      I am submitting this formal complaint against Palmera Vacation Club due to their lack of response to my repeated requests for the cancellation of my timeshare contract. Despite multiple attempts to communicate with them, I have not received any acknowledgment or guidance regarding my request.When I originally purchased this timeshare, I was led to believe that it would provide financial stability and even generate income for my family. However, this has not been the case. Instead, the timeshare has become a severe financial burden, costing my family thousands of dollars over the years. At this point, I can no longer afford the ongoing expenses, and the financial strain is negatively affecting my ability to meet essential obligations.Given these circumstances, I have no choice but to formally request the immediate cancellation of my timeshare contract. I am prepared to comply with any required procedures to facilitate this process, and I respectfully ask that Palmera Vacation Club provide clear steps on how to proceed.I am seeking the BBBs assistance in ensuring that Palmera Vacation Club addresses my concerns and provides a resolution without further delays. I appreciate your attention to this matter and look forward to your support in reaching a fair outcome.

      The First initial lie was the money we put down would go directly to money owed, but it went to closing cost. The second event was we were told we could use our timeshare anytime and 1 week later or 2, I was told we had to wait ******************************************************** *********** and when I arrived to the location, hotel stated they only had a room booked for my guest, but not me the owner, after panicking and calling around for an hour I finally got in touch with the advisor *********** and he got in touch with the manger and they rebooked and paid. This is the final straw , a roomed was booked for me November *******, a special occasion, by their employee in ****** and it wasn't right. I complained immediately to hotel front desk and advisor, and nothing was done, I was told by *********** the advisor/sale *** that they would get my money back . I tried to go through *********** to get my money back, but booking .com said it was booked by a third party , so i needed to reach out to them. i haven't heard anything back until last week of March, 2025 when I contacted them asking what's the hold up. I was told by ***** (service member to send receipts, so they can refund me .A few days later I received a email stating they cant refund me but will give me some coins/rewards for $600 that I original was told would be giving back. After letting them know I would be contacting bbb, i received an email stating ,Director of sales said since I'm ***orting them, he is withdrawing the island dinner certificates, which that wasn't even what i was promised. I want my money back for that room or out of this contract, simple. I refuse to pay on a timeshare every month and they don't care to handle things and make them correct. I have the email and receipts I have six different number for this company, and when you call you stay on line for 20 minutes or more, finally after calling around, looking through paperwork calling to Hilton head I got in touch with them.

      Palmera Vacation Club is in receipt of the recent complaint filed by ****** ****** File No. ********* While we have made our response and resolution options to Ms. ****** we respond as follows:  Ms. ***** attended a Sales Presentation with Palmera Vacation Club on June 21st, 2024, in which she signed a Purchase Contract and became a Palmera Vacation Club Member. As standard protocol, with a full down payment, new Members will have an enrollment period prior to gaining access to all full benefits, as was the case with Ms. ****** Being that her Membership was not active on that day, the Agent she was working with assisted her in making a reservation on ************ as she shared in her complaint, for a stay in Puerto for November. Again, this was not a reservation made through her new Palmera Membership, that was not yet active, not a Palmera Resort, and Palmera Vacation Club is not affiliated with ************ This assistance was offered as a courtesy as Ms. ***** was there choosing the location and the hotel, herself. Any complaint, or issues she had with that reservation should be handled with the hotel she stayed in, or even ************ but not Palmera Vacation Club. This was shared with the Member. However, despite the fact this was all respectfully explained to her, and we had no responsibility with that November stay, we still offered Ms. ***** a resolution, via email, on March 5th which read as follows:  

      "Good Afternoon Ms. ****** 

      I hope this email finds you well. 
       
      After speaking with my Director of Sales, regarding the room that was booked at ************ Palmera will not give you a refund. That should be taken up with ************ 
      If we had booked you in one of our properties, we definitely would have taken care of you. That day, our Sales *** was just helping you out, because your club was not yet activated. We will however, give you some Island 
      Certs (dollars) when youre back on the Island to go have a really nice dinner somewhere or take a nice excursion. I will be glad to assist you in any way I can. Please dont hesitate to reach out to 
      me when needed."

      The *************** ***resentative sent that email to Ms. ***** on March 5th.

      My fianc and I purchased a membership with Palmera or at least that is what we were told it was. We specifically asked if this was a timeshare and they told us absolutely not! That was the first lie. We then asked if there were to be a financial crisis/health issues with one of us and this became a financial burden would we be able to cancel our contract. They told us not to even worry about it that if we ever decided we didnt want it anymore they would just buy it back from us no problem. We found out about 45days later that was a lie and we only have 5 days to cancel our contract, but you do not get full access to their portal to explore vacation availability/options until weeks later which is what happened with us and by then it was too late to cancel. Once we gained full access to explore the website portal (past the 5 day cancellation), we found that there were some extremely important information omitted from their representative and/or on the contract. We have been stuck in this contract since 2022 and have yet to be able to book a vacation. We have tried to book online nothing is ever available, we try to call and we can never get in touch with anyone! This has become a complete nightmare and financial burden we currently only have one income. This exact situation is why I ask those questions in the beginning. This place is scamming people out of money and adding random fees all the time. All the while not providing anything close to what you paid for. So many people have had the same experiences as us and it needs to stop. I just want my money back and to cancel my membership with these scammers.

      The purpose of this complaint is to formally express our deep dissatisfaction with ****************** and their handling of our timeshare agreement. We have repeatedly requested to terminate our agreement, but we have been met with refusal and a complete lack of assistance from the company.We are appalled by the deceptive business practices we have encountered while working with ******************. Not only have we been misled and lied to, but the trust we placed in this company has been completely shattered. The offers and promises provided to us during the sales process have never materialized, leaving us feeling deceived and betrayed.Additionally, ****************** (Palmera) bamboozled us into believing they would be able to sell our other timeshare. This assurance was a significant factor in our decision-making process. However, this promise turned out to be false, and no sale or resolution occurred. Instead, we are now being asked to continue paying for a timeshare experience that has only brought us disappointment and ************** is unacceptable for a company to make false promises and leave its customers burdened with financial obligations for something that has failed to meet expectations. We request that ****************** take accountability for their actions and address this matter appropriately. We request immediate consideration for our request to terminate this agreement and a resolution that reflects fairness and integrity.We appreciate the Better Business Bureaus assistance in helping to resolve this complaint.

      I sent Palmera Vacation Club an email in December 2024 regarding my concerns regarding a membership purchase that my husband and I made in September 2024, but I have not received a response. I think we were purposely misled; therefore, I am now requesting a refund because I think that Palmera Vacation Club used deceptive practices and misrepresented their product and services. They did not disclose certain information to us on purpose. We purchased 2500 points because the representative assured us that we could vacation 3-4 weeks per year (any time of the year). Although our contract stated that we would have 5 days to cancel, Palmera does not fully activate the buyer's website portal until weeks later to see the true value of points. After getting access to their portal, we found that 2500 is definitely not enough for one week, let alone 2-4 weeks. We found that we would need anywhere from 6,000 to 10, 000 points for a one-week vacation, especially in warmer months. Palmera Vacation already knew this information before our purchase but we did not since we did not get full access to portal until weeks later (which they know is after the 5 day cancellation window.) In addition, the Palmera representative stated that the RCI exchange program membership is included in our Palmera club membership purchase (as stated in the contract) and assured us no other fees would be needed to exchange our points if we wanted to travel to other destinations. We found out later that this was also false information that Palmera gave us (after we were finally given access to the RCI website portal weeks later.) Palmera failed to disclose that there is an additional fee anywhere from $199 to $299 for each vacation booked which is in addition to points exchanged. I think that Palmera representatives purposely deceives and misleads buyers because they know buyers will not get full access to their website portal until weeks later which is longer than the 5 day cancellation period.

      We were induced to purchase this vacation package based on them buying a current time share. We were promised several times we would receive a check for the other time share. We were told not to spend that check on other things, but to be sure to apply to this purchase. I asked several times to see it in writing. A paper was waived under our noses. When we got home, however, and didnt receive any check - the fine print on that paper said no guarantee of sale. That we should not rely on this. My husband and I asked MULTIPLE times if check was guaranteed which salesman and his boss assured us it was. We stated several times we would not buy if that wasnt the deal. I feel they used fraudulent statements assuring us wed get a check and tried to pass off the paper as proof. I know we should have read closer, but high pressure sales make you forget to check things. Now we are stuck with a loan we NEVER would have agreed to sans the assurances of the forthcoming payment for the other time share. Now we are stuck with both and monthly loan ************************************ fees. They can keep the money received to date - I just want to cancel the loan and membership because of false statements and fraudulent business practices.

      Before I signed the contract I was told they would give us a family of 4 cruise to anywhere, didn't happened. The loan for the ********* was said to be paid off in 4 years also a lie, never been able to use points ever enough points. Never any openings, haven't used service even once. After the first year I became disabled they told me they didn't care they want their money, they said it wouldn't matter even if i died they want their money. I couldn't and still can't afford it. I was threaten with a foreclosure and they said they would destroy my credit. I have contacted them asking to cancel my contract. They have lied to me and my family, conned us out of our money for many years. Im a disabled vet and a single parent this has put so much unnecessary stressed on me. I need help.

They promised wed get $14k by July 22 whether they sold or not saying theyd take the loss. Ive asked over the past year and a half and they tell me its not sold and they need to decrease the price but Ill still get $14k. They also said 3k points from palmera would get a 3 bedroom unit. Come to find out thats ***** points so I cant even use the package they scammed us into AND I found out from TAN today that they dont allow for the resale of those packages.       In May 2022 palmera vacation club promised to sell my TAN timeshare in exchange for a palmera timeshare which wed actually use (in theory if they hadnt lied) as we go to HHI yearly. They promised wed get $14k by July 22 whether they sold or not saying theyd take the loss. Ive asked over the past year and a half and they tell me its not sold and they need to decrease the price but Ill still get $14k. They also said 3k points from palmera would get a 3 bedroom unit. Come to find out thats ***** points so I cant even use the package they scammed us into AND I found out from TAN today that they dont allow for the resale of those packages. This was a total mis***resentation of what they had the ability to do and an outright lie about the value of the points we purchased. I have been back annually and attempted to get status updates, being told the TAN package is still for sale. I've just found out this a lie. I filed a previous complaint and called Palmera back to discuss the BBB complaint. They told me someone would call me back but lied and had the complaint closed. I am seeking resolution on the payment I was promised for the TAN package. I have proof via text message and documents from the original purchase that we were told we would get the $14k regardless of the cost the package was sold for and that Palmera would absorb the cost if not sold by July 2022. This company continues to ***** calls and tell us in person May of each year that this package is still listed for sale when a TAN *** has confirmed this is impossible and those cannot be sold. This was a mis***resentation of what the company could do and I will be filing a lawsuit for negligent mis***resentation and deceptive sales practices.

      My wife and I have been members for quite a few years, and while we have enjoyed our vacations, we find ourselves in a position where we can no longer afford to maintain this commitment. As retirees, our financial situation has changed significantly, and we must prioritize our basic daily necessities. Over the past few years, we have seen our financial resources dwindle due to unforeseen medical expenses, inflation, and the increasing cost of living. Our fixed retirement income is barely enough to cover essential expenses such as housing, utilities, groceries, and healthcare. The monthly maintenance fees and other associated costs of the timeshare have become an unbearable burden on our limited budget. The ongoing financial strain has forced us to make difficult decisions, often sacrificing essential needs to meet our timeshare obligations. We have to be able to afford regular medical check-ups, prescribed medications, and other healthcare services. Additionally, the stress of meeting these financial commitments is taking a toll on our mental and physical health, further exacerbating our situation. We understand that our timeshare contract is a binding agreement, and we have always endeavored to meet our obligations. However, given our current circumstances, we kindly request Palmera Vacation Club's understanding and compassion. We are seeking a resolution that allows us to terminate our timeshare contract without incurring further financial penalties.
