    Leap cater to all of my needs. they were responsive, we're all ears and I am so relieved that we chose to go with this company. the application class is displeased and they help to suspect everything that we're working hard in our home.

    This Company doesn't care about its tenants, they took 6 months to fix an AC issue over the summer, and took 8 months to fix a water leak... this Company is very greedy.

    We have been in our place since September 1st of 2022 and when we checked out the place we noticed a smell and the ac wasnt working properly i would call everyone on earth after we moved in to complain and tell them im not paying for a place that smells like c*** every time we use the water but they kept informing me that i signed a lease and i had to serve my year here but me and my kids have been staying at friends houses and family becuase of the smell it makes us sick. And ***** will fix it they come out and find nothing wrong ive reached out to every land lord we have had there has been at least 4 and they all tell me the same thang and dont answer and dont fix what needs to be fixed i do not recommend anyone trust this company they are just out for your money for a place thats not worth it.

    LEAP Property Management is inexcusable in its handling of business with tenants. They dodge phone calls and emails and have a poor attitude when it comes to customer service. I was told, after being threatened with eviction, that I had to pay my rent using cashier's checks. I was told that my autopayment would not work because I would be locked out of the portal. After dropping the check off at their offices n the first of the month, they took an additional payment out of my bank account. Turns out, my autopayment still worked! I contacted my bank and they reversed the check and funded the money back to me. Then LEAP had the gull to say that we did not pay our rent, and failure to do so would force us to pay additional fees...even though they are the ones who started the issue. Save yourself the headache and have nothing to do with this company! I haven't even begun to mention the bug issues in the house.

    Leap Property Management took a $150+ application fee from my client upfront while applying for a home rental. When she came to town a day later to try to see the home they refused several attempts to schedule the home for viewing. We reached out to them via various means and they were unresponsive. 5 days later they get back to us saying sorry your client didn't qualify. So the money is gone, and my client didn't even get to see the place she applied for. This is a company that makes its living unethically from application fees even if the applicants don't qualify. Stay away from them and never apply upfront.

    Leap Underwriters is not what they claimed to be. They're supposedly an underwriting company acting as a guarantor for tenants who need one to secure housing. Leap required a person to make 27x the rent for the guarantor service. I make roughly six times the rent (I just started in my new position a few months ago, so I haven't got an extravagant amount saved but I definitely make enough to move my family into a better, safer situation so I did!) I can afford six times the rent upfront, but my credit isn't all that pretty. (Only 640s, but that's after intensive, extensive work repairing it following a big score drop after my husbands massive stroke) Leap Underwriting was very condescending and their advertising wasn't clear. There's no way I'd try to buck the rules if they were spelled out. If I made 27x the monthly rent, there's no way I'd be renting someone else's home--I'd be buying. I could have taken a loan but the premise of paying a fee and having it all taken care of was a very attractive option. Plus a loan would hit my score, almost certainly damaging it more and it's only just emerging as a decent, nearly formidable factor again. Anyway, the company is using illusory promises to lure in the very tenants who probably need them most, then rejecting them by way of a paywall the employees themselves couldn't afford. I understand economics and marketing, but what I don't understand is deliberately marketing a potentially life-altering service but making it unobtainable to the very population who would benefit most! I negotiated a deal with our new landlord. I paid them six months upfront--2300 x 6. The money will be held in escrow, with one month credited for each twelve months on-time rent payments. I'll be purchase ready in a year--if my landlord is prepared to sell at that point, the advance rents will be applied to a down payment. If not, and the rental is in good shape, the advance rents are mine within 72 hours of returning the keys.
