    This is a WARNING!!!! We were victims of deceptive sales practices by Flagship Resorts that have left us financially strained and frustrated. After purchasing a timeshare in 2017 that we were never able to use, we attended an "owners meeting" in February 2021 where we were subjected to high-pressure tactics to upgrade our package. The salesperson misrepresented the offer as a limited-time opportunity and failed to disclose critical information, including that we were purchasing points through a promissory note affecting our credit, that maintenance fees would increase by 8% annually, and that these obligations would continue in perpetuity, affecting our heirs.Despite our hesitation, supervisors applied additional pressure, even promising a complimentary two-night stay that was never honored when we tried to book it. Since upgrading, we've experienced higher mortgage payments, inability to book vacations, unreachable customer service, and a complicated booking process that requires calling during business hours when we're working. When we formally requested cancellation on April 5, 2025, detailing these deceptive practices, Flagship Resorts completely ignored our concerns. We warn others to avoid this company that uses unethical sales tactics and traps customers in perpetual financial obligations they can't use or escape.

    After paying off our $25,000 contract, my husband and I have received only 4 vacations hardly the robust value proposition we were sold. Our experience reveals a pattern of deceptive practices that have left us financially burdened. Our ordeal began years ago when I filled out a raffle card at **************, leading to our initial engagement with Flagship Resorts in 2006. While early stays were pleasant enough, the expectation that we would have consistent access to "our" unit quickly proved false. In 2021, we purchased a timeshare upgrade after a mandatory meeting. We were lured with promises of a points-based system allowing travel without constraints "all over the world." They explicitly assured us this upgrade would grant access to any Flagship location, including the coveted Boardwalk in *************. When we expressed that ************* wasn't our preferred investment location, we were told we could exchange for destinations worldwide, but Atlantic City timeshares have pitifully low trading power. We were never informed that the points system operated through a separate company requiring additional yearly fees, nor that an impractical number of points would be needed for any meaningful trip. The upgrade delivered only disappointmentsmaller, mold-scented rooms at the Boardwalk location and a closed pool at Flagship on multiple occasions. The sales process was manipulative and designed to obscure the truth. The presentation stretched 5-6 hours with three rotating salespeople pitching offer after offerwhich we declined 4-5 times. Yet when signing the 60-page contract, we were rushed through in just 30 minutesan absurdly inadequate window to comprehend such a complex document. When inquiring about cancellation, I was told it was impossible, only transferable to someone elsea burden I'd have to manage myself. No mention was made of escalating maintenance fees during sales, and when I raised financial hardship concerns, the best offer was a payment plan.

    One of the reasons we decided to purchase Flagship Resorts was the idea of investing in real estate, AS WE WERE TOLD BY THEIR EMPLOYEES. We were repeatedly told that Atlantic City was going through a reimagining and within a few short years, the value of this real estate investment would go through the roof. Atlantic City will become like ********* and the ability to rent our timeshare would result in significant income that would help us pay for the loan and maintenance fees. However, there has been no reimagining of ************* as it is still in disrepair and if I cant book a reservation for my family, how in the world am I going to book a week for rental purposes? Everything we were told that was supposed to be a benefit of purchase has turned out to be flat out lies. Here we are six years later, and nothing has changed, nor do we believe ever will. I have called multiple times, but reaching someone on the phone is nearly impossible unless you are making payment. I have spent countless hours on hold, trying to speak with a representative. This entire experience has turned into a costly nightmare for us, and we are demanding to be released from this shameful contract; but they are impossible to reach. Avoid these people, once you are sucked in, you will never get any satisfaction from the purchase. This is NOT REAL ESTATE AND NOT AN INVESTMENT.

    Avoid Boardwalk Resorts at All Costs My experience with Boardwalk Resorts has been that they are nothing but liars! One of my primary concerns before purchasing a timeshare was how to exit the agreement if needed. I specifically asked, "What happens if I decide I don't want it anymore, how do I get rid of it?" | was assured they would buy it back. However, once I was locked into the deal, it became clear this was not true !Here's what they conveniently failed to mention during the sales pitch: The maintenance fees go up every single year. When I questioned them about this, I was dismissed. Their response? "You should've read the papers." When I tried escalating my concerns, the salespersonwho claimed to be the supervisor-denied everything she had previously said. She accused me of lying and essentially told me I was stuck with the timeshare, even after fully paying it ****** make matters worse, we've never even been able to use the timeshare. Yet, they expect us to pay for it. I've called multiple times, left countless messages, and no one has had the decency to call me back. I eventually stopped making payments as there didn't seem to be another option, and they still refuse to cancel the agreement.This company is misleading, unreliable, and impossible to work with. DO NOT do business with Boardwalk Resorts. Save yourself the trouble and take your business elsewherethere's no transparency. honesty. or accountability here.

    This company is absolutely deplorable. They lied to us not once but TWICE. Tricking us into signing a contract, stealing money from parents just trying to take their children on vacation. THEY LIED AND TOLD US WE COULD TAKE OUR KIDS TO ****** TWICE!!!! Knowing we couldnt and even asking us to fill out a complaint form from the first contract we signed saying the guy was wrong for lying to us then told us we had to wait for the new year to use the new contract !!! That was just to get us past the time of cancellation. As soon as the new year came and we tried to book ******, they told us the company hasnt had a contract with ****** for over a year which was before we originally signed. We have paid everything off for them and have never used it because we only bought it to take our kids to ******. Imagine what horrible and awful people take advantage of families like this! We asked for our money back and to cancel the contract only to be told we are out of the window now! Well of course we are, your company told us to wait!! STAY AWAY!!! I will be posting this everywhere!!! ********, ******, instagram etc for anyone who will listen to never listen to this company!!This should have an option for 0 stars because it doesnt deserve 1!

    Over the past two and a half years, my family and I have not once enjoyed the benefits of our Flagship Resort timeshare due to financial constraints that were not fully disclosed to us at the outset. Despite a diligent effort to meet the monthly fees and the substantial yearly maintenance costs, the reality is that we are struggling. As the sole provider for my family, with my wife dedicating her life to raising our three children, the financial burden placed upon us by this timeshare has become unsustainable. Our journey into this commitment was marked by a lack of transparency and, regrettably, a manipulation of trust. During our initial meeting, the full extent of the financial obligations was obscured, and the pressure to sign was immense. We were promised a simple 90-minute presentation with no strings attached yet found ourselves subjected to a relentless four-hour sales pitch. The sales team, aware of my spouses limited English proficiency, exploited this vulnerability, presenting us with misleading information and false promises of financial benefits and legacy opportunities for our children. The narrative that our timeshare would be a lucrative investment and a worry-free legacy for our children was particularly misleading. It was suggested that the property could generate enough income to cover its costs, a claim that has proven to be far from our reality. Even though the salespeople gave a myriad of examples of their clients renting out their timeshare to cover all expenses and telling us this method will allow the property to pay for itself. Furthermore, the assertion that our children would inherit the timeshare without financial burden was a gross misrepresentation of the truth, considering the ongoing maintenance fees and potential for debt.

    I'm writing this email to complain about the soiled mattresses in the room that we reserved. As well as the rooms that were offered as a switch for the night. The pullout couch had no mattress cover. It was old, dirty, and soiled. And the main bedroom had stains & rips in and on the mattress cover. I called for maintenance to remove the entire mattress from the pullout couch. He was shocked that the mattress looked like that. Hungry and still not unpacked from dealing with everything. Evening was approaching so we proceeded to go out to dinner. After we returned to our room. We decided to complain and make the front desk aware of our room conditions around midnight. The front desk clerk told me he was noting everything for the supervisor who would be in on Saturday at 9am. He then offered to switch the room. I didn't want to do it until I could evaluate that room first. He proceeded to tell us that this particular floor had new rooms. The room did appear newer than our reserved room. However, we were given access to the room with the clerk present. We went to the bedroom pulled back the sheets and the mattress had a yellow urine stain. I turned to the clerk and asked him do you see it? He said, yes. Our first time coming to your resort we also encountered a soiled blood stain mattress.I asked to be compensated for gas and dinner. They agreed but didnt keep their word. We have received nothing. Now they ignore the calls. No return calls.This type of horrible service and deplorable room conditions for a resort is unacceptable. And should be counted as a health risk.Horrible Conditions, M-************

    I want to share my disappointing experience with Boardwalk Resorts regarding my timeshare. Despite being informed by ****** Altar that I am past my rescission period, I still want to cancel my timeshare, which is fully paid off. The fees just keep increasing while the available destinations have become more limited. As a divorced couple on a fixed income, we do not want to pass this financial burden onto our children, who simply can't afford it. Additionally, we've found better and more affordable vacation alternatives, like ******* We never intended to use this timeshare in ************* and were misled into thinking we could exchange it for a variety of locations worldwide, which has not been the case. Its become a financial drain, and we wont be utilizing it. Overall, I feel like this timeshare is wasting our money and putting unnecessary stress on us. I would not recommend Boardwalk Resorts to others considering a timeshare.>>>>>>

    They are sending out promotions that are scams. After you pay, then they have requirements that are not mentioned even in the fine print. This is after taking the money off my card. Then they required you to make a minimum of $60,000 a year after taking the money off my card and my husband and I booking the room. After telling me, I did not qualify you dont even get your money right back. This is a complete scam because if they let people know upfront, a lot of people would not pay for this. Why would I ever have to Make a minimum of $60,000 a year to pay $60 for a room. This is completely ridiculous. They should start promoting these things if they are not going to be upfront with people before taking money from consumers.

    I am writing to formally express my dissatisfaction with my timeshare, from which I am seeking to be released. Despite numerous attempts to cancel, my requests have been consistently ignored. The financial burden of maintaining this timeshare is now untenable, especially as I have to manage and fund repairs for our house and grounds. Additionally, with my responsibility as the sole caregiver for my 95-year-old mother, who is gradually declining, my financial priorities have shifted significantly. I find more viable vacation options through Hilton Honors points or other discounts, making the timeshare not only difficult to use but also unappealing. Paying over $5,000 annually for a vacation I cannot enjoy due to financial stress is unjust.
