      This is an lder property that is located within South Park. The leasing staff are courteous. Here is the issue and it pertains to renewals and the so-called market rate that lean on while increasing rent. Accordingly the market fluctuates seemingly, and does not seem to be a standard when it comes to who you are. Neighbors have had renewal increases for 1% of their total rent, while others with the same exact unit and rent pricing seem to be charged 12-15% increases. These base rents referred to are the same with varying percentages of increase. It is also stated to residents that the corp office dicates pricing and they have no control, but when presented with info, the office seems to be able to adjust the precentages, according to who you are, seemingly. It really doesn't add up and I would enjoy maybe an audit to determine what is really occuring with regards to rental increases. To the general person, it seems as tho something is being conducted without being equal for all residents.

      Worse freaking company ever, drug dealing in apartment complex! ******* **** leasing manager is a lieing piece of sh*t! Trash thrown All over apartment complex! Lots of people high on drugs and drunk! If you have a problem and try to go to leasing office, they don't do crap! And when you call corporate, they don't renew your lease! Nobody pick up after there dogs! People speed and have no respect, slamming doors at all hours of the night! Upstairs people walk very heavy and slam Stuff on the floor! The leasing office lies and tells you to come to them if a problem, and when you do they tell you, that you complain to much! They don't do anything at leasing office except get people to move in! They're all lazy! You Walk outside and smell of weed it's you in the face, and smell is so bad it comes through the vents! It's like living in the ghetto, but paying high prices to live! The gates are always broken! No dog park or car wash but same price as the ones with and less problems! I strongly advise not to move here or any of there properties!

      We've had an on-going issue with the MAA Ballantyne location specifically with ******* ***********, ***** *******, ***** **********, and their maintenance team and filed a complaint with the corporate headquarters to which they or corporate never responded.We were falsely accused and wrongfully charged for damaging our units carpets to which they blamed our pets.When we requested proof we were sent malformed files that were inaccessible and were ignored from that point forward. Just billing ************ photo evidence or even a contractor invoice was ever provided. Meanwhile we have plenty of guests who can confirm and various photo evidence taken around the unit that would show the carpets in perfectly fine ************ was already bad enough that for living in such a nice area and paying a premium the property was plagued by car break-ins, package thefts, and we would hear what we felt were some nasty things being said about other tenants from the maintenance staff.Both the corporate office and MAA Ballantyne have left the impression that they operate without integrity.We relocated to another property due to the ease of transferring out of state with MAA but definitely won't be resigning.

      I currently live in the MAA ****************** complex and have serious concerns about mold in my apartment. After noticing health issues, I reached out to the office for mold testing, but they refused, despite previous repairs for water damage and mold. We found a company to conduct the testing and paid for it ourselves, but when I emailed the results to corporate, they took no action, saying its not a serious enough issueeven though the testing showed higher-than-normal levels. Unfortunately, neither the office nor corporate has provided a solution, and the mold is impacting our health, leading to urgent care visits. I do not feel safe living here.

      Back in March of this year 2024, I applied for an apartment at MAA Huntersville. Their application fee was $75 dollars and the admin fee was $200. I wasn't approved for the apartment so there was no admin fee charged to my account. I was only charged $75 dollars for the application fee. Sometime around May/June I receive a call from a Hunters ******** stating I owe $200. I thought it was a joke, so I hung up and called MAA Huntersville and spoke with someone in the management office and they stated from their records it shows I don't owe them anything and how I should be careful for scammers. Sometime in August I checked my credit report and noticed Hunters ******** was reporting I owe money to MAA Huntersville $200. I immediately reached out to MAA Huntersville to inform them of this matter and no one returned my phone call, so I went into their office and that's when they gave me a print out stating I don't owe them and how Hunters ******** is their collection agency. The agent in the management office stated they were going to reach out and take care of this matter, that never happened. Hunters ******** currently today September 26, 2024 is falsely reporting on my credit report which is defamation to my character. They are violating my consumer rights by falsely reporting inaccurate information. I don't owe any money to these people. I never resided at this property. I wish I never applied to reside at this property. I applied for an apartment and got denied and now a collection company is reporting I owe the apartment complex money. This makes absolutely no sense to me. I need them to reach out and resolve this matter ASAP. I shouldn't have to go back and forth with that company. I need them to take care of it or pay for their collection company violations.

      To say I’m disappointed would be a huge understatement, I have lived at this property for a little over a year now and the beginning was great, great community, friendly staff, awesome amenities. Over time that drastically declined but the rent definitely increased to almost $1300 a month for a one bedroom even though new residents can move in cheaper. To start with I’d like to say the maintenance team is absolutely amazing here, the property does not deserve what those men do for them every day ( if you go through review's, maintenance is really the only reason they have such a high rating- so kudos to you guys.) Yesterday I lost all faith in this complex when my bf was arrested while driving to the store on a criminal littering charge after the helping me put my mattress topper probably less than 5 pounds - not a mattress, next to the PACKED FULL dumpster where a whole lot of other heavy and bulky items sit and aren’t looked twice at. The power tripping curtesy officer that the apartments hired seen it and was given full access to the cameras and and put a warnt out for him. Firstly, they did not even bother to call him or I, this should have just been an apartment violation and taken up with me, and if the officer has full access to the camera like the office said he was given he would have seen with their hidden cameras around the complex that we carried it straight from my apartment to the again PACKED dumpster. Instead they took it to a whole nother level and had him taken to jail over a mattress topper. Mind you when he was arrested we were stopped in his truck ( that I could not drive) and I was left on the side of the road waiting to be picked up after they took him. So to say the least I would not recommend these apartments to even a roach if they were thinking of moving here… which trust me there are plenty of those walking around the complex too. Also I have counted numerous cameras in bushes and trees around the apartments pointing towards apartment

      Unfortunate mis use of company equity. Inaction to address severe *****, raccoons and multiple ferral cats. Office staff; the manager and assistant manager are rude and dont want to be bothered. Instead of renovating theyd rather pay their VPs ridiculous wages. Make sure you ask to see your apartment before accepting keys, what youve been shown is far from what youre getting.

      I relocated from ******* to the DFW Metroplex and signed a lease with MAA, relying on a recorded video tour and assurances that the unit would be ready. I ended my lease early in ******* to avoid multiple moves and storage fees.Key Issues Encountered:1.Misrepresentation of Unit Condition: The video and promises suggested the apartment was in good condition. Upon arrival, the unit was unclean and in disrepair.2.Failure to Provide Move-In Ready Unit: The apartment was not ready on the agreed-upon date, violating the implied warranty of habitability.3.Inadequate Maintenance and Cleaning: Ongoing issues persist despite maintenance requests. Mold testing confirms mold presence, showing inadequate management efforts.4.Health and Safety Concerns: The apartment has visible mold, unpleasant odors, and dirt, making it unsafe.5.Square Footage Discrepancy: Discrepancies between reported and actual square footage raise transparency concerns.6.Failure to Address Requests: Maintenance requests are not handled effectively. Mold and odor issues continue despite multiple requests.7.Refusal to Accommodate: MAA does not accommodate reasonable requests, such as temporary storage during repairs, and does not address my concerns satisfactorily.Financial and Emotional Impact:These issues are causing ongoing significant inconvenience, discomfort, and financial loss. Despite not living in the unit, I continue to pay rent and utilities. I have documentation including photos, videos, and mold reports. A demand letter seeking reimbursement has received an unsatisfactory response, with MAA advising me to submit maintenance tickets or contact the office directly.Conclusion:I advise caution when considering leasing with Mid-America Apartments. My experience has been marked by unmet promises and inadequate management response. I hope this review helps others avoid similar issues and encourages MAA to improve their practices.

      I am writing to bring to your attention the unacceptable treatment and unsafe living conditions I experienced at your property April 10th, I was verbally assaulted by my cousin, who resides in the same complex, & physically assaulted by his mother. These incidents were witnessed by multiple individuals I took the appropriate steps by involving the authorities. My cousin called ********* where I was threatened with eviction by the assistant manager, simply for seeking assistance after being physically attacked. This is due to him and ********* close relationship. When I expressed my genuine concerns for my safety and requested a transfer to a different unit within the property or a different property altogether, my request was denied without proper consideration. Despite being the victim in this situation, I was made to feel unwelcome and unsafe in my own home. What further adds to the distressing experience is the preferential treatment given to my cousin, who was the aggressor in this situation. Not only was he granted a transfer to another MAA property, but I was left to deal with unwarranted financial consequences. I was told that my situation would not result in a broken lease or eviction, yet I have since received a notice claiming I owe over $6,600 due to a broken lease, with a significant portion attributed to a lack of 60 days' notice, which I was never informed of and was given a 16 day notice. In my attempts to seek clarification resolution, I have been met with rude and unprofessional behavior from *********, who disregarded my concerns and refused to engage in further communication.I am deeply disappointed by the mishandling of this situation and the lack of support provided to me as a resident dealing with safety concerns and mistreatment. I urge you to investigate the events that transpired at MAA Greenwood Forest and take appropriate action to address the issues raised in this complaint.

      We disagree with the characterization of events, and it is our position that this matter was handled consistent with the lease agreement and applicable law. An altercation occurred on the premises that involved local police and caused a disturbance to other residents and management of the premises. As a result, the lease agreements for the involved parties were terminated for cause and the appropriate lease termination fees were charged. Nobody was given preferential treatment - all involved in the incident were asked to vacate, not permitted to transfer, and had their accounts charged accordingly. We maintain that the charges are properly due and owing and consider this matter resolved.
