We closed on our D.R. ********************** home in *****, ******, with several items listed in our inspection report that were promised to be fixed prior to or shortly after closing. Despite repeated follow-ups, many of these items remain unresolved over a year later. Early on, we were told these issues would be addressed around the 11-month markbut that never happened.Some of the issues include:- A cabinet that fully separated from the wall and remains unrepaired.- A missing bottom panel under our kitchen cabinets, acknowledged during a walkthrough but never fixed.- Damaged kitchen floors caused by D.R. **********************'s subcontractor.- Poorly repaired or unrepaired drywall and cracking throughout the home.- Two separate professional inspections confirmed that the front concrete is improperly sloped toward the house (a known drainage issue). This was listed in the inspection before closing and never addressed.- Damaged roof shingles were identified before we received our keys and left unfixed for nearly a year.- The paint/drywall team was never scheduled correctly, and we are now being told they will not return. In addition to the lack of work done, the customer service weve experienced has been deeply unprofessional. ****** and ****** have repeatedly ignored calls, failed to follow up, and provided misleading or conflicting information. When pressed for answers, they responded rudely and dismissively. We were even accused of causing damage to areas our children physically cannot reachwhile D.R. **********************s own subcontractors admitted the damage was due to poor installation.Business Response

D.R. ********************** contracts a ********************** that violates the covenant of the community. There are documented instances of failure to complete required maintenances and problematic communication with the property manager. Attempts to raise these concerns to D.R. ********************** has led to no resolution. Security footage shows the pool is not being maintained at the frequency the *** claims. Last summer, a toddler pooped in the pool. At the end of the week there was still ***** matter present. If the facility was being maintained 3x a week as claimed, there would not be ****, leaves, bugs, and construction dirt. Lack of funds was sited as an issue but we are spending over 30k annually to upkeep the D.R. ********************** grounds. Further citing lack of maintenance, I told ******* of D.R. ********************** that there was an explosion at the grill. ************** ********* determined the hoses faulty & not properly replaced which led to gas accumulating in the chamber. Due to this, a resident suffered 2nd 3rd degree burns. The *** was asked when the grill was last serviced, they responded never due to infrequent use. ******* told me she was aware of the fire and that the issue was adequately handled by the ***, D.R. **********************, and the respective insurance and legal teams. That is a lie. ******* was unaware that she was speaking to the victim. We did not pursue legal, medical, or insurance claims. No agent of ours made any attempts at communication with the aforementioned parties. We were also never contacted. Instead, the *** covered their tracks and removed the grill within 24 hrs hindering further investigation by the fire ***** *** tacks on baseless fines arbitrarily and refuses to be transparent in the policies and procedures that lead to such fines. I was fined for having cars in the street while out of town with said cars. The property manager urges grown men to harass and follow teenaged boys AT NIGHT. There is a laundry list of concerns documented with written, photo, and video evidence.Business Response

I submitted a warranty repair request on March 17th, 2025 because the ceiling in my garage has water damage, mold, and it had a big crack and was actively dripping water. I've had 0 response in regards to my issue. I contacted the emergency plumber number that was provided. They came out and cut a massive hole in the ceiling of my garage just to find out that one of the pipes that connects the two sinks in my bathroom above the garage is completely busted. The guy that came out that day couldnt do anything about it because he said that hed need to rip the vanity off the wall. He said that someone would be out the next day to fix it. Nobody came. I called the plumbers again 2 days later and they sent out 2 more men that just came into my home, looked at the problem, and said theyd be back the next day to fix it. Its now April 23rd, 2025. I still have yet to receive any response regarding the warranty repair request I submitted in March. I finally received a phone call today from someone thats going to come repair the pipe tomorrow, April 24th. (Fingers crossed someone actually shows up). But the lady on the phone informed me that they can ONLY repair the busted pipe. I still have a hole in the ceiling of my garage thats surrounded by mold. Along with mold thats lower down on the wall. And after tomorrow, I will most likely also need a new vanity in my master bathroom. I purchased this home BRAND NEW January 24th, 2025. Its way too early to have these kinds of issues and Im so beyond frustrated.Business Response

Screws keep coming loose or falling out of the cabinets. Recently had all the screws fall out of the bracket in one of my kitchen cabinets. I submitted a claim through their warranty site but I have not heard back.Business Response

When I purchased my home it was conveyed to me (and my neighbors) that there would be no back fence neighbors. It was a huge selling point to myself and others. Now they are stating they plan to build in two weeks behind my back fence. I have an email from my sales *** where he states there was no plan to build behind me and there is even a flyer for homes down my street that state no backyard neighbors. I feel I was sold my home on false information if they do choose to build behind us. I would like the resolution to be that they DO NOT build behind us as advertised.Business Response

The response made is extremely vague and does not address my personal complaint. If you advertise no backyard neighbors that advertisement should be upheld. Ive had ZERO clarification on whether or not I will have direct back yard neighbors. Since my complaint was filed, ****** ******** has stated there WILL be a green space behind my fence and after the green space the community will expand. Is this true or not? Vague responses are not a solution or effective communication especially when it comes to business. Ive reached out numerous times to have communication and no one will speak with me.

Selling someone a $270,000 home and then refusing to address the issues surrounding the advertisement of said house is extremely stressful and exhausting. All warranty requests that were submitted during year 1 have been completed and no warrantable work remains. I am rejecting this response because:As I mentioned before: Im tired of them coming with the same thing every time they show up. They never gave me a report about where exactly the smell was coming from (just hoping it wont come back in the future). Now its back. They always come with the same machines to do the same process, checking the same areas... they dont check other parts of the floor where the water could be coming from, as if it might be coming from another townhouse or something. Theyre checking the same thing over and over.

I am rejecting this response because:For you, it's just another house but this is my home, one that Im paying for with my hard work, and its the home of my daughters. If you keep searching in the same spot with the same tool, I dont think youll get different results. Ive had a crack in my garage that I reported before signing, and the garage still hasnt been fixed. **** did a lousy job because, in his own words, I build them, but I dont live in them.
If my furniture, health, or any part of my house is affected, DR ********************** must take full responsibility and cover all costs. This is a brand-new house, and I shouldnt be dealing with this situation. I need additional inspections. Water must be coming from somewhere, and you just keep coming with the same machine, checking the same spot every time. This is like a mini hillit could even be coming from another townhouse since many are attached.

hi,I have been informed by this company that there is nothing wrong with the grading or leveling of my backyard, but it is uneven and not correct. Other neighbors in the community have reached out and their issue was corrected. I like to have my backyard grading leveled as due to this it's impossible to walk in the backyard without tripping into these hollow spots and always end up with foot or leg pain. or injury.Additionally, they have placed a sprinkler next to the house corner which if used then it will cause water damage to the house and it has no use of being placed that close to the vicinity of the house. I am writing to file a formal complaint against D.R. ********************** regarding a serious and ongoing issue with the flooring in my home, which has been unresolved for over two years. The issue was first identified within the first year of occupancy in my newly built home, specifically regarding the unlevel flooring in the great room. Upon notifying D.R. ********************** of the problem, they acknowledged the issue and agreed to fix the flooring. However, it took over a year for D.R. ********************** to send a team of contractors to address the matter.When the repair team finally arrived, the work performed only made the situation worse. The contractors hired by D.R. ********************** failed to properly address the underlying problem, and as a result, the subfloor has become unstable, causing the floorboards to separate. The floor is now in worse condition than before the attempted repairs.Since then, I have made numerous attempts to contact D.R. **********************s customer care team located at **********************************************************, at **************. While they have assured me that they would send a team to complete the repairs, no service appointment has been scheduled, and the issue remains ************* a homeowner, I am deeply dissatisfied with the level of service and the ongoing failure to rectify the flooring problem.
