      Hello guys. This is just to make everyone aware of Crescent Builder/who are now Dream Finders Homes.This company is a fraud and deceiving. We signed contracts back in July 2023, and their sales manager said that they would deliver homes by March/April 2024. Initially, we were told that once we sign the contract, they go apply for permits to build the homes, which takes 45 days. However, in October 2023, we were told that sewer/water connections were tied up, and now they have to apply for plat recording with the city. This means basically subdividing the lot they already sold us. The 45-day window kept dragging, and we were told it was the city's fault. After being pushed to May, they came back stating that the city had asked for additional things to be done, and now they have to redo what has already been done.Now, in Feb 2024, we were told that they are sorry. The city of La Vergne has that much leverage over them. I called the city myself to see what was going on, and, to my no surprise, the city said it wasn't their fault and that the delay was from the developer, who was well aware of what needed to be done in order to get the final approval.Now the builder has made no guarantees that they will break ground to deliver, but instead, they said if they break ground in March, homes will be delivered maybe end of July/June, and it is worth the wait. What is wrong with waiting approximately 4.5 months? Which now they didn't even break grounds in March. What they do is intentionally provide false information to secure a false.I asked to be given my $12K earnest money back, but I was told that I signed a contract and didn't grasp it and didn't understand it.According to their contract, they stated they are pre-selling lots prior to authorization to permit homes, which is a vague sentence because it was understood at the time that it referred to permits to start building, which per communication was only 45 days.Please beware of these people.       This Purchaser executed a purchase contract in August 2023.  The contract contained in a separate addendum notification that as a pre-sale / pre-construction contract the delivery timeline would remain subjective and that any estimates of completion were strictly estimates and remained subject to change.  The expected timeline to receive final recorded plat was delayed but our team provided updates on progress after contract that continue currently.  Upon receipt of final recorded plat and addresses, building permits were promptly requested and have been issued.   The purchaser may elect to cancel the contract but in accordance with our contract terms would not be eligible to receive a return of earnest money deposit.

      I am rejecting this response because this means I could be in a waiting period for over two years and they haven't build. I know what I signed for and I see the addendum. However, that isn't what their sales manager say to sell. They promise a certain time and no only that. Your sales manager didn't disclose that you were trying to get approval for the plat until October 2023, which is after I signed. I have all the communications shown exactly what I was told. I know I can terminate the contract if I wish, but I don't wish for you to have $12,000 easy money in your pocket. If you have things written in your contract that you should consider practicing better business where your team explains all of that to the customer, before you get them to sign for a contract. Not only that you delayed a months or so but now we are promised to received the homes in AUGUST with a chance of delay again DUE TO THE CITY OF LA VERGNE CODES. I have tried in all ways to resolve this and have CRESCENT liable for what the marketed and didn't deliver, but you continue to show UN-PROFESSIONALISM the worst customer service and absolutely deceiving.

      Nov. 2022 we went under contract with Crescent Homes 20K down, and with the impression of starting the build process in January 2023. Build did not Start until Late May 2023. Right after signing with Crescent the Sales agent quit. Didn't say why (but later found out) that they were not going to sell for a couple months due to issues with the county and the builder and permits. Which was not discussed once we signed nor while we were talking and setting plans. We got pre-approved for a loan with their mortgage company, which expired Feb. 12th 2023. Also Mortgage broker quits too. WE asked our realtor to cancel contract numerous times and our money back but Sales manager refused and said money is final. This was repeated over and over with the delay of the build. Nothing was built during this process. May 2023 comes, and things get rolling. Again we didn't get pre-approved before building. They start building the home and come to finish near Oct. 2023. A week before closing, we get denied the loan, we switch lenders and make a huge effort following instructions to the "T" to get approved but do not get approved. Contracts states if we cannot get approval we can get money back. We ask for our money back and are denied but offered to build again in the same neighborhood with our money forward to the new house. I gained legal counsel and stated that in the email and they cancelled all our deals and said they are keeping our money. I had my lawyer send over a couple demand letters about the issues in the contract and stating we wanted our money back. Crescent Homes refused to answer the demand letter nor talk to my lawyer. This whole process has gone too long, we did our honest best to get into this home but they refuse to see that. We are now looking at what we can do in arbitration through legal counsel. The sales Manager in Macintosh (Duncan, SC) is not friendly. I would like this issue resolved (our money back). I have a copy of all emails but it wouldn't upload

      I purchased my home from Crescent Homes CHS, LLC on October 21, 2022. The purchase included a One Year Workmanship/Two Year Systems/Ten Year Structural Warranty held by 2-10 Home Buyers Warranty (HMB). I reported 7 service requests online via 2-10 HMB on January 16, 2023. When none were addressed by March 1 I contacted HMB via email and was told they would notify the builder. I later learned from HMB that Crescent had closed the service requests as "completed". I called HMB again on June 8 and was told again they would notify the builder. In September, I filed a service request for a sagging front porch frame. Tim Sergent (Crescent Homes Warranty Manager) came to my home on September 19 to inspect the issue and the 7 other issues I reported in January. He said he would have the 8 items addressed. By October 17, 2 items have been addressed. I have made repeated attempts to reach Crescent Homes regarding remaining repairs. My last attempt was by phone on November 6, I was given the email address for Wesley Hilands, the Division Warranty Manager (and Area Construction Manager). As of today, there has been no response to my email. My One Year Workmanship Warranty expired on October 21, 2023 but I understand Crescent is still obligated to address my earlier service requests. From speaking with my neighbors, what I have experienced with Crescent is not unusual. They are known in our community for low integrity and terrible customer service.

      Crescent Homes acknowledges that the customer has submitted specific items for warranty consideration. The customer was notified of which items are warrantable and which items are not. Items were deemed warrantable will be addressed by our team. The area manager has emailed the homeowner to start communication on the items they state aren't complete.

      This is what paying half a million to Crescent gets you. Issues listed below as found by third party for our one year warranty inspection. When attempting to get these issues resolved, we were told to use a sub-contracted service "3-10 Warranty" that Crescent uses to intentionally skirt fixing anything. Issues found: * improper upstairs shower installation caused water damage and mold to downstairs ceiling - just now seeing extent of this damage (June 2023). * Exterior siding paint not complete - areas on home that have yet to be painted for proper water-proofing * Gaps found between trim at multiple locations which can cause water seepage issues. * Loose fascia wrap where water intrusion can occur * Weather striping - several areas in side home where daylight can be seen around exterior doors. * Driveway - large cracks - lifted and damaged portions in driveway that are trip hazards. * Gutter Downspouts - downspouts should drain at least 5 ft away from dwelling to prevent water seepage * Walls are bowed and twisted in multiple locations in the home. Damage behind wall covering cannot be seen. Further evaluation is needed. * Laundry wash sink is not secured to the wall. * Gas pipe - sediment trap is not installed to prevent debris from entering the unit. * Grounding rod could not be found - is home properly grounded? * AC conduit is not secured to structure to prevent being pulled loose or damaged. * Loose light fixtures on porches is safety concern. Needs to be secure properly. * Cabinet damaged in kitchen from improper hardware installation

      Crescent Homes is unaware of any of these issues. Per the contract (21-attached), the homeowner must submit all items to 2-10 Warranty in order to request service. We are unsure as to why the homeowner submitted this list to BBB. Crescent stands behind their product and will gladly address any items that are warrantable.

      "Warranty Requests under the Limited Warranty. Requests for warranty service from Seller under the Limited Warranty must
      be submitted electronically through the Crescent Homes website www.crescenthomes.net. Verbal requests to Seller’s staff are not
      acceptable as a request for warranty service. Other requests for warranty service under the Program must be made in accordance
      with the 2-10 HBW Warranty Program requirements."

      Crescent and 2-10 Warranty was notified. Crescent still has the obligation of fixing issues and not solely dismissing them with a third party that they contracted.

      Crescent is not the warranty administrator and sending something to a Crescent employee does not open a warranty request. What the homeowner is stating is exactly why it is written in the contract that the homeowners must submit their items to 2-10 HBW. The process is that the homeowner submits their warranty to 2-10, 2-10 sends the homeowner and builder what the warranty standards are, then Crescent can meet with the homeowner to discuss the list. This is to protect the homeowner and builder. Since the homeowner never submitted this inspection to 2-10, Crescent was never sent any standards. To this day, the homeowner still hasn't submitted the list. Once they submit it, Crescent would be more than happy to look at.

      I have submitted two warranty requests regarding sections of my yard with dead sod and both have been denied. When my house was built and the sod was laid in Dec/Jan the grass was dormant and when I moved in on 2/28/23 and the grass was still dormant. So therefore when I completed my walk through prior to closing I was not able to know if the grass was dead or not. Now that we are in June and the grass is greening up I have noticed several large sections where the grass is dead. I had the landscaper (Finley's Landscaping) who installed the grass for this neighborhood come out and he said the grass never took and is dead and will not grow. He also mentioned that when they installed the sod the grass was dormant and it was not properly watered after the sod was laid and he was already in the neighborhood replacing another home's dead sod. I made contact with my contact from Crescent (Garrett) that I did the final walk through with and he said that it shouldn't be a probably to get those sections replaced since it has also had to be done for a couple other houses in my community. He told me to file the claim and someone from Crescent would be in contact with me. Well I filed the claim and now he just blows me off and says this is not his department and claims not to have a contact number for the office. We paid a lot of money for this house and to have dead sections of sod in my yard with no fault of my own is a bad representation of my neighborhood and CRESCENT!!

      Homeowner burnt with fire juvenile sod that was not rooted in yet due to sod being laid in the winter. During the 1st year you cannot do anything to lawn other than fertilize.

There has yet been a representative come to my house or call me to discuss this situation so I am not sure how someone could say "burnt with juvenile sod". I have not applied anything to my yard since I have moved that would cause this issue so therefore I am rejecting this response as it is not my fault.

      My husband and I built a home with Crescent Homes in Spring Hill, TN. We signed the contract for our home in March of 2021 and closed in August of 2021. We submitted our 1-year warranty items in August of 2022 through the 2-10 Home Buyers Warranty. It is now April of 2023 and we still have not had our 1-year warranty items resolved. We still have blue tape up in our house for items that have not been addressed. We have had siding and trim taken off the side of our garage and left for months with no indication that anyone is coming back to finish the job. We feel we have been very patient, but are starting to get extremely frustrated. We have reached out to Tommy, the warranty manager, very nicely many times, and either get no response, or get a short response that he will work on scheduling someone to come out. That usually ends up with nothing happening. We have talked to several others in the neighborhood, not one of whom has had a good experience getting warranty items taken care of nor good experiences with Tommy. We tried reaching out to a contact at the model home for this community, who pointed us back to Tommy. After respectfully explaining our situation and asking if there was anyone else who would be able to help us, we were met with silence. I am hoping this will at least get the attention of someone at Crescent Homes who can help us resolve our remaining 1-year warranty items.

      The builder for our home has yet to complete items from our walkthrough and inspection for a home that we bought over a year ago. Some items were put into a 2 week walkthrough that the builder then moved to a warranty punch list as the project manager was getting ready to move to another job and wanted to get paid out. That was on April 29, 2022. We were then passed between multiple new project managers who kept saying it was being worked on. There were new items added to the punch list as the months went on that were also supposed to be worked on. I have attached text message conversations and documents as it pertains. We are now being told that we “ signed off” on the two week list and the other items were not properly filed as a warrant issue so they are no longer going to resolve them since we are past our 1 year period.

        Warranty tech with Crescent Homes reaching back out to homeowner today. It appears that Crescent Homes had closed homeowners list out in our system inadvertently, and we are now aware with homeowners provided documentation that there are two items left on the list that need to be taken care of. Warranty tech is getting both of these items scheduled out to the trades today. Will communicate with homeowner throughout the process until both of these items have been completed. Thank you.

      On November 30, 2022 I purchased a home from Crescent Flex Builders in Kiawah River Estates. Upon arriving home from the settlement I tried to park my car in my new garage at **** ******** ****** ***** and found that it did not fit in the garage. Upon measuring the distance from the garage door to the supporting post in the garage, I realized that the space was only 16 feet long. To be an adequate two car garage, the space needs to measure a minimum of 20 by 20 feet. I have repeatedly talked to Crescent homes to fix this issue. They refuse to do so saying that it is a two car garage. It is only a two car garage for compact very small cars and does not fit an average size car. I received the original building plans filed by Crescent to Charleston county and discovered that they did not build the garage as the plans required. The support posts they put in the garage are in the wrong place according to the permitted blue prints of the county, thus two cars do not fit in the garage. I have had no satisfactory answer from the builders and they will not meet with me to discuss this issue. On the plans the posts are supposed to be 20 feet from the garage door and the garage door is to be 16 feet 7 inches. The garage door is only 16 feet and not what was stated in the approved building plans

      Crescent Homes is aware of our customer's request to alter the garage parking at her home on **** ******** ****** *****. We have made 2 site visits with our customer post closing to asses & address the issue.  The home was completed when it was purchased. Closing on the home after ample time to conduct due diligence as well as view the garage, constitutes acceptance of the home in its entirety.  The home was built as designed, matches the structural engineered plans and it does have a two-car garage. The average size car is 14.7' in length and 5.8' in width. 

      Crescent Homes is willing to work with our customer to alleviate the issue, understanding she would like a larger area to park vehicles, by offering to adjust one of the foundation columns as we have described in past conversations. Crescent Homes will not pay for alteration of the garage structure as it is currently a 2-car garage and is not a warrantable item but are willing to do this at our cost.  We have requested multiple times for our customer to advise on how she would like to proceed.

      I purchased my new construction home from Crescent Homes June 2021 and the builder for Crescent Homes explained to me to wait until a couple months before my 1 year anniversary to file with the Warranty so that the company could fix the issues that normally happen when the house "settles". Well in May of 2022, I reached out and the Warranty company to fixe the issues. By August of 2022, more "settle issues" happened and the same exact parts of the house that the warranty co. fixed, broke again. I reached out that company and they advised me to reach out to Crescent Homes since it was past my 1 year anniversary. Since September of 2022, I've been trying to contact them and they keep giving me the run-around. They either refer me back to the Warranty company or tell me to call the "corporate office" and when I do, NO ONE answers the phone and ALL voicemail boxes are full so I can't leave a voicemail. I reached out via email about three weeks ago and then someone from the Warranty company called me saying Crescent Homes called them about my complaint and they couldn't do anything since it's been over a year. Once again, there goes Crescent Homes pawning me off instead of speaking DIRECTLY with me to fix the problem. Everyone keeps telling me that home builders like Crescent Homes have their own Builder Warranty for issues like this so why are they avoiding me? They quickly build up these homes with CHEAP material and then run away and hide when the house starts falling apart after 14 months!! I did not spend this kind of money on a new-construction house just to have it fall apart in 14 months!!

      Homeowner submitted 1 year service warranty, all items were corrected and signed off. “Settlement” of homes are normal and continue to happen throughout the life of a home. Under SC Construction standards Crescent Homes fulfilled the 1 year warranty for cosmetic items. The temperature changes between summer/winter or air-conditioning and heating can contribute to wood expanding and contracting leading to drywall cracks (usually in corners and near exterior walls). This is normal for all wood framed homes. While the wood of the framing moves due to thermal changes the metal sheetrock screws and sheetrock do not move the same causing cracks.

      Crescent Homes has met all requirements above and beyond SC construction standards for cosmetic warranty repairs.

      I am rejecting this response because: if this is known then why do you only give a 1 year warranty with another company? Also, 2-10 Warranty told me to reach out to you because you have a 10 year warranty for issues like this that 2-10 Warranty does not do. I keep trying to reach someone regarding the Builder Warranty that Crescent Homes offers and not 2-10 Warranty, but no one is answering my calls or directing me to the right place.

      Crescent builders built our home. Failed to complete cosmetic repair work at final walkthrough before closing. Painters caused damage to interior of home. Closing was delayed past contract and crescent took no responsibility. Now we are at our one year warranty mark with multiple issues. Several contractors were scheduled to be here for repair work and 4/6 no showed. The response of the builder is that they will reschedule. They are still using the same painting company that left work unfinished and caused damage. This company is known to them to no show but they have told me they will not get a new vendor because they have back charge credit with this painter. I am out a days work, child and pet care expense for this day scheduled for warranty work to be completed with no resolve. In addition the concrete curbs were left damaged throughout the neighborhood, the hoa was left under funded by the developer, and crescent takes no responsibility to repair the streets and curbs they damaged.

      Having spoken with Ms. **** this morning she has been made aware that we cannot reimburse her should she use an alternate contractor. She was fine with the schedule that was previously made with her and has added another 6 items to be addressed.

      Tovar concrete. Rip up and replace curbing at the end of driveway. 2/24. In progress as I am typing this response. COMPLETE

      Piedmont Plumbers.  Addressing the lack of hot water in the Owners Suite tub.  3/6

      I am rejecting this response because:

      I am awaiting actual completion of the work. Due to the history of not completing work as scheduled or in a quality manner. For example, I am told the LVP work is awaiting material and is not scheduled now despite being told previously it was scheduled without mention of that being dependent on materials. The roof water test identified the problem, but now there is a hole in my soffit and I am awaiting the actual repair work to be scheduled. A neighbors house of the same model had this same problem and repairs were made before my house was even built…. Yet crescent still proceeded to build my house in the same design that had known issues. I still would warn future  buyers against purchasing a Crescent home, and would never purchase another crescent home myself. For now, I look forward to the repairs being completed and hope that further issues do not arise due to the poor workmanship.
