    Warning. Don't use HP to manage your property. They don't have your back. I'm on the board of directors at Rycroft Manor and had a quote to carpet our three hallway floors of a thousand square feet. Had samples picked out and for some odd reason ************************* of Hawaiian Properties got another quote from the same vendor of three times the amount and said they made a mistake and the first quote was for one floor only. But then I noticed the square foot also went up by three times. When I questioned her about the square feet being three times the amount, she then said they made a mistake again. Long story short we ended up paying thousands more. I have copies of all three quotes if you don't believe me. *******************

    The following is a response by the board president of the association, I do not agree with the review that the board member has posted to BBB.  I spoke with our 3rd board member and he and I are in agreement that ***** has been doing a good job and we would like to continue to work with her and Hawaiian Properties.  It was not the board's decision to post that review.

    Very unprofessional operation. The father in law of a Vice President of Hawaiian Property is illegally squatting in the commercial unit in our building (has been for 4 years), and is bathing in the public restroom. After many written complaints to the President of the company we cannot get the organization to respond. They discourage membership involvement in condos they run. *****************************, their senior executive representative wont allow the treasurer to see underlying financial information. She also is extremely lazy and unorganized. She is also sadly unaware of state statutes allowing member participation. The police were coming almost every night and they refused to take action. I would encourage any condo association to find another management company. Giving this place one star is way more than they actually deserve for a rating.

    As the professional management company for the association, we work at the direction of the *****. The ***** of ********* for this community continues to uphold the governing documents and exercises due diligence when responding to any owner complaint or covenant violation. Due to the confidentiality of those violations, the ***** and management company are limited to the information that can be shared with owners.We continue to encourage owner attendance and participation at all ***** meetings. ***** meeting rules have been adopted by the ***** to comply with state statute requirements and give all owners an opportunity to be heard as intended by the law. Lastly, request for Association documents are governed by state statue. Any request that has been received by our office has been processed within those specific guidelines. In addition, all ***** members receive copies of the financial statements monthly, in accordance with our contract. Financial Statements have also been posted to the Association communication portal, TownSQ, which any owner can access in full transparency.

    Our assigned property manager ***************************** appears to be incompetent in some areas of her position. The most recent example is that I had to point out the statute regarding board meetings and owners not being allowed to speak throughout the board meeting as this was not being allowed prior to me pointing this out. Why would a senior executive/***************************** not be aware of the laws or make sure our board of directors are in compliance with those laws? I would not recommend this company as we have had multiple mishaps since they came on board as a full management contract and I have MANY other items I could add as well. Other members have written to her boss to raise these concerns but no one has received a reply back from him about this. I expect we will get a reply now that I posted this.

    Thank you for your comment. We have confirmed that the property manager for this project has a clear understanding and comprehension of the state statue requirements for ***** meeting participation. She has been working with members of the ***** of ********* to comply with state statue by formalizing the necessary ***** meeting rules. These rules include owner participation at ***** meetings. Since the commencement of our full service contract on May 1, 2022, the ***** has met twice and approved the ***** meeting Rules at their third meeting on October 5th. These rules which include the *****s discretion to have an open homeowners forum and to allow participation throughout the meeting is in compliance with State Statue.

    This does not address the fact that a SENIOR executive moderated 3 meetings total over the course of 7 months (including the annual meeting) and did not follow the statutes UNTIL an association member brought this to her attention. How long would this have gone on? Why do I have to research statues on my personal time, with no property management training and I have to be the one to make sure the property manager knows the basics about how board meetings should be conducted? And once I brought this to her attention, I received no reply back, acknowledgment, confirmation, explanation, etc. This does not live up to senior executive standards.

    Another question I have is if **************** is capable of running our board meetings with an understanding of the statutes, why did she suggest that our board hire a parliamentarian consultant at $185/hour to take over the running our board meeting? That would be an additional $750 expense for our association. Is she or is she not capable of running a proper board meeting? And if your company is so concerned about client satisfaction, please tell me why you have not addressed this with me in email or by phone with an open dialogue?

    I have been on the board of my association for over 15 years. It has been a struggle to say the least to find a management company that has the same work ethic that I do. Several of the account execs and senior management came from Associa. When those people were at Associa, it was great. When they left, it was horrible. ********* is an amazing asset to their team. He answers immediately even if it is on the weekends and has a take charge attitude. He gives us enough rope to do what we need to but keeps us in line if we are about to hang ourselves.I met several of the other team members by happenstance one night and they were all genuinely amazing individuals who truly care about the work. If you have an issue, they are open to sitting around a table and working it out. My advice to anyone looking for a management company seriously consider Hawaiian Properties.
