I purchased this home protection policy for a 3 year term. I've paid for over a year and called over a week ago to file a claim regarding my aircondition unit. I provided all the necessary information and have been advised the company is unable to locate someone who can service in my area. This is absolutely ridiculous Then they told me they found a company that wasn't in their network. They were waiting to hear from ,them for confirmation. I demanded they give me the company's information and I called them myself. I was told that they do not do business with any company that is that type of business. I also found that the company, with out my permission, took two month of payment from my checking account . American Home Protect is very good at commiting fraud. This company is a scam. I want a full refund and no longer want to be their customer. I also want to be reimbursed for the cost to repair my AC.American Home Protect, LLC

Hi *****,
We are sorry that your claim is not functioning in the way that you had hoped. The way in which the claims process works is that our agents call all of the possible in-network providers in your area first. The notes in the records state that currently everyone in our network that works on A/C units was unable to add any more service calls without a long wait, due to their overloaded schedules. There are heat records being broken across the country and A/C technicians across the country have been impacted. For that reason, our agents had been working for you to find other technicians that are not in our network. As you know from calling, there are companies that will not take payment after the work has been completed. This generally happens with smaller companies that are not as established. This is also the reason that we generally only have larger and more well-established companies in our network. But to help you, we were attempting to use an out of network technician to expedite your repair process, but they were not established enough to accept payment after the work was done. We also see from the records that you are in contact with the claims department as of 8/1/22 and that your claim has been approved for service. We know that our claims agents will solve your issues and we will wait for that to be resolved for you, but we wanted to explain the process for you so that you understand why it is taking so long and how our agents are working for you. We hope that our agents can find a technician soon and that your issues will be resolved, and you will be able to change your opinion of the company.Review fromJason S

This company sends letters about one year after your home purchase using deceptively subtle language to imply that you have had a home warranty with them for the last year. It's a pink letter with strong language like "Failure to call and prevent a potential lapse of coverage could result in you being liable for all costs associated with home repairs" and "contact within 10 days of receiving this letter to avoid any unnecessary delays in your coverage." Deceptive language like "could expire," "may expire" and a footnote "Not all consumers have previous coverage" at the bottom of the letter are used to conflate the message.
When calling the rep (Kevin) told me he couldn't say who, either my lender or real estate agent, gave me a free year of coverage for the last year. So I pulled out all of my paperwork and overtly wanted to know if I had a warranty. He said I did. I did not realize at the time, but he was 'pretending' that he couldn't tell me who the entity was that provided it to me because he *already knew I didn't even have an active warranty.*
I asked to see policy details of what he wants to sell me in writing via email or online he said he couldn't provide that, BUT he could enroll me right away over the phone and that my declarations page would then arrive in the mail and I could cancel within 30 days.
That was when the alarm bells went off. I told him it's a deal-breaker if I can't see a contract/details before I sign up, and then he became combative. Afterwards, I called back and tried to ask about my 'free previous one year warranty' after 15+ min holds w/two reps and third rep finally told me I didn't have one to begin with! Totally deceptive marketing. I've reported them to my lender as well. STAY AWAY FROM THESE GUYS!American Home Protect, LLC

Hi *****,
We apologize if the mailer made you feel as though you had a warranty with us. We assure you that it does not say anywhere in the mailer that we are your current warranty company, and in fact mentions that we are sending the mailer due to the purchase date of your home. This fact is added to remind people that our mailer is based on their purchase date and not a previous contract with us, otherwise we would have mentioned that it was based on a previous contract with us like the renewal notices that we send to our current customers. In addition, most home purchases do come with a one-year warranty for the buyer's protection, so the mailer is sent to assist the recipient in keeping their coverage from lapsing. This lapse in coverage can be a very large financial burden for many people, and some never recover from it. The pink color is just one way in which people can have their attention drawn to the letter and take the time to check to see when their coverage will run out. Many of our customers appreciate this and have stated that they were very happy that they reacted quickly to ensure that they didn't lose coverage with their current home warranty before beginning their contract with us. We realize that you did not appreciate this, and we are sorry for that. As far as the interaction with our agent in concerned, we wanted to take this moment to thank you for bringing this to our attention. Although the agent did not and could not have known your current warranty status with another company, because the majority of home purchases do include a home warranty, he should have absolutely provided you with the details of the contract. And the reaction that you mentioned from the agent will lead to us pulling the recording of this call to determine what the appropriate action will be for this particular agent. We take great efforts to ensure that our agents are providing great service for everyone, including those that are not our customers, and we thank you for notifying us of the service you received so that we can make it better.Review fromJames S

Constant spam mail masquerading as important insurance information! Terrible business practice, called to try and stop mailing and got the run around for 5 minutes and hung up on them. Clear spam 0/10American Home Protect, LLC

Hi *****,
It is unfortunate that the mailer did not help you in the way that it helps many of our other customers. We receive feedback often that our mailer helped customers to notice that their current warranties were expiring when they had forgotten about them and helped to keep them covered and protected. Our goal is to inform our customers about a lapse in coverage and offer our services to keep them protected. We realize that for you, this is not the case and there are a couple of options that you can take to be removed from the mailing list. The first option is what you already attempted. We apologize that the process takes a while, but our agents need to fill out a do not send order for the marketing department. So, if you want to call back and wait for a bit more than the 5 minutes, you can create that order and be taken off the list. The second option is to send your information to ***@stophomerepairs.com and they will take the email with your information and create a do not send order to take you off the mailing list. Again, we are sorry that the mailer did not help you, but we are certain that a home warranty service can. A home warranty is not the same as homeowners insurance. In fact, it is a contract that is complementary to insurance. A home warranty will cover the repair or replacement of an appliance that breaks due to normal wear and tear. But homeowners insurance will cover and appliance what is broken due to a disaster, like a house fire. As you can imagine, there are lots of benefits from having this type of added protection, and our service contract also comes with an added handyman service for no extra cost. The handyman service can be used to keep your home maintained and help with any jobs that are too big or advanced for a homeowner to do on their own. We welcome you to visit www.stophomerepairs.com and learn more about a home warranty and all the way that it can benefit you and save you money!Review fromScott K

I haven't used them, but I have a problem with any company that sends an official looking letter that sounds "extremely important" and makes it seem like they are associated with your current mortgage. If there was a way to "unsubscribe" or be removed, I wouldn't even be leaving this review. I already know these companies are a rip off, and do whatever they can to get out of paying. They'll cover "parts", but not labor - which is where they get you! REMOVE MY NAME AND ADDRESS!American Home Protect, LLC

Hi *****,
The truth is that for many of our customers, knowing that they are protected without any lapses, really is a very important fact to know. The financial burden associated with being forced to pay out-of-pocket for the repair or replacement of home appliances or systems can be so great that some people never financially recover. It sounds as if you're fortunate enough to not worry about staying protected financially, but many of our customers are not, and we constantly get positive responses that our mailer helped people to notice that they were about to lose coverage had they not been informed about renewing their contracts. Also, to clarify some of the issues that you mentioned we will explain them for you. When you read the mailer, nowhere does it say that we are associated with your current mortgage company. In addition, there absolutely is a way to unsubscribe and have your name taken off the mailing list. Simply call the number on the mailer and ask them to take your name off the mailing list. It is as simple as that, and available to anyone. Finally, we feel the need to explain about how our warranty service works as well. We absolutely do pay for parts and labor. In fact, the labor is the most important cost that we pay for because in some cases there are no parts needed to repair appliances and just the labor of the technician to fix the problem. All of which we pay for! On top of that, if the technician deems the appliance irreparable, we pay for an entirely new appliance, AND the labor of installing it for our customers. To add even more value, we also include handyman services in your contract for no extra charge, which covers the cost of their labor to come and do whatever maintenance or household job that needs to be done. All of these services take a $65 dollar deductible, and the rest of the charges are paid for entirely by our company as a way to protect you financially. It sounds from your review that you may have been burned in the past by a different company, but we can assure you that at our company, we pay for everything included to repair or replace your appliances. We invite you to visit www.stophomerepairs.com to learn more about how valuable our home service contract can be and how many ways it can protect you. A little bit of research now, can save you thousands of dollars in the future. In addition, the handyman service is valuable for anyone, even if they don't have any issues with their home appliances or systems. Perhaps, with a little more knowledge about the service that we provide, you will be able to see the value and have a different opinion about how we help our customers and how we differ from any company you may have had problems with in the past.Review fromWayne N

Scammers trying every dirty trick in the book to get people to check them out, pink SECOND NOTICE Letters sent in the mail to Senior Citizens. Hi ******,
We apologize if the mailer was not helpful for you. Oftentimes our customers appreciate that they were reminded about their current warranty coming to an end so that they can make sure they are not left uncovered. We send notices that are used to help homeowners take notice of the expiration dates of their warranties, a practice which is created to save them from unforeseen financial burdens. We understand that you do not feel that way and we are happy to honor your request to be taken off the mailing list. As we see in your records, you called in on 7/20/2022 and were taken off the mailing list that day. The reason that our agent advised you that there is a possibility to receive up to 2 more notices is because of the way in which the mailing company operates. The third-party company that we use creates and sends the mailers nearly a month in advance. They are then processed at the post office and sent out on the timetable of the post office, which is why we are unable to stop them once they are in process. Because of the date that you called, there is a chance that the mailer company has already created and sent your mailers to the post office. So, you can rest assured that you have been taken off the mailing list, but because of the way in which the post office functions, the final two may be unable to be stopped. That being said, we would like to remind you of how beneficial our home warranty could be for you. In addition to covering your home appliances and systems, our contracts include a handyman service as well. Any maintenance that might be difficult for you, or jobs around that house that are physically taxing, can be taken care of by our handyman services. These services save many of our customers thousands of dollars every year and are a huge benefit to any homeowner. You can visit *********************** to learn more about home warranties, or you can call the number on the mailers to speak with an agent and learn more about what our company provides for our customers.Review fromWinter D

They harass you and contact you with you prompting. I have been trying to get them to stop sending me mail, to stop calling me, etc. and wash time I ask I'm told they'll leave me alone. Then it starts all over again. They are horrible. I am at my wits end. I just want them to leave me alone. I will never use them nor would I ever recommend them to my worst enemy. Hi *******
We wanted to take a moment to address your concerns here. We are sorry that you did not appreciate the mailer, we have many customers that tell us how well it has helped them, but we understand if you don't feel the same. We have records that prove that we have only sent you two mailers in 2022, so for your own peace of mind, we think that you should check the other mailers you have received, and you will notice that they are not from us. Also, you have never called our company to tell us to stop the mailers, but you did send back one of the mailers with a request to be taken off the mailing list. We immediately honored that request, and your name is no longer on the mailing list. So, if you did actually call someone and were told you would not be contacted again, you did not call us. In addition, we never call any customer that has not requested a quote from us through our online form. There is absolutely no outbound calling campaign, nor could there be, due to the fact that we don't have anyone's phone number unless they call us and give us their number. So again, if you really are receiving calls, they are not from our company and you can check this fact by comparing the number on the mailer or on our website, to the numbers that are allegedly calling you. So, to reiterate, you have never contacted our company and you have only received two mailers from us in 2022, one of which you sent back with a request to be taken off the mailing list and that request was honored. We do apologize that the two mailers you received did not help you in the way that they help many of our other customers. In addition, you have never received a call from us because we simply do not have an outbound calling campaign, nor do we have your phone number. So, for your own peace of mind, we would recommend that you look at the contact information again from the people that have contacted you so that you can better understand which company is contacting you. Finally, our goal is to protect people and provide them with a useful service with which they can protect their homes and their budgets. Even if you are not interested in our services, a home warranty in general can be something that helps you to save thousands of dollars in the future. So, we invite you to visit www.stophomerepairs.com to learn more about how beneficial a home warranty can be, and how helpful it is to have handyman services included in our contracts to keep our customer's homes maintained. The benefits that our customers receive are truly influential in protecting them from the financial burdens that can come from homeownership.Winter D

This is a blatant lie by the company. I have never returned a mailer. I have called them several times, four times to be specific, asking for them to stop calling me. I have left four messages, asking to be placed on their do not call list - mind you I am already on the National Do Not Call List but that does not stop these liars. Do not under any circumstances believe a word of what they wrote here because none of it happened. All they have done is ignored my pleas to not be contacted and then write this drivel. It's insulting.American Home Protect, LLC

Hi ******,
We realize from your response that you truly believe that you were contacted by us, and that is your right to believe whatever you choose, and we respect that right. But the facts and your beliefs are sadly very different. We're not sure how we can explain this to you better, but we quite simply do not call as any form of marketing. There is no, we repeat, no outbound telephone marketing campaign. Luckily, we have actual records proving this, and proving everything that was stated before. We understand you are allowed to suggest whatever you please, and we respect that as well, despite the lack of records. But like we mentioned, we have actual records of every interaction. You have never contacted the company by phone and the record also shows exactly how many mailers have been sent. Never has there been an agent from our company that has called you, it would be impossible for that to occur because your phone number also is not in the records. Again, we recommend that you compare the numbers that you have received calls from to those on the mailers that you received, and you will certainly be able to see that they are quite simply not from us. We wish you all the best and hope that if you truly are receiving calls, you will be able to determine who is calling.Winter D

If you'd like to leave me contact information I can provide you with screenshots showing that your company CALLED me and the voicemails I have identifying your company. I can also show the couple
of times I CALLED your company asking not to be contacted as I have never expressed interest in your services and am on the do not call list. You can call me a liar as much as you'd like but I have proof. I've never received mail from you but phone calls aplenty and would love to show you considering you keep saying I'm lying.American Home Protect, LLC
Date: 08/31/2022
Hi *******
If you reread through the responses, you will see that we never used that word, you are the only one that has used that word in reference to yourself. We are sorry that you are so distraught over these alleged calls, and we are happy to help you get to the bottom of who may actually be calling. As we mentioned, we don't have your phone number in our system, so please go ahead and forward us all the information that you have while excluding your own phone number so that you can be sure that we still won't have it! We will do you the courtesy of looking for where these phone numbers came from and see if we can help you. If you can send the recordings of the messages, that would be great as well. But at the very least, send the screenshots of the phone numbers that were calling you and we will absolutely investigate this for you. You can send any information to *******@stophomerepairs.com and our team will begin investigating for you.Review fromJessica A

Horrible service! I filed an after hours claim when my ac gave out. Called the next day to make sure my claim went through, they told me that they didn't find anything! I'm in Vegas, it's July, it's 105 degrees! They told me I would get a call back in 2 business days to get an appt! I told them if she can put in for emergency since I have small babies she seemed unbothered and said there's no such thing. It's Friday and I have to wait TWO business days just to get an appt! The weekend will be 110 degrees.American Home Protect, LLC

Hi *******,
We tried to search for you in our database and we could not find you in our records. We realize it is possible that you may have the contract under someone else's name, but we could not find it using your name or email address that is registered in the BBB message. But we really want to help you get this taken care of and we absolutely do take into consideration that there are young children and want this processed as fast as possible. The first step is to make sure you have a contract with us, there are other companies with similar names, and we often have people calling us that are confused about the company they have a contract with. We are American Home Protect, so please make sure that your service is with us. If you can confirm that, then call our claims department directly at (XXX) XXX-XXXX. They will be there to assist you. There is no 2-business day wait for an appointment to talk with claims, the agent may have been explaining the current wait time for a service provider in your area, and that is because service providers across the country are busier than ever before during this summer and have other customers waiting for service as well. And the agent should have mentioned that we allow our customers to use their own service providers in instances like this so that they can make sure the process is expedited. So, when you call, they will process and approve your claim and you can tell them that you want to find your own provider. At that point you can get the service done and the A/C fixed by someone that you find to come out sooner, and then send the invoice to us so that we can pay for the repairs. This is by far the fastest way to avoid waiting for all the other customers that need service and are not willing to find their own service technicians. Again, we are sorry that it took longer than you had hoped. But these are the steps that we can suggest to have it taken care of as fast as possible. First, be sure that your service is with us, and then call and explain that you want to use your own technician and that you need your claim to be processed and approved so that you can get you're A/C fixed and then send us the invoice! We hope that you can get it resolved immediately and if there are any other issues, you can use the direct email at *******@stophomerepairs.com to give any further updates and send us any pertinent information about the agents that helped you.Review fromTerri L

If you notice each reply starts out with, "we are sorry." My analogy is yes, you are sorry and I couldn't agree more! This is a horrible way of phishing for for new business. You are wasting your energy & postage and the consumer's time, as well. I've never had a policy with American Home Product LLC and I never will, so why you are sending me this false document regarding ( 2nd notice, lol) my lapse in policy?American Home Protect, LLC

Hi *****,
If you take a look at the reviews, you will certainly notice that not all the reviews begin in the fashion that you suggest. But we are not afraid to apologize when an apology is warranted. That is just a part of making sure that we listen to every person and take their concerns to heart. Because of this, apologies are often warranted. You can rest assured that we are not wasting our time, and for the many customers that have told us how much they appreciated this notice, we have been able to save them from a lapse in coverage and possibly even a huge financial burden. The notice is completely accurate and mentions that your home warranty may be expiring soon due to the purchase date of your home. It does not mention that you have service with us, it is a notice to help homeowners avoid a lapse in coverage with whatever company they may have coverage with. But that being said, we can see that the mailer was not helpful for you and for that we will again apologize. We will also take you off the mailing list officially. Even though the mailer was not helpful, our service absolutely is. It may be worth a bit of your time to research how beneficial a 3-year warranty from our company can be. Even if the warranty itself doesn't seem like something you are interested in, the handyman services certainly provide value to our customers and could for you as well. Our warranty has saved thousands of people, thousands of dollars and it could save you money too.
