On 09/18/2024 I made a contract with Titan Factory. They reassured me i was going to be living in my new home by end of December. At first interest rate was 8.6%. The actual deposit was $2,500.00 to began process for building and ordering my home. Well the time frame for the credit application to still work passed by and ****** called stating the bank needs permission to run it again. Before that i asked him if that will affect my payment and my interest he stated it won't specially with the downpayment we were going to be giving. Days passed by and ****** nor the supervisor would give us any updates. So i would be calling the bank to see what was going on. The bank mentioned that they were waiting on Titan Factory to upload some documents they were still needing. But i was not aware of that since Titan factory mentioned they had everything. The documents Titan factory was trying to use for income the bank was not accepting those due to the person making the payments was not on the contract so we were unable to use that. I had already told that to ******* "supervisor" and he would say he didn't know why but he was going to fix it. Days passed by again and the bank kept still requesting more proof of income and i spoke to them directly and mentioned that was the only proof i have. So the bank stated we weren't able to use that as proof and that were more than likely to get denied or maybe we could probably qualify for a smaller loan. That afternoon i received an email with the denial letter. I sent it over to ****** and ******* and they had no clue what was going on. By that time i had already signed a contract with a tenant to rent my current home because ****** told me to go ahead and rent it out so they can move in by Jan ******. So with all the chaos i just told them by this point i just want my refund back. I gave more than what was requested since the deal was supposably locked. They are ignoring my calls and still haven't received my money. i don't know who toBusiness Response

HOUSE WAS NOT READY FOR MOVE IN TIL 4 MONTHS AFTER THEY SAID WE COULD MOVE IN. THE KITCHEN PLUGS HAVE SHOCKED US MULTIPLE TIMES AND SHOCKED MY KIDS. IF U RUN A WINDOW UNIT AND TURN ANYTHIGN ELSE ON IT THE ROOM IT FLIPS BREAKER. THE SEPTICS AROBIC SYSTEM FLIPS THE OUTSIDE PLUG SO I HAVE TO HAVE A CORD RAN THRU MY DINING ROOM WINDOW. YOU CAN SEE WHERE THE 2X4S ARE IN THE **** IN MULTIPLE PLACES. THEY PATCHED SOME LINOLEUM BUT LEFT GLUE EVERYWHERE AND IT LOOKS HORRIBLE. SHOWER IS UNLEVEL SO WATER RUNS TO THE SIDES NOT THE DRAIN. MASTER BATHROOM THE BOTTOM DRAWER TRACK IS BROKEN. THEY HAVE SENT MULTPLE PEOPLE OUT TO MY HOUSE AND NONE OF THEM HAVE RESOLVED THIS ISSUE. THE DINING ROOM **** WHERE BY WINDOW IS ALL LUMPY AND DOES NOT LOOK RIGHT. we bought a 114k house from them. 3 months down the road floors started falling down door frame has a 2' gap from door and the frame. they have sent 3 people out to tell them the same thing i have been telling them. keep telling me there ordered the stuff to fix the issues. but yet we are a year in the house, and nothing has been done. washer and dryer waster lines are not installed the right way. we cannot instill our siding for the house because they have to be able to get under the house to fix the flooring and winter is coming along fast. had nothing but issues with the roof not being installed the right way and had to pay a guy to come nail all of the nails down and was charged $600 and no part refund was returned. this house has been one of the biggest mistakes of buying. we have tired to sale the home but no one is willing to come pay for a 2024 home with all the issues its already as.Initial Complaint

I had a home built from Titan Direct Manufacturing. The home is 3 years old and well within the warranty period, The roof is leaking and within 3 days, it went from 1 area in 1 room to 15 areas in 5 rooms. ********** is also forming in rooms around the fire alarms. I had a roofer come out and inspect the roof and he said the roof is failing. It has been leaking since they built it and the insulation and plywood have now been saturated and it is starting to go through my ceiling. I called and went through the process of getting preapproved for the repairs but after jacking me around for 5 days, they are denying responsibility. The roof is warranties for 10 years. My roofer said it was never built to code, it was being patched as they made it, nails are popping out of the roof, the shingles were never attached in certain areas and the wrong shingles were put on it from the get go. I keep getting the run around and no one will call me back. It is rainy season and my roof is caving in! They certified that my home was HUD compliant and it is not! I need help! If something is not done immediately, the walls and floors are going to be affected!Initial Complaint

I have been contacting this location, have left messages for operations manager and have yet to receive a call. I even called another location and he stated he would have that manager call me and nothing. My home is leaking water inside and they have not called me back. I am well within the warranty time period. I have been having problems with them not holding up their end off the contract. For instance in the first 60 days of move in, Im supposed to report everything that needed to be fixed and my floor has not been. The trimming on the inside of my house is still falling and I reported that as well. I want to resolve this in a timely manner before getting legal advice and assistance.Business Response

I bought this brand new tiny mobile home fully furnished. I'm the first owner to this home. My split ac units has not worked since day one. The unit came with the home. Both company Titan and ****** have sent several companies to try to fix it and nothing good has came out of it. They told me to buy a new unit and they would pay me back. Subject: Formal Complaint Against Titan Factory Direct Dear Better Business Bureau,I am writing to formally lodge a complaint against Titan Factory Direct due to a series of highly unprofessional and unsatisfactory experiences I have had with their company. My interactions with Titan Factory Direct have been deeply troubling and have caused me significant distress and inconvenience.To begin with, the salesperson (******! assigned to my account demonstrated a severe lack of competence and reliability. ****** and ***** made numerous errors throughout the sales process, resulting in delays and confusion. The mishandling of my account by those two has been a major source of frustration.Additionally, the repair company associated with Titan Factory Direct has proven to be completely ineffective. Despite multiple requests and assurances, they have failed to complete the necessary repairs on my property in a timely and satisfactory manner. The quality of their work has been subpar, and their repeated failures to address the issues have left my property in a state of disrepair.The most distressing aspect of this entire ordeal, however, has been my interaction with the Vice President of Titan Factory Direct, ******* "*****" ***** Upon attempting to resolve these issues, I was contacted by ***** who exhibited an alarming level of unprofessionalism. ***** was extremely rude and unprofessional, resorting to cursing at me during our conversation. This behavior is utterly unacceptable, especially from someone in a leadership position within the company.These experiences have caused me considerable stress and inconvenience, and I feel that Titan Factory Direct has failed to uphold basic standards of professionalism and customer service. I am seeking the **********************'s assistance in addressing these issues and ensuring that Titan Factory Direct is held accountable for their actions.I would appreciate it if the BBB could investigate this matter and take appropriate action to resolve these issues. I am also requesting that Titan Factory Direct be advised to improve their customer service standards and to address the deficiencies in their sales and repair processes.Thank you for your attention to this matter. On 8/3/23 i purchased a manufactured home from titan factory direct at ****************************************** from ******* ****** and his financial partner ****. They told me that they would help sale my old house and even found a buyer. On 8/10/23 ***************************** at ************** ******************** purchased the house for $27000. To this date the house is still in my name which is causing the responsibility of taxes to fall on me and the buyer cannot acquire insurance for the home. Titan instructed me to complete an application of ownership which I was required to send to the **************** of housing and community affairs manufactured housing division in ******. PO ********************* ************. On oct 31 2023 the ****** housing division sent a letter of requirements that needed to be completed in order to remove my name from the house/ put the house in ***** name .these requirements required assistance from titan. In Jan 2024 I went to titan and gave the assistant ****** the documents and she forwarded it to her corporate office. Titan is refusing to give us our deposit of $1,000 back. We decided to no longer move forward with the purchase of the home. We followed protocol and gave them a written notice asking for our deposit back. The only documents that were ever signed was regarding the initial deposit in order to start the process. That was it. According to those documents, we are within our rights to get our deposit back. However, they are saying WE owe them more than $2,000 extra because they spent money on permits. No proof of this has been given and again, nothing was ever signed to confirm we agreed to this. We want our money back.Business Response
