    On 1/10/22, BBB sent Berrada Properties Management Inc. a letter for a detected Pattern of Complaints. These complaints pertain to consumers alleging unsanitary conditions in rented units, safety issues, and lack of communication from Berrada Properties Management.

    On 2/14/22, Berrada Properties responded to this letter, stating that they work hard to resolve tenant issues and complaints in a timely manner. They also stated that as many of the buildings that they manage are older, they may be in disrepair with a large backlog of deferred maintenance. They state they have a large staff that responds to requests for service and repair, and most issues are responded to and resolved within a day or two.

      I have been a tenant at ********************************************************************** since 2014. At that time rent was $875 a month with fridge and stove included (I purchased my own appliances which is in unit) ceiling fan, heat included, blinds included, dishwasher, garbage disposal, carpeted along with two parking spaces. Four to five years later Berrada Properties went up on rent to update every unit, which entailed changing locks to all of the units, My unit 4010A was NEVER upgraded nor was I informed about the upgrades. I called several times requesting the upgrades with no avail. I have been having problems trying to get things fixed in my unit since then (all the amenities they say was included from the beginning) As of 10/01/2024 will rent has increased to $1,090 a month which was previously $1,015 from the past year. I have taken ALL proper steps with calling/contacting the ***************** several times, also respecting their commands to send email to address my concerns. Since WEEKS has passed an NO ONE came out to address The black Mold around the bathtub, the ceiling fan that needs to be tightened, the blinds that needs replacing along with the carpet and garbage disposal. (I've been here 10 years; it's the same since I been here) etc. I have provided pictures of EVERTHING thru the email address provided. After a month with NO RESPONSE, I emailed the manager at the payment center which she said she would forward the list of repairs. Another month has almost past, and NOTHING has been repaired. At the TOP of the NEW lease Agreement/Contract it states what type of housing/units Berrada properties provides, WHICH IS A FALSE AN MISLEADING CONTRACT AND LEASE.

      On June 28, 24, I was not able to access my property with the key. I contacted this company numerous times and no one could tell me why this happened. I had to pay a locksmith to regain access into the property. The locksmith told me it looks like the locks had been changed. I contacted ***** who I always deal with and he told me that was odd but that was it. He didnt even bother to respond and say this is not something that he would handle. I then went to Berrada properties and was told there was no reason why the locks would have been changed. Which was the same thing I was thinking. This happened to a coworker of mine because they tend to send people out with little to no English speaking and they inadvertently changed her locks in error. This is completely illegal which is why I feel they are not taking accountability. I called them and spoke with an agent who told me she would look into this and contact me back. She also told me they would be taking care of some of my rent. I am waiting on this to happen so I can pay the rest. I have called multiple times and left countless voicemails which remain unanswered. I also spoke with a **** who said he was a manager and he would be contacting his manager regarding this manner to date I have not spoken to anyone. Additionally, the heat is not working properly and they had the nerves to ask me if I had an air conditioner. Like what??????????? there is supposed to be central air. All of the equipment in this house need updating. I have also had to pay for multiple hotel stays because of the tempter in the home. I sent them pictures of this as well and have had no luck getting this resolved. They sent a guy here twice and it's still not working properly. This company should be investigated for the way they do their tenants. Then an Hispanic female called me indicating she was the main manager and told me she thinks I am the one that changed the locks and called me a B**** Absolutely ridiculous for a place of business.

      I paid $30 for background check and passed it with Berrada Properties on April 18. I want to see three houses from now I asked them can I move in my sister building but they refused to let me move in there cause they said something about working so he said something about he got one on lover slang, so I looked at it And I put down $300. The paper says you have 72 hours to pay. Your deposit never said that if you do not pay your deposit or I shouldve knew some was wrong they rent within 72 hours your $300 will be withhold or took it and never said that May 31 I went into the office and I told them that I cannot afford right now 1500 to move in on the June 15 and they said no I said well I cannot come up with $1500 because of bills and a cardinal, I have to pay and graduation , but yet a black woman and a black man told me no and I said can I get my money back then and they said no they took my money. They dont wanna answer the phones they wont let me relocate to none other properties I just want my money back . Shouldve knew someone was wrong when they kept on sending me home emails about how old them and I didnt even move in a house they sent me letters saying that I owe them $640.05 days after I put the money down to hold the apartment they kept on sending me letters saying that they were gonna put a eviction on my name already, and I didnt even signed no papers with them. I shouldve known that that they was dead, but they were sending me papers in my email saying that they were gonna put a eviction on my name after I saw the house on April 18, 2024 and April 24. They were sending me sent I owe him.

      I am a tenant of Bertas Properties and I have been residing here since May 2020. When I moved in there were several things that still needed to be repaired however no one ever came back to repair them. I have called and filled requests for maintenance and still nothing. Because many rental properties look at credit and not just rental history I have been unable to move. This company doesnt not care about the tenants they rent to they just want to keep collecting money. I have always paid my rent on time. And I dont have any evictions on my record. The customer service workers for maintenance are all rude and dont care about doing their job except maybe one person I cant remember her name. I would not recommend this place and I think they need to be investigated for being slumlords.

      I write this complaint on the behalf of my elderly mother, *************************, who resided at one of the properties owned by Berrada properties.I am writing to express my disappointment and frustration regarding the non-receipt of ***************************** security deposit after vacating the apartment at *********************************************************************** at the end of March. As a loyal tenant of BARRADA Properties for the past 19 years, **************** have always upheld her end of the lease agreement by faithfully paying rent on time and maintaining the property in excellent condition. Throughout the tenancy, **************** has demonstrated commitment to being a responsible and respectful resident.It is disheartening to discover that despite long-standing tenure and impeccable rental history, she has encountered difficulties in receiving her security deposit of $600. Upon contacting your office regarding this matter, she was informed that her deposit would be returned promptly following my move-out as long as I turned the keys in by April 3rd.Furthermore, we are deeply bothered by the fact that my point of contact at the office was now playing an amnesia victim about the instructions she provided as it relates to the key return. Barrada deciding to no longer accept rent assistance has caused much stress and anxiety. This change only added to the confusion and inconvenience surrounding the return of the security deposit.According to our lease agreement, I was given until the 5th of the month to surrender the keys to my former apartment. **************** complied with this requirement by returning the keys on April 3rd, well within the stipulated time frame. However, despite fulfilling the obligations as a tenant, I have yet to receive acceptable communication or reimbursement regarding the status of the security deposit. **************** is on a fixed income. I trust that BARRADA Properties values its long-standing tenants and is committed to upholding its responsibilities in accordance with legal and ethical standards. Therefore, we kindly request immediate action to rectify this situation and expedite the return of my security deposit without further delay.Please provide clarification on the timeline for processing my refund and any necessary steps I need to take to facilitate this process. I expect a prompt resolution to this matter and appreciate your attention to my concerns.I look forward to receiving a favorable response.

      I'm currently living in an apartment and above me are loud tenants. They've been blasting music, letting their dog run around and bark loudly, also arguments daily since they moved in last year. They are the worst between 12 - 4 am. I've called management a few times about this issue within the past week because their noise is no longer tolerable and never got a response back. I've been a tenant for awhile and my lease is up soon, I don't know if I'll be renewing it because they're not addressing the loud neighbors. Also nobody else here is loud like that, just the new ones so this is ridiculous how nothing is done about it. Before they moved in I actually liked living here because maintenance repairs things the next day, and got rid of the ***** problem, but since it switched to Berrada from Boulevard they're not great at answering calls. Oh and we still don't have functional mailboxes because management replaced the boxes and didn't notify the post office. Because there are no locks on the boxes everyone has to go and pickup their mail at the post office which is an inconvenience.

      I was going to rent a place from berrada properties 3373 n 38th. I put down a 300 deposit on 03.07.24. I then paid the balance of 2100 by money order on 03.18.24 being advised that i cant sign lease until 04.15.24 since that was my move in date. on March ******* i called and advised due to personal reason i couldn't take the place. I was then advised that i wouldn't get any of my money back. I sent a email to ******************************* i was advised that i can get the 2100 but but i forfeit the 300 by not taking the place. I wasn't happy with that but i go to pick the check up the check is drawn on associated bank. I take the check there to be told they can cash the check cause something is wrong with his account teller advised me to take check to check cashing place. Once there i was advised that the account dont have the funds in the account to cash the check. I reach back out to berrada i was advised they don't do counter cash check that i have to deposit a check i know that will not clear. I asked for a new form of payment they said no i asked for the check to be drawn on a different account they said they only have this one. Her only solation was to drop the check off and wait for them to write me a new one and deposit the check when i know the same issues will happen. When i asked for something in writing showing that i dropped the check off since i had to sign for the check and they took copy of my ID i was advised it was nothing they could give me showing i dropped the check back off which don't sit well with me since that have already showing i cant take their word so i still have the check with no way of cashing it

      My granddaughter recently moved into a unit of Berrada Properties on Fond ***** Ave she just had a baby I went there on 12/19/23 to drop off some groceries for her and parked my car in the unloading space I had no one else with me I took the first bags up to the 2nd floor which took me less than 10 minutes I went down to get the rest of the groceries and Berrada employee had towed my car they had to have been sitting in the parking lot now they want to charge me almost $400 to get my car back stating that I left my vehicle unattended and they wouldn't let me get the rest of the groceries which aren't cheap these days from my car until I pay their towing fee I am a 65-year-old woman and this to me is nothing more than a scam. They also won't let **** or any other wifi provided hook up so my granddaughter has no access to her phone or TV.

      I have lived in this building for over 5 years and recently have had several packages taken without permission. In the past, there were no issues with theft therefore large packages were left for the owner to pick up from the lobby. Lately, packages have been confirmed delivered however I could not locate them. I asked the building manager to review the camera footage to locate the perpetrator however he replied that the owners strongly advised that he not check cameras because they are not liable for packages, as residents are completely responsible for their retrieval. I am appalled that this property company could be so apathetic about people's belongings that were purchased with hard-earned money. The companies the items came from have proof of delivery therefore cannot compensate me, and now my building is CHOOSING to not assist me in finding who is doing this because they claim that it would open a can of worms for all residents to complain about lost packages. I am perplexed as to why they do not want to resolve issues as this so it does not fester to worse problems later on for all residents especially with holidays coming up. This is just one of the many unorthodox policies I have witnessed since Berrada purchased my building this last spring. They also do not provide any notice when maintenance crews come into the units, as 3-4 times, I have come home to unlocked doors and things moved around my home. No note even stating they were there. Other requests take weeks if not months for them to address because they do not want to hire additional people to assist in the many buildings they own and just tell residents that there is nothing they can do. I have checked and in **, properties are required to provide 12 hr notice, and they have failed in this. The frustration I feel is hard to put to words and I just want them to be held accountable for their subpar business practices.

      I have sent over through fax a document from housing authority which is a rent verification form for the company to sign on August 22nd that was supposed to be rented to housing authority by August 31st. I have called and emailed Berrada's company everyday asking if they have my document filled it out and if they could send it back to me in email. Everytime i email i get no reponse and when i talk to someone over the phone they tell me that they found the document filled it out and to Email **** to have her send it back to me. I would jus like to receive my document so i can get it back to housing authority although it is already a day late with me submitting the docment
