They do lots of illegal activities such as not accepting personal checks and pining it on tenants, attempting to trick tenants into paying fees that do not exist even during and after receiving government housing assistance aid, allowing apartments to have mold within their walls, not repairing actively leaking appliances for over a year and a half, towing tenant vehicles without authorization. *******************************************************************************************************************************************************************Review from aaron a

TO: ***** ****, Director of ******************* Quantum Residential RE: ************** from property on Broadway Street Dear *****:I vacated one of your properties on ******************************************************* on January 31, 2024.I left the unit very clean and in the same conditions I received it. I have a walk though video and **** (who came to get the keys) said the unit was in excellent conditions. He said I should be getting my deposit back shortly (within a week or so).It has now been over 45 days and I have not received my money back. I have talked to **** numerous times during multiple occasions, and he has told me the same thing. There is a problem with IT and the ********************** but he will look into it again, and will go to the main office to talk directly with the ********************* so I can pick up the check in-person. He said the amount owed to me is $1,241.86. I spoke with him again last week and he didnt have any different news for me but suggested that I contact Quantum directly.According to ********** law, landlords have 30 days to return the deposit and any left-over or pro-rated rent to tenants.The court may in its discretion award up to two times the amount of the deposit for the intentional refusal of the landlord to give the statement, documentation, or refund due unless the landlord shows that circumstances beyond the landlord's control prevented the landlord from providing the statement and any such documentation within 30 days or that the tenant abandoned the premises as described in RCW 59.18.310. In any action brought by the tenant to recover the deposit, the prevailing party shall additionally be *********** the cost of suit or arbitration including a reasonable attorneys' fee. we can resolve this issue this week before going to small court claims where I will ask for double the amount owed.Quantum Residential, Inc. I have had great experiences with Quantum Residential as a management company. They are professional, polite, and communicative. Even if my issue is not fixed right away, I have no concerns that it won't be resolved by their excellent team.Review from Xiaoran L

WORST PROPERTY MANAGER EVER!!! DONT LIVE HERE!!!I just moved out from this apartment(**********) and I had really bad experience living there. I would like to share story related with the property manager named *********************. I started living in here since ***, 2021 and paid the deposit for ****. My boyfriend came to live with me from Sep, 2021. So I talked to **** about this, he helped my boyfriend do the application and asked my boyfriend to pay another deposit for **** dollars. When we moved out, I mentioned to him that our deposit should be ****. But he said we only paid for **** for the deposit on Jan, 2021. I found the payment receipt of the second deposit, then I noticed that the type of deposit was written as rent. So I pointed out that maybe mistakenly wrote down the deposit as rent, he was in denial and confidently told me that he was never wrong. So I collected all the evidence about the second deposit and sent it to him. Then he said he would wait for the result from the company. At last he gave me a number and let me to call his company by myself, which cannot to reach to anyone at all. Obviously he's playing dumb, he did not do any paperworks at all after he got the money, and trying not to pay us back our deposit. I don't understand why the company hired such an unprofessional employee. He made my stay here a very unpleasant experience.Review from Aysia F

This company is as shady as they come and unfortunately they are in the business of housing. Quantum Residential manages my apartment complex. The manager of the apartment complex I am currently residing at has tried to start an eviction with no legal ground. She stated that I failed to pay three months worth of rent and had 30 days to pay ***** dollars or vacate. This was completely shocking especially since I physically handed my rent, for one of the months she alleges I didn't pay, DIRECTLY to the property manager. I called several times and sent several emails none of which were answered. I had to walk into the office to get an answer from her so she couldn't continue to ignore me. She proceeded to lie and tell me that it was a computer error. When I know for a fact they have to manually enter each check into their system. However my tenant ledger reflected that they received every payment that they alleged they didn't receive as well as the date received. Yet the property manager still cooked the books and drafted a fraudulent 30 day notice to pay or vacate when they had the money the whole time. She has refused to give me the name of her boss to complain. Only the number to call Quantum Residential. I have reached out to Quantum directly several times via phone and email to report this property manager and no one has got back. The property manager is still in their position to take advantage and prey upon its tenants. It seems to me that this company does an awful job "managing" complexes and their employees. I can't imagine this has been the first time an employee of theirs has pulled something like this and it is infuriating to know that Quantum Residential does nothing about it. They must then condone it. The whole company should be investigated for their shady business practices.Review from Angela E

I agree this company has no business running these complexes. Where I live we had **** covering all our sidewalks Nov 6 ***** first fal!, 2nd fall nov. 26th 2021 day after thanksgiving. Turned in accident report. Nothing. My son fell twice went to ER and now in P.T. for his hip. They never cared I sent photos of all sidewalks and pics of my sons injuries no response. We had a fire in an apartment 2 doors down from mine, fire extinguisher on building plastic face hit with hammer 4 times hard didn't do anything. They have turned the water spickets on building off so we couldn't use that either. Good thing fire department 2 blocks away. That happened week and a half ago. july 14, 2022. No one has even showed up to look. No i guess someone did. The mantainence guy but only cause i called him as fire was happening. Called office also but no response. We lose managers like you change your underwear. 3 yrs ago when we got that 2-3 ft of snow we had trees come down into walkways on top of neighbors roof above doorway. No one came ever for at least 2 wks. You'd call no answer. We have we deal disabled people I had a ****** and there was no way for me to get out. The tenants dug out a trail through the grass so they could get to their cars in parking lot. So this company is the worst. I've lived in these Apts 22 yrs seen lots of management companies. But this company isnt good and shouldn't be allowed to manage. The people in office say they've worked there for 20 yrs. Then how is it you don't know anything!!!!Review from George W

This company does not care about tenant, employee, contractor, or property safety. Expects people to file incident reports, but do not make them available. When reported in other means they will just pacify the reporting persons. This company has no business managing rental properties especially low income ones. They literally steal money to do nothing. I personally suggest property owners find a different company to manage their properties.
