This resident moved in April 9, 2022. She requested pest control one time when she moved in on 4/11/22. From there, no mention of bugs until October 14, 2022, when she said there was a hole in the garage wall where bugs were getting in to the garage. She the reported roaches October 30, 2022. This is several months after taking possession of this home, which has no shared walls with another home. I can not attest to the cleanliness of the home, but pest control is the residents' expense, since it most often is caused by the cleanliness of a home.

Regarding the month to month fees- We sent the attached renewal letter on 3/2/23, which states that in order to renew, we must receive proof of your insurance policy. We then sent an email on 4/26/23, reminding her that there were items needed before we can send her the lease. At that time, we were starting to apply month to month fees for 5/1/23 for anyone who had not yet renewed. See attached.

She called us 4/28/23 and we tried to explain what we need, and she had sent over something prior, but it was not her insurance- it was an unknown document that had nothing to do with her house. She then started yelling about her garage door, which is on order and has nothing to do with the documents we have waited two months to receive. She started cursing and yelling at my staff about her garage door and then hung up (Work orders and quotes attached- Inspected 4/7/23, contractor quote 4/10/23, bid approved for new door 4/12/23, door ordered 4/13/23, door arrived 5/18/23, door installed 5/23/23).

I then emailed her on 4/28/23 showing her that this information was originally requested on 3/2/23. See email attached. She finally complied with the required insurance policy and and we got the lease executed on 5/1/23.

She was NEVER charged the $2,470. On 5/1/23 she was charged her the renewal rate of $1900, which is stated in the letter.

Let me know if you have any questions!

I moved out this house on **************** ***********, TX on 7/31/16 due to harsh conditions. The house was boarded up and leaks in restroom. I put down a $1500 deposit on this house and moved out. They could have used the deposit to take care of move out fees which was $700. And they put an eviction on my credit even though I moved out early because I was only there less than 3 months. My newborn baby was getting sick due to mold in the house and they kept saying they would send someone to fix the house. No one ever came so I moved out.
