    On January 28, 2025, while searching for properties online, I came across Hudforclosed.com. I was intrigued by its advertised offer of information on foreclosed homes. Its pricing information clearly stated: Pricing Information "By clicking the 'View Homes!' button, you agree to be enrolled in a 21-day trial for $1.00, and your account will be activated immediately. After the trial expires, your enrollment will automatically continue, and your account will be charged $49.60 per month until you cancel. You may cancel the membership at any time to stop all monthly billing. Canceling is easy via our toll-free telephone line at (800) 374-9490. For full subscription terms, please see the Terms of Use." Since it seemed like a low-risk trial for just $1.00, I decided to give it a try. I filled out the online form and provided my credit card information. However, after browsing the site, I found that it did not offer much information beyond what was already available on Redfin or Zillow. Concerned that I might forget to cancel before February 18 (21 days after January 28), I decided to cancel immediately. To my surprise, I soon discovered that Hudforclosed.com had charged my credit card three times for $1.00 and once for $49.60, all on January 28. Today is Saturday, and I plan to dispute these charges with Chase as soon as possible on Monday.

    In response to the complaint, our findings show that on 01/28/2025, the customer successfully enrolled in a 21-day $1.00 trial membership to Hudforeclosed.com for a Full Access Membership and opted for the $1.00 Additional Listings and the Foreclosures eBook.  Our records show that the customer did contact us during the trial period to cancel the membership, as per the membership agreement that they acknowledged.  The agent canceled the customer’s account and sent a cancellation email.


    In the complaint the customer stated,  However, after browsing the site, I found that it did not offer much information beyond what was already available on Redfin or Zillow. We are sorry the customer was not satisfied with the information provided on our website.


    Hudforeclosed.com is a leading Foreclosure Listings website that serves over half-million visitors each month. We provide the most comprehensive listings of various foreclosure properties; including Fannie/Freddie foreclosures, VA foreclosures, pre-foreclosures, auctions, REOs, short sales and more. The information presented on our website is sourced through agreements with real estate data providers.  These professionals work very hard to provide us with accurate and up-to-date information.


    Additionally, the customer stated that Hudforclosed.com had charged their credit card three times for $1.00 and once for $49.60, all on January 28.  The customer was charged the two $1.00  fees when they signed up for the membership and the additional listings.  Pending authorizations for $1.00 and $49.60 were initiated the same day. On 02/03/2025 the pending authorizations were voided and no additional funds were collected.

    see the advertisement in sept 15 th 2024 ended up buying services. soon as i tried to look for their listings.the search window/button post invalid entry. can not start a search. this service is a scam . the i try to cancel the auto pay for hudforclosed.com its not offered any place. i call the number and on hold for the whole call. now its collected another month subscription. still cant remove the auto pay from my account.

    In response to the complaint, our findings show that on 10/10/2024, the customer successfully enrolled in a 21-day $1.00 trial membership to Hudforeclosed.com. The customer contacted the Contact Center on 10/13/2024 for login assistance and to cancel the service as they no longer needed it.  The agent explained that the membership was still within the trial period and that they still had full access and offered the customer a discounted membership fee and shopping rewards.  The customer agreed to the discount and confirmed they understood the retention offer. The agent was able to assist the customer with logging into their account and confirmed they were able to access the service before disconnecting the call.


    We have no record of the customer trying to contact us after the initial call on 10/13/2024, or after the regular billing commenced. We record all calls for quality assurance purposes and document all contacts.  In addition, we provide customers with a cancellation number and send an email confirming the cancellation immediately.  


    On 01/08/2025, upon receipt of this complaint the customer’s membership was canceled and as a one-time courtesy a refund for all 3 charges was issued. No further action is required.  Please contact us if you have additional questions.

    This scam site Hudforclosed.com has been charging me for over 10 months at $49.50 a month I did the trial tried to cancel but the site won't even acknowledge me or let me have access. I did not want this service after the initial trial and haven't been able to log in it doesn't even recognize my email. Tried calling it a loop to discuss you and not fix the problem this company should be investigated and reprimanded accordingly. The have been stealing from me for almost a year. I can't stop these thieves from taking my money for a product I can't even access nor did I want after before trial period was up I need and want a full refund the money they stole from me

    In the complaint the customer stated that he tried to cancel during the trial but when attempting to login to his account the system did not recognize his email address and that he tried to call but was not able to get through.  We provide our customers with an array of options to cancel their accounts and address technical issues. Customers may contact our customer service center during business hours, email us anytime or online using our “Contact Us” page, to cancel their service or request technical assistance.  Our customer service center contact number and email can be found on our website.  In addition, our contact number is located next to the transaction on their monthly credit card statement.  Again, we have no record of the customer trying to contact us during the trial period or after the regular billing commenced prior to 09/29/2024. Our records show the customer attempted to contact us by phone on 09/29/2024 and 12/22/2024 but was calling outside of our regular business hours.


    On 12/30/2024, a representative reached out to the customer and he agreed to a refund for 6 of the charges.  The customer’s account has been canceled and as a one-time courtesy refunds were issued for the agreed upon amount.     Website is definitely a scam, confirmed by my realtor. As we were looking for another investment property, this website came up in a google search. PLEASE DO NOT BE FOOLED BY THE NAME! This website has absolutely no affiliation with the Dept of HUD at ALL! I signed up for the membership and when I realized I was being charged sought to conceal the membership. Granted it was outside the 7-day trial window, I was able to get the service cancelled BUT I’m still getting charged! Attached below are the transactions. What are these 2.95$ charges that have slipped through? Thanks goodness I keep this card locked or I may have been out of hundreds! Let the record show I DID attempt to cancel the subscription on my own which the website makes nearly impossible. Further disappointment came when a closer review of the properties have already been sold! (scam pt 2). Advice for investors? STAY AWAY FROM THIS SCAM SITE!

    In response to the complaint, our findings show that on 04/06/2024, the customer successfully enrolled in a 21-day $1.00 trial membership to Hudforeclosed.com for a Full Access Membership and Additional Listings, Foreclosures eBook and RTO Contract.  The customer did not contact us during the trial period to cancel the membership, as per the membership agreement that the customer acknowledged.  At the end of the trial, we charged the credit card on file for a discounted monthly membership. On 05/14/2024, the customer’s Additional Listings, Foreclosures eBook and RTO Contract membership was canceled, but we have no record of the customer requesting cancellation of the Full Access membership either by phone or email.


    Our records also show that the customer updated their card information on 08/31/2024 via IVR. In order for us to bill the credit card, the customer’s card issuer approved the billing zip code and address/AVS entered by the customer.  We also require customers to enter a credit card CVV number to finalize the transaction. Note: the telephone number and email address listed on the BBB complaint match the information submitted by the customer when she registered the account. We have no way of knowing the personal or financial information of the customer. 


    In the complaint, the customer stated that she contacted us, but we have no record of any calls from this phone number.  We offer customers multiple options to cancel their membership by contacting our customer service center during business hours, emailing us anytime to cancel their service, or by using our online “Contact Us” page to cancel.  Our customer service center contact number,  email address, and link to the Contact Us page can be found on our website.  In addition, our contact number is located next to the transaction on her monthly credit card statement. We record all calls for quality assurance purposes and document all contacts and provide customers with a cancellation number and send an email confirming the cancellation immediately.  


    The customer also stated that our website has no affiliation with the Dept. of  HUD at all.  No where on our site do we claim to be affiliated with the Dept. of HUD.  Hudforeclosed.com is a leading Foreclosure Listings website that serves over half-million visitors each month.     I have canceled the subscription many times and have dealt with money coming out of my account to pay for this subscription. I would like to be reimbursed for this $50 purchase and to be discontinued on this subscription for the last time.

    In the complaint the customer stated that they canceled the subscription many times, but continued to be billed.  Again, we have no record of the customer trying to contact us during the trial period or after the regular billing commenced.

    The date was Tuesday June 4th they caused an overdraft in my checking account. I eunds never used these people and I've contacted both them and renttoown about refundeea and to stop. They are not stopping and I've had enough! It's ridiculous what I go through and how they got my information I don't know.     Hudforeclosed.com April 20 signed up for 7 day free trial of website. April 23 called to cancel within 7 day free trial period. Noticed I had been charged $19.84 on May banking statement. They told me it was nonrefundable. I had to talk to them for twenty and go through two customer service reps to demand that they refund me, they wanted to send me a refund request form and said it would take four weeks for their "Legal and Accounting Department" to determine whether I was eligible for a refund. They are a fake, phony, fraudulant, Asian company that exists to steal money from Americans.

    Our findings show that on 04/20/2024, the customer successfully enrolled in a 7-Day $1.00 trial membership to Hudforeclosed.com as indicated in the complaint.  On 04/23/2024, the customer called our customer contact center to cancel her account, but the representative she spoke with failed to cancel her account, which resulted in the customer being charged the monthly membership fee. We apologize for any inconvenience to the customer. 


    On 05/16/2024, we canceled the customer’s account and refunded the one charge of $19.94. We have provided the representative with the appropriate feedback and coaching.  We again sincerely apologize for our oversight.

    Tonight marks the 4th attempt to cancel and stop billing. Don't know the reps name and frankly don't care..however, was argued that the cancelation number provided in previous cancelation attempt was through HUDhomesUSA who they don't work with (but funny enough when you enter the world wide web and type HUDFORCLOSED.COM it takes you the previous mentioned page...weird. Also amusing how we only signed up and agreed to 1 [one] free trial, which was canceled well before the trial was up and now they're staying course with their fraudulent charging. After this last (and my final attempt) to have them removed and cease charging me for a service I don't and learned very soon after starting (foreclosed...more like already sold and just not removed) I will be setting forth a motion to have a mass lawsuit brought against these scam artists. That's all.

    I called to cancel the membership and requested a refund for a service that I was not using. My card had been billed the day prior. The customer service rep I spoke with (S****) completely ignored my requests and continued to talk over me. When requesting to speak with a manager she told me that the manager would tell me the same thing and continued with her script. I do not recommend this website to anyone, the homes listed are not for sale as they have been purchased and not removed from the website. This is a complete scam, if looking for homes for sale by foreclosure, one should utilize homepath.com by Fannie Mae.

    On 11/5/2023, the customer called our customer service center to cancel the account.  The customer also requested a refund.  The customer acknowledged that she subscribed to the service but did not use it.  Our representative explained that the customer must submit a refund application since the charge was valid.  The customer asked to speak to the supervisor.  The supervisor reiterated the policy.  The customer agreed to complete the refund application.  The refund application was received on 11/5/2023 and forwarded to our Legal and Accounting team for review.  The application was approved on 11/9/2023, and the refund was processed on 11/10/2023.

    Since the account has been refunded, we consider the matter resolved.  Please let us know if you require additional information.

    On Oct 02, 2023 while still living at ***** ******** Ln, Zephyrhills, FL 33542, I signed up for a $1.00 21 day use of Hud Forclosed Homes onlne. I canceled on Oct 21, 2023. Since then I have had 2 charges for $49+ on Oct. 21, 2023 & Oct. 23, 2023 on my credit card that I used for the $1.00 transaction. I keep getting different names for these companies for the same offers. They are listing services aviliable from the government website Hud.org. Like previous commements from like users them truy to compounding fees & charges. I feel that this is illegal use nof the internet & violation of credit & financial practices.

As per the terms and conditions that the customer acknowledged, he was charged a monthly subscription fee of $49.60. The customer contacted us on 11/2/2023 to cancel the account. The customer did not request a refund at that time. On the same day, he called inquiring about a refund for another company not associated with Hudforeclosed.com. The customer was advised that he needed to contact that company directly.


    As a one-time courtesy, we have refunded the monthly subscription fee for his Hudforeclosed.com account. The refund was processed on 11/5/2023. We believe that this should settle the matter.
