone on the run from the police. My daughter was sitting outside and it scared them to death after my daughter passed away in the apartment after a note was left on her door the previous evening With a mandatory inspection of her apartment. The apartment complex owners refused to refund her damage deposit after she passed away. They raised her rent while she was here so many things….. Wheatland Crossing II is poorly maintained and poorly constructed. The walls are paper thin. The management stopped caring about the quality of the apartment a year after it was built. People leave bags of trash in the hallways and in front of the elevator instead of taking it to the dumpster. The complex is non-smoking but the interior of the building is littered with cigarette butts. Many of the tenants allow their children to destroy items throughout the community. The building is noisy. Children are playing basketball and jumping around on the second and third floors being disruptive to other tenants well past 3 a.m. The property manager chooses not to address the issue and says, well I can't segregate people. Even though quiet enjoyment is a part of the lease. Maintenance seems to be an issue lately. Even simply having small items is a challenge. This place is not an ideal situation for anyone that has a job, a senior or a disabled individual. The pest issues were enough for me to seek alternative housing options.Woda Cooper Companies, Inc. This company is a property management company who staff and hires employees who initiates and conducts criminal activities. Corporate also goes to extreme extents to cover up what their employees are doing. By avoiding lawsuits and hiring corrupt attorneys and paying off others to lie or be silent. They threaten and abuse the same residents who are keeping them in business also abusing the government funds they’re getting for their residents to rent out their properties. The owner ******* Woda has been made aware of what his employees has done and still avoids taking accountability. This company has had several complaints and lawsuits filed against them and continues to conduct business when they truly need to be exposed and shut down. I would advise people to do their research before conducting business with this company. My family has gone through the worst year of our lives because of this company and their employees.Woda Cooper Companies, Inc. Response
