I purchased a duplex in downtown ****** being managed by Stetson and I was shocked, appalled, and disgusted by **** Stetson.The duplex was tenant occupied when I bought it and the most outrageous thing he did was once I purchased the property, he sent the tenant's security deposits back to them, in full, instead of sending them to **** could not believe the complete lack of professionalism demonstrated by **** Stetson and he later admitted he did it in retaliation for me asking him to fix a gas leak in the property that he was managing the morning of closing, before closing took place.On top of that, he personally attacked and insulted my real estate agent during the sale and the tenants hated ****. So there are no upsides here. Stay away from this guyStetson Property Management

Hi ***, I'm happy we have been discussing this transaction the last couple days. It was over a year ago and I had to remember what happened and you reminded me.
1. Yes, after you closed. I sent the deposit to the wrong party in error. I sent you an apologize email. Human errors are made sometimes. I'm not perfect.
2. The day of your closing. An urgent repair was needed however it ran into a grey area. You were about to close. Once you close my management agreement expires and funds are no more in my authority. The listing agent and buyers agent should have had your best interest in mind and should have postponed your closing. Your prestigeous and im sure a cash buyer so it should have been very easy. Instead they all called me to demand I authorize repairs on your home which I do not have an agreement for. In my point of view it got ugly because they did not move the closing and demand the past seller and property manager to make proper repairs and then have you close. Instead we had heated conversation that I am to fund and repair your home that I have no permission or agreement on later in the day. I tried explaining to your buyers agent that I could cause damage to your home or not get reimbursed from the past seller because after closing it is now your home... So in the end I am the villian because the real estate agents just wanted there commission today versus having your best interest in mind and not having you close until repairs were made. I hope you can now understand my position, the only person not receiving compensation but in trouble for not taking on all the risk...
4. Leases/Rents - These were all in place with my owner and I'm sure you reviewed them during your escrow period. Our owner approved them and set pricing based on there needs. You have expressed your dislike of them. If you were not comfortable with them at time of purchase I would think you would have purchased another home? I cannot control there approved forms or reasoning behind the current rents. Maybe they were long term tenants and my owner kept rents the same to keep good paying tenants.
5. What I have learned - If an owner of mine is ever selling another home and a last minute repair arrives I will demand to speak to the buyer to make sure they are protect and not forced to close.
I hope you do great with these units. There in a great area of town and I'm sure you gotten great appreciation since you have closed.

UNRELIABLE DISHONEST SHADY PRACTICE My experience with STETSON for 6 months has been a total nightmare. Here are the main reasons1. STETSON MANAGEMENT required that I get rid of my home warranty to manage my unit so they could use their own connections to further scam me and charge me on repairs and replacements, which ultimately cost me over $8000 which would have been paid by home warranty companies. 2. Charged me over $2000 to get ONE unit ready & FAILED to send pictures confirming the cleaning was completed (see photos from my new tenant).3. They are also NON-responsive to tenants or landlord calls and inquiries. My tenant tried calling, emailing, and Stetson people never responded to him. See attached photos 4. Took 2 months to get my unit rented, while the average in the area is less then 30 days. WHY? They have a pre-recorded ************** service to any prospective tenants who are interested. As well as listing the wrong pricing for the unit. PLUS they copied and pasted the description of the unit from when it was sold 2 years ago. AND they NEVER showed the unitmerely provided a lock box to a dirty unit.5. I went into debt because of their negligence and greediness. There were so much problems with Stetson that money was not even the worst part of it. I am so frustrated that I accepted them as a referral without performing my due diligence & want to prevent other homeowners and tenants from the same headache with an unqualified team of people at Stetson.Stetson Property Management

Hi *****, I hope you found a company that works well with you. I do not think we were a good fit. Sometimes I go to a restaurant for example and never go back. Not that they did anything wrong. Just some times it does not work out. I wish you the best with your investments!Review fromAsheley D

This company was AWFUL! I would give them 0 stars If I could!1. MULTIPLE GARAGE PROBLEMS: Electric garage door not opening, Mold in the garage ceiling, dripping faucets in the garage. I had 3 months until I was going to move out and when I contacted the service asking if they can fix this they FIRST asked me " will you be renewing your contract? "I told them I don't think so because I got a new job so they sent me a moving out file and completely ignored my maintenance request! I'm furious! After a MONTH of sending maintenance requests someone finally came and checked the garage roof. It was growing MOLD!The maintenance man told me he will send in a request for a repair. Another month goes by and I hear NOTHING! Every other week I was complaining about garage problems when I tell you this company actively started to IGNORE ME! After the final month nothing gets fixed. NOTHING. I paid $3k-$3.6k MONTHLY for 3 years for this rental and this cheap company wouldn't respond. so after I move out 2 months LATER I finally get a response asking if I need help.... They told me they were " unorganized " and had " so many requests " to manage that they just noticed. 2. TOOK SOME DEPOSIT: I paid a FULL deposit of $4,000 ( $3,00 for the house and $1,000 for my cats )They told me before I move out NOT to cover repair any of the holes in the walls. I asked if they would charge me If I did not and they IGNORED me. I did what they said and did not cover the holes they took $300 out of my deposit! 3. PAY SOMEONE ELSE BILLS: Gas bill, 3 months after I moved out I got a gas bill... I have not lived there in 3 months and found out the bill goes to their new residence. I notified them about the bill and they told me this. " This bill is not transferable, your responsible for the payment " now i'm stuck with a $124 gas bill that's not mine.Stetson Property Management

*************************** was a tenant and moved out of one of our rental homes. She forgot to shut off some of her utilities at move out. She is mad at us that she did not shut off services that were in here name. I cannot control her finances. Stetson Management has helped us numerous times in leasing out our homes and doing all of the necessary steps to make it happen. Guiding us on getting our house ready, getting tenants, checking references, deposit paid , etc they have always come through and have the expertise to get it done.
