    In August 2023, BBB began investigating Main Street Renewals’ business practices. This investigation was prompted by a large volume of complaints and customer reviews received by BBB. Based on an evaluation of the consumer complaints and customer review data, BBB’s file conditions indicate that this business has a pattern of complaints and customer reviews concerning customer service issues and unreasonable delays in response to reported maintenance issues. 
    •Consumers allege making numerous attempts to contact management for issues, particularly to submit repair tickets. Unreasonable delays in response to reported maintenance issues (sometimes spanning months) including water leaks, mold, plumbing or sewage leaks, heating/cooling, etc.   
    •They report no response to multiple emails or phone calls and experience difficulty when contacting the business to follow up on issues.
    •Customers alleged the portal they are expected to use was often not working.


    Below is a detailed overview of recent changes implemented in the last 90 days and planned, addressing identified complaint patterns, and the processes and procedures to improve the resident experience and responses to the issues identified in BBB’s pattern letter.  
     
    MSR’s Proprietary Home Repair Dispatching Service:
    Dispatch Improvements: As of March 1st, 2023, MSR has fully deployed technology to 
    optimize Field Technician Work Order dispatching to increase the number of work orders completed within a shorter timeframe.
    Resulting Improvements: MSR has already realized positive results from the technology enhancements and implementation including:
    Percentage of work orders resolved in 5 days or less improved by 25% in 2023.
    Increased MSR’s Google Rating from 3.3 to 4.4 in 2023.

    “En Route” Function: MSR also recently enabled the “En Route” function so that our residents receive text messages notifying them that a technician is en route to the property. 
    Increased Optimization: The technology upgrades tailored to the effective 
    management of a high volume of repair work orders. MSR continues to build technology enhancements in vendor work order optimization.
    MSR Technicians: MSR completes about 60% of all repairs with in-house technicians. Approximately 40% of work orders do require external vendors and may also require multiple bids to commence work. External vendors are required for structural repairs, roof matters, and some plumbing work and undergo a due diligence process prior to onboarding.  
    Further Procedural Changes: The addition of a Customer Success team has also enabled the following procedural changes:    
    •MSR has migrated all residents onto MSR’s new and improved Resident Portal from Yardi in early June 2023.
    •MSR contact center answers 80% of all calls within one minute. The business reports a decrease in incoming customer service calls by 50% from 2022 to 2023.

Consumers should be aware that official applications, lease agreements, and/or payments for properties managed by Main Street Renewal will be conducted only by authorized Main Street Renewal employees with appropriate business domain emails (@mainstreetrenewal.com) and they will not communicate with private email providers such as a Gmail account.       I applied for a home 9 days ago and paid my application fee for a home they listed available. The co-applicant on my application has not been able to create an account due to their faulty software system. I have called to complain over 5 times regarding the issue and how it's unfair to take my money but not resolve the issue for my daughter to complete her portion so we don't lose the home. I was told by a representative named ********* that my application fee will be refunded because it's a system problem not a fault of ours. Upon speaking with another representative this morning 6/11/24 I was told the funds will not be refunded and she suggest I speak with a leasing agent. I told her to transfer me but she refused and said she'll leave a message. I told her I'll go to the local office, she then said there is no office! These people are taking peoples money and not giving the services we are paying for, I want my application fee of $50 dollars refunded.

      Hi,My wife and I have been tenants with MS ********************** since summer of 2022. The original house we rented with them had its fair share of problems/issues, however, we were able to have most of those resolved albeit not without there own issues that accompanied the original issues.Fast forward to now our second rented home with MS ********************** and it has been nothing but a nightmare. We notified MS ********************** of multiple issues pertaining to filth, mold, and a slew other other issues when we toured and applied for the home. Due to being a previous tenant we were forced to terminate our other expiring lease agreement a month before it was to expire and could only get **1** week of overlap. That gave us exactly one week to get moved and perform maintenance, repairs, and clean up at our other home we were leaving.Again, I'd like to remind that we had given the **************** and leasing team prior notice to a multitude of issues before we moved in. If need be we have names and receipts to provide if needed or asked of. Que the day of our move in, the codes we were given to get the keys and access there keypad were wrong taking additional time that we could not waste to just access the home. Upon accessing the home we found it filthy, damaged, and in desperate need of maintenance and cleaning. There was filth/substances all over the home and visible leak/water damage and MOLD in the laundry and BUILD UP on the vents which majority of the vents are broken.The laundry room has been addressed, however, a number of other maintenance issues have been neglected since we have notified them. The vents are as they were described, a broken window pane, and faulty electrical outlets in the bathrooms and exterior of the home.We've accommodated this atrocious vendors and MS ********************** to be available for these repairs/vendors with most failing to make appointments or showing up for something entirely unrelated. We were told we are to be prorated rent until issues are fixed. Its day 23
