      Weve spent well over a year trying to get out of our timeshare ownership with Vacation Village. We have contacted a number of people and have jumped through a number of hoops trying to get out of this timeshare. Just as we were starting to see the light at the end of this long road, Vacation Village began to play more games. We had been waiting for months for someone to get back to us after submitting information for a hardship program they supposedly use to cancel timeshare ownership obligations. When they finally responded, they told us it would take an additional 3 months to get an answer!There are several issues with forcing us to wait so long for an answer to our request. The biggest issue we have encountered while being owners is the recurring annual fee that continues to rise with each new year. Paying a bill that keeps increasing at random rates would be annoying for anyone to deal with.Dealing with it while dealing with everything else life has thrown at us has become too much. Please help us get out of this mess with these people! We do not want to be responsible for another maintenance fee when we are so close to being done with them.

      I am submitting this complaint with the hope that it will be acknowledged and met with a response that leads to an amicable resolution. I purchased a membership with Vacation Village in 2004, and I am again formally requesting the cancellation of my timeshare membership.I am now retired, living on a fixed income, and facing mobility issues as an elderly individual. I have only been able to use this membership twice over the past 14 years, and I do not anticipate using it again. I am financially and physically unable to continue making these *********** previous communications, I explained that I felt pressured and overwhelmed during the initial sales process. The presentation was conducted at a rapid pace, leaving me little time to process the information, and I felt obligated to sign. Additionally, I was unaware at the time that the maintenance fees would continue to rise annually; had I known this up front, I would never have agreed to the contract. I was also misled to believe this was a property purchase when, in fact, it is simply a membership where I own nothing but allotted time.Given these circumstances, I am urgently requesting a release from this financial and emotional burden. Please confirm the cancellation of my membership and send any necessary documentation to finalize this process.Thank you for your attention and understanding. I look forward to your prompt response.

      I am filing a complaint against Vacation Village, specifically regarding my timeshare contract with Palm Beach Shores. I believe I was misled and pressured into signing a contract that I now deeply regret.During the sales presentation, the representatives oversold the timeshare, making it seem far more valuable and beneficial than it actually is. They omitted critical information that would have certainly influenced my decision had I been aware of it. The representatives spoke so quickly and vaguely that it was nearly impossible to fully understand the information they were ************ a result, I am now burdened with a contract that offers no real value to me and only creates financial strain.       I am filing this complaint against Vacation Village regarding my timeshare. Over the years, I have made every effort to utilize it, but unfortunately, the negatives have consistently outweighed any benefits. At this point, the timeshare has become something I can neither afford nor genuinely need.When I initially purchased the timeshare, I was surrounded by three salespeople who applied intense pressure to get me to sign. I was not given a fair chance to review the contract thoroughly or address any questions I had. Furthermore, my judgment was impaired by the wine that was freely served, which only seemed to serve as a tactic to cloud my ability to fully understand the terms being presented.After nearly 20 years of faithfully making payments, I believe that my request to be released from this obligation is reasonable. I did not have a full understanding of what I was committing to, and my stepmother, who co-signed the agreement, does not speak English. We both relied on the information provided by the sales representatives, who failed to disclose critical details of the *********** the time of the purchase, I was unfamiliar with financial contracts and trusted that the company would guide us responsibly. However, the high-pressure tactics used in the sales process left us feeling misled and unprepared to handle the financial obligations associated with this timeshare. Key terms and potential costs were not thoroughly explained, and despite our best efforts to communicate, the language barrier made it difficult for my stepmother to understand any part of the agreement.For years now, we have been making payments for this timeshare, including significant maintenance fees.       Dear Ms. ********************** you for getting back to us regarding our complaint with the Better Business Bureau. Id like to clarify a few things and explain our concerns a bit further.


      While there was an error about my age in the initial message, the main issue remains the same: when we signed up for this timeshare, we didnt fully understand what we were getting into. The sales environment was very high-pressure, and key details werent clearly explained, especially since my stepmother doesnt speak English. She couldnt fully understand the terms, which made it hard for the three of us to make an informed decision.


      Weve made all payments over the years, including maintenance fees, but these have become more than we can handle financially. Although we appreciate the offer to help us use the vacation ownership, our real concern now is the financial strain. Wed like to discuss options to either end or release us from this contract, as we cant manage the costs any longer.

      I am writing to formally file a complaint against Vacation Village regarding the misleading nature of the timeshare sales process and the undue hardship it has caused my family and me. The buying process was very quick, and we made ***** decisions based on misrepresentations made during the sales presentation. We were misled about how easy it would be to use the timeshare and the number of properties available near us.Unfortunately, we have used the timeshare very little, and the likelihood of using it in the future is slim to none. I am now 89 years old, and in April 2019, I suffered a stroke, leaving me unable to travel as much as I did ********* make matters worse, my family has also been impacted by tragic circumstances. Both of my daughters, ***** and ********, lost their husbands in 2019, which has significantly affected their financial situations. Please be advised that Developer denies the severely untimely and baseless allegations that are now being made by Consumer.Consumer entered into an agreement with Developer to purchase their Vacation Ownership on or about June 14, 2011 this was more than thirteen (13) years ago. Making these allegations after more than a decade of ownership seems quite unreasonable.

      That said, Consumer no longer has any financial obligation to Developer. Therefore, if Consumer would like to further discuss their desire to relinquish their Vacation Ownership, they must direct their communication directly to the Association for which they have an ongoing obligation for maintenance fees and property taxes. The Association works with owners that are facing financial, medical, or physical hardships and Consumer may be eligible for hardship consideration. Although the Association is not obligated to accept the transfer of any owner's vacation ownership, they do work with owners facing hardships on a case-by-case basis. If Consumer is able to provide adequate proof of a hardship, the Association may offer payment options for maintenance fees and/or agree to accept the transfer of ownership and title of the Vacation Ownership.

Was the Consumer employed with GE Plastics or General Motors? Furthermore, Consumers Vacation Ownership is at Vacation Village in the ********** which is located in *******, *************; another one of our resorts, ************************, is located in **********,*************. We are confused as to why Consumers communication would contain contradicting and incorrect statements. It seems as though Consumer may have hired an unidentified and unqualified 3rd party to write this communication on their behalf and that the unidentified and unqualified 3rd party is intentionally providing false information. If Consumer has retained the services of an unidentified and unqualified 3rd party, we strongly suggest that the Consumer immediately request a refund of any money that they may have paid to this unidentified and unqualified 3rd party for their alleged services.

      I respectfully request a cancellation and potential reimbursement of maintenance fees and monthly payments effective immediately. This request is based on the factors below resulting in the struggle to use the service as originally described in our initial meeting.The few times we used the service, the properties designated at a gold or silver crown level were under construction or were well below the expectation of accommodations/comfort. Security concerns were a part of our disappointment.Examples would be open spacing to the outside around the frame of the door on the ground-level unit. Drywall, insulation, and caulking are necessary to repair. This was a safety concern as others could gain access to the unit. leaking water in the bathroom,non-working refrigerator, etc. A second visit through *** had further development/construction of the property which was not denoted at the time of booking Another point of concern was the additional fees that were not communicated during the sales presentation. With the additional monthly/annual fees the timeshare well exceeds our typical travel budget per year.? The last main concern pertains to the new programs that have been rolled out including additional commitment and cost to allow us to use what was considered the same level of service/accommodations as already purchased the above items are the key concerns related to our request for cancellation and reimbursement of all fees and payments made to date.They have not even answered any of my letters> I have included the latest.

      The absence of detailed explanations and the rushed environment created significant confusion.We trusted the process and the salesperson, expecting transparency and honesty. Unfortunately, this trust was misplaced, as we have since discovered discrepancies and omissions in the contract that were never discussed during the presentation. One of the primary reasons we decided to invest in a timeshare with Vacation Village Resorts was the assurance that it would be a valuable investment. However, our experience has been quite the opposite. For instance, when attempting to book a trip to *********, we were charged $777.00, despite the contract stating that a domestic trip within the ** would only cost $289.00. This significant discrepancy is both unfair and unacceptable. The promises made by ****** ****** regarding the benefits and advantages of the timeshare have proven to be either exaggerated or entirely false. The lack of transparency and the subsequent financial burden we have faced are deeply concerning. We were led to believe that our purchase would enhance our vacation experiences and provide cost-effective travel options. Instead, it has caused unnecessary stress and financial strain.Given these circumstances, we believe it is only fair and just to rescind our purchase and memberships with Vacation Village Resorts.

      We are writing to formally lodge a complaint against Vacation Village concerning their unsatisfactory response to our inquiry about a potential foreclosure on our timeshare property. We are deeply concerned about the lack of transparency and inadequate communication from the company, which has left us in a state of uncertainty and *********** their recent communication, **** **** from Vacation Village stated, "Foreclosure action will commence when we deem it appropriate." This vague assertion fails to provide any concrete timeline. Furthermore, they indicated that no further information is available at this time from anyone within the organization, which I find to be an unacceptable approach to customer ********** a responsible owner, I believe it is my right to receive timely and detailed information regarding any actions that may affect my property and financial standing. Clear communication is essential in such matters, and the company's failure to provide this has only exacerbated my concerns. We want to cancel our timeshare and have been trying to work with them since May 2022 to relinquish our timeshare and they are unwilling to work with us! Thank you for your attention to this matter. I hope that with your intervention, a satisfactory resolution can be achieved

      We have reviewed the Consumers communication via the Better Business Bureau platform and the allegations contained therein. We deny the allegations made in Consumers communication. All of the terms, fees and costs associated with the purchase were documented in writing for mutual protection. We stand firm in our position of no wrongdoing.

      Consumer entered into the Contract with Developer on October 21, 2019, and made approximately twenty-five (25) Loan payments until they ceased making payment on or about May 5, 2022. Since then, we have been attempting to resolve the outstanding debt with Consumer without any success. Consumer has made several false claims and allegations, and we have responded accordingly on multiple occasions. I have attached a copy of some of our communications that have been sent to Consumer,the latest of which is dated September 18, 2024. Our position remains as stated in our last correspondence.
