1 starDO NOT EVER RENT FROM THIS COMPANY. I was in a unit that the main bedroom flooded, and was in a very unsanitary situation being that they took two and a half months to figure out where the leak was coming from. I had been telling them that the stove had a electrical problem it would literally spark, eventually it caught on fire. I requested a copy of my lease and the lease that was told to fill out was a paper lease, but the lease that I was sent a copy of was done electronically and forged by one of the staff members, not only that my daughter and I names were spelled incorrectly. I was granted earlier termination by the leasing manger, and they sent a false report to the ************* saying I owe them, and I had no balance messing up my credit leaving me to have to fix the issue myself. I was told to pay rent with money orders only thank goodness I kept the receipts because the staff was stealing money and cashing the money orders, and when I tried to reach the corporate office the only way to contact them is through messaging. There is no number to reach their corporate office at all. Then on top of that their Billing Specialist **** ****** has the most unprofessional disrespect behavior. He is loud, talks over you, do not listen at all. He was telling me I had a balance for utilities and I was trying telling him I paid my utilities, and how can I owe them utilities if I was paying the utilities directly to the company. 1 starwe gave them the benefit of the doubt despite reviews. read the reviews online theres a HUGE ***** infestation, owner and staff do nothing. In the dishwasher, oven, stove, in the walls, sinks, bathroom. We used our oven once in 2 years, after seeing roaches on our food, refused to use it ********* cant control the temp of your apt. only high, medium, low or off. Its a chiller system which goes down often. shut the water off at least 2-3x/week sometimes w/o notice. They cater to *** 8 over working tenants. stray cats is a huge issue. laundry room is gross. witnessed drug deals. maintenance ***s arent actual licensed contractors. They ***** rig everything. one *** came in with a tooth pick and opened the thermostat, placed the toothpick and said not to touch it. Toothpick is still there. toilets run. cabinets feel like they have a slimy film on them.this complex cant be up to code. Id bet if they were investigated, theyd be condemned. pest control *** told me theres roaches In the walls of every unit. built in the 70s and nothings updated. They overcharge. many months I called to get unidentified fees off our rent. 9 months into the year, claimed they never rcvd copy of our renter ins which was false. We provided proof multiple times. I asked why 9 months into the year are they claiming this and didnt notify us by mail, email, call, no letter, they just charged us without notice. THATS THEFT! I called them out on it and I said I was reporting that theft since they did the entire complex not just us individually, I was told by one lady at the officeyou do you boo. witnessed them roll out new units carpet and flooring in the complex parking lot. Your feet/socks will constantly be black regardless of how many times you mop. I was told most complexes do thats normal. constant new turn over of employees. Do not rent here! 1 star******* **** and Avenue 5 Leadership,I am writing to formally express my concerns regarding my termination and the circumstances surrounding it. From my time working at ******** to the moment you chose to notify me via email instead of offering a phone call or in-person meeting, this entire process has been highly unprofessional. It is clear that I was not considered important enough to be given the dignity and respect of proper communication and professionalism.I have raised multiple concerns during my employment, yet no one listened or took me seriously. When I was transferred from ***************, time-stamped records in the system showed that I was completing the majority of the work compared to the manager, yet my efforts were ignored. I also raised concerns about bias related to my nationality, which made me feel uncomfortable. Now, with DEI initiatives coming into play at this location during the election, it seems even more apparent that this contributed to your decision to let me ***** this location, I repeatedly voiced concerns about how I was treated and tolerated inappropriate behavior from supposed leaders. 5 starsHello my name is ***** , I live in apartment 805, Feb 1st I told the manager on duty I had death in the family and I had to go out of town to the funeral and i will pay the ***** with late fees on the 19 when I went in to check , because this company was new they tried to make me pay 2380 and if I didnt have it I will get put out , I tried to come up with this amount, I got a call Sunday from the property manager around 6 something asking if I still lived there I said yes, he forgot that I spoke with him, I said the office closed , apparently the money orders I gave them they lost $1200 and tried convince me to pay with Feb I had to request for refund I still havent received , and Im still eviction for something they done the property manager had me bring a thousand money order in and it still show I gotta pay 2559 because of march rent, Im new to this location , they fired 5 property and rehired new the new company have been texting me after hours asking about the money they lost and wont let me pay partial , but it sounds weird and off.Review fromKim H

1 starI was a resident with domain 3201 for two years during this time turnover was high as far as management and leasing staff so you arent able to build/maintain a relationship with them. They allow crashed/non-running vehicles to be parked in the limited available free parking spots. Also dog p*** was everywhere and it reeks of urine. They charge you outrageous fees to maximize their profits.I have always been a responsible tenant maintaining my responsibilities and paying my bills on time, however they show a lack of appreciation.I waited for months for them to fix a hole in the ceiling. 1 starI am writing to express my deep concern regarding the towing of my van on January 10 at *********** at **********. I am also including a summary of the attempts Ive made to resolve the issue and the lack of responses. This situation has significantly impacted my daily routine.I recently acquired a van and parked it in a spot near the exit of my garage, ensuring that it did not cause any inconvenience to other vehicles and respected the handicapped parking space. During the property tour, I was informed that I could use any available external parking spaces for additional vehicles, but I was never told about the need to register the vehicle to avoid towing.On January 10, when I returned home, I noticed the vehicle was no longer parked in front of my apartment. My wife went to the **************, where we were informed that the van had been towed due to not being registered.After reviewing the lease agreement and materials provided, I found no mention of a requirement to register vehicles. Additionally, the van did not receive any notice or sticker indicating the need for registration.On January 11, I was told by management that they provided vehicle registration forms on the day of lease signing, but this document was neither provided nor mentioned at the time. This has been frustrating, as weve always made an effort to follow the community ********** is a summary of actions taken:January 10: My wife went to the ************** and learned that the vehicle had been towed.January 11: We visited the towing yard, then returned to the **************, with no progress.January 13: We contacted the property manager.January 15: We were informed that they were waiting for a response from a third party.January 16: I sent a follow-up email but received no response.January 17: We visited the ************** again, but could not speak with the property manager.Thank you for your attention, and I look forward to a prompt ************* regards,HenriqueReview fromMyroslav S

1 starSAFETY PROBLEM, TOXIC ENVIROMENT, BAD CLIMATE CONTROL, ILLIGAL CHARGES We faced several persistent problems, which weren't fixed. Moreover, under the new management the problems made our life so unsafe for our health that we had to break the lease and quit the premises. In our case we paid all the fees totally equal to $4,661.21 for breaking the lease. We think that breaking our lease was justified because both the rental units violated North Carolina health and safety codes taking into consideration that one of two members of the family is legally disabled person.We lived in the residence from 11-26-2021 to 09/05/2024. The key problem was Air Conditioning in the building. It was not good from the very beginning when we moved in the apartment on 2nd floor. That's why for our following lease we changed the apartment for the 5th floor of the residence wing closer to ***********. In May of 2024 AC in the apartment stopped working normally and to get a breath of fresh air we had to open the windows during summer nights. After the tropical ***** ***** in 08/2024, AC actually stopped working completely and the management instead of fixing this emergency problem couldn't find better decision than install 2 portable ACs with 2 Steel Drums with Lids where water was drained in. The 2nd problem was the crime and safety of living in ***** SouthPark. On 01/07/2022 I came to the garage to take my car and we found that one of its tires was completely flat. When in the evening of the day before we parked the car, everything was OK. When we lived on the 5th floor, we parked our car on 5th level of the garage. On 02/01/2024 we came to the garage for my car and we saw our neighbor-girl all in tears. Her brand-new car was terribly vandalized inside the gated premises. The 3rd problem concerns the illegal charges the management tried to impose on us. 1 starI'm certain that the manager's office is working with the tow company and sharing profits made from the ****. My car was towed...to the tune of $600. eLoft had my phone number, email address and mail address, and couldn't be bothered to notify me. My car was parked three floors down and the garage requires a key card for entry/exit. Neither acted alone. The fact that I didn't know my car was towed until I received notice that the tow company had a lien on my car is disgusting.Review fromVincent C

1 starI'll summarize our disappointing, frustrating, and generally disgusting experience(s): Lease date 11/1/24 - 1/3/25. On the ****** website, KOTA **** offers a 10% discount off ****** rates, so dealt directly with KOTA (shady, but 10% of a large # is a large savings). (1) On arrival, carpet was absolutely disgusting (dark stains and black spots in every room) - two days after occupying unit we rented a commercial carpet cleaner and spent ~$100 of our money cleaning carpet & making it tolerable. (2) despite paying a considerable cleaning fee up front, it was obvious by the cob webs, dust, debris on the carpet, and considerable grime within the unit that NO professional cleaning occurred prior to our arrival. (3) coffee maker was as disgusting as the carpet; no human would drink from this thing. We called the office and they replaced it with a modestly less disgusting maker. We scrubbed it and used it. Yuck. (4) microwave did not work. The only functions that did work were the light, hood vent, and the "add 30 secs" button. With the exception of the coffee maker, we did not complain. This was a rental, we are responsible professionals with high tolerance and forgiveness. THE CLINCHER: today, ONE WEEK after we checked out, I received a credit card notice - KOTA charged us $391.80; no conversation, no itemized receipt, nothing. I called and spoke with ***** (refused to provide last name), who accused us of breaking a TV so charged us for a new TV. SHE ACCUSED US OF BREAKING THE TV DESPITE THIS BEING AN ABSOLUTE LIE. I take issue with ANY challenge to my integrity; Military Veteran, 30 year Senior Executive within the Healthcare Industry. ***** was relentless, laughed at me, threatened legal action if I blocked the credit card charge, and threatened placing a lean on us. THIS IS AN ABSOLUTE SCAM. If I lived closer than I do, am on the **********, I would be in the office NOW instead of spending time writing this. BEWARE FUTURE RENTERS.
