We lived in a unit managed by this company for five years. We were always timely with our rent payments. We followed all instructions regarding requests for repairs, freeze-proofing, etc. We paid $2500 in deposits (two months' rent plus $200/dog for two dogs). The unit came either without certain appliances, or the appliances broke down soon after move-in. We provided, and then left in the unit after move-out: Washer and Dryer; Refrigerator; Microwave; Dishwasher. We were never reimbursed or credited with these additions. We took care of the landscaping to the point of planting additional easy-care perennial flower beds all over the property, which greatly enhanced the curb value of the duplex. We cleaned out a bed next to the front walk that was full of weeds, monkey grass and dead vines and planted colorful, low-care perennial flowers. We placed an arched arbor over the sidewalk at the front porch and trained a honeysuckle vine to grow on it. We left two deluxe patio chairs on the tiny patio and hung party lights over them. We installed a pavestone walkway leading from the patio to the backyard to supplant the mud and rocks that were there at move-in.We followed all move-out instructions, including hiring a professional flea treatment ($200) (even though there were no carpets in the unit and our dogs didn't have fleas) and a thorough cleaning ($200). We were not allowed to accompany them in the final walk-through. They sent us an itemization of "costs beyond normal wear and tear in excess of deposit" listing repairs or replacement to items we never used (the doorbell, we had a Ring camera) or that were listed as needing repair on the original walk through five years ago (a broken closet door). Instead of receiving our deposit back, we were charged $330 in "excess costs." ************** is in needed of repair from the last drought, causing door problems they charged US to fix. RUN, don't walk, from this company.

Apparently they can't do their due diligence until it becomes my problem, so it's nice to know this company will pass the buck and then threaten to charge you. It's my fault they didn't submit the forms I signed in time? Avoid.
