    I've lived in a property managed by Next Brick for 4 years. Early on, I felt very lucky - they were fast and efficient with repairs, good with communication, and I felt pretty happy overall. Recently they have clearly changed some things. 1. They added a fee direct to tenants, so your rent no longer is actually what you agreed to. 2. They have become very sluggish and inefficient with repairs, and their repairs are cheap and ineffective long-term. 3. After reporting issues in need of maintenance they have incorrectly stated that the lease does not cover these things, and in one flagrant case, sent me terms of a lease that are not present in the lease agreement I signed to prove they are not liable for repairs. In both cases I have refuted, but it's unlikely the rest of their tenants have. In addition, during the winter they took more than a week to repair my water heater. I just want them to be less stingy with repairs. The lease is the floor to what you MUST do, legally, but they aren't even commiting to that.

    Thank you for your feedback and for being a long-term tenant. Id like to address your concerns directly:

    Additional Fees: The fee you mentioned was outlined in your lease renewal, which you agreed to by signing the updated document. This fee covers services such as credit reporting, ongoing rent collection etc. Adjustments like this are standard as operating costs rise. Many services that were free before COVID-19 now come with a high price tag.

    Repairs: After reviewing your work orders, we found no record of the "sluggishness" you described. While there were some complexities with the water heater, both the heater and electrical components were repaired. Our records show we responded promptly using licensed and reputable vendors. If there are unresolved issues, we are open to addressing them.

    Lease Terms: Requests such as changing smoke detector batteries or light bulbs are outside the standard lease terms and are communicated clearly, in line with the lease agreement.

    Regarding your comment about being "stingy" with repairs: We manage the property on behalf of the owner, who operates within a budget for ongoing repairs.
