I purchased my home and October 2023 for over $275,000. During my walk-through, I let the Lennar team know that I felt that the counter was uneven and needed to be ***aired. They told me that this had been done and that I would not have to worry about any issues in December 2024 I reached out to my customer service *** ****** to let her know that my countertop that connects to my stove had become completely unglued and has a gap large enough to fit a quarter between the seams, she responded with its not under warranty. She then came to my home & expressed something not right and I can see that its crooked on top of it being crooked. The counter is not even on the edge. Youll see the photos the different variances of length on the edge of the countertop that faces my living room. My dishwasher also does not close properly and the edge of it will hit the cabinet because the dishwasher isnt in a straight area. I would like for Lennar to come and fix the wall and structure that holds my countertop so that it is even and my appliances can sit flesh in the spaces that are designed for them. I would also like my countertop to be ***aired and not just glued down because it is crooked and the issue will persist the space between the conjoining countertop pieces will continue to grow and become unglued overtime just as it has done now, the Lennar *** has the countertop company connect with me and after explaining things to her about the countertop and whats wrong with it the countertop company also agreed that just gluing it down will not solve the problem and it will continue to become unglued. ****** came To assess the damage, she also said something is not right, and Im going to send these over to my manager for further instruction. She then contacted me the following day and said, her manager, *****, advised to just glue it down rather than fix the problem. Ive not heard from the Lennar customer service *** or the countertop companyBusiness Response

I am rejecting this response because: although a corporate case has been opened. The counter is still not replaced or repaired. We have been in communication and I appreciate your efforts as that is Im sure the only reason ***** has come to my home for photos. I am still in the waiting phase to see whats going to happen next pertaining to the wall and crookedness.
Once this is rectified I will close this BBB case.

I had ***** come to my home on multiple occasions and tell me he got approved to let the countertop people come out. I asked ***** is they would be repairing this and he said they would come out and reseal this. Resealing is not going it fix the issue that the countertop is crooked that lines up with the piece that is currently detached. Since then, Jan 31, I havent heard anything.Business Response

This is just some of the issues in 6 MONTHS -Garage door issues, one of the doors would go up, had no clue what was going on. We would get up in the morning and the door would be open. Lennar came out and said its a lose wire. The garage came down on my car as I was backing out. I had to call the garage door company to come out at night to help get the door up. Because We could not get it to move. The tech that came out asked if we were putting the door down. I informed him we did not touch the door. I had a family member over and she said the door was up when she pulled in the driveway it was about 10 minutes ******** said the one of two things happened the system malfunction or someone garage remote was programed to mine. The door panel did get replaced and painted however the panel did not get painted fully. So, when the door opens you can see white at the edges. They dont paint the panel full due to it sticking to the trim. Seriously. I have damaged my car, and Lennar is not taking responsibility for the damage. ( Reimbursement damages and Gas and my time to get the bid)The local office or vendor are refusing to pay for the damages. Sliding Door that was moving in the sand store. The vendor FORGOT a few screws to secure it on the frame. Electrical issues Den light flicker, the next gen ******* fried my sons bed frame motor, and his light started to go on and off. Lennar sent out the electrician to him to tell me in the mail panel we had a lot of loose wire behind the brakers. (Fire Hazard).Customer Answer

The garage door company completed an inspection and found that this did not result from a faulty garage door. Lennar did replace the damaged garage door panel as a courtesy but denied to compensate for any car damage. Other items in the home were completed as well. Should you have additional items you'd like us to review, please be sure to submit a warranty request through our website.Customer Answer

I am rejecting this response because:
A garage door just does not come down all on its own. The door did malfunction.
Tech even said there was an issue.Ether a programing issue or a unit issue.
This is 100% unexpectable. What inspection was done. **** did not claim a latter to look at the unit. He only looked at the door and the damaged and reprogramed the remotes.NO inspection was done by **********.

I moved into a new construction home in may of 2024. Since I moved in I hear a noise coming from the roof/ attic that keeps me up at night and is very disturbing. I submitted a complaint with Lennar homes several times and they have not taken any action. I have a warranty on the home and they are responsible for fixing any issues. I am reaching out to BBB to get this issue resolved before my warranty expires.Business Response

Thank you for reaching out to us. I do see you submitted a case where this concern was listed. Our team reviewed the concern and found the noise is being caused by wind driven rain. I'll have our manager review this further to determine if there is possibly an alternate cause for the noise.Initial Complaint

I was informed multiple times by the leasing agent that I could apply for the unit using the offer letter from my new job, which I will be starting on January 13, 2025. I also made it clear to the leasing agent that my current income does not meet the requirement of three times the rent. Despite this, I was assured that my offer letter, reflecting an income that meets the requirement, would suffice for the application.Upon applying, I was asked to provide additional documentation, including bank statements, alongside my offer letter. Subsequently, I was informed that my application was denied because "Approve Shield," the third-party verification company, could not independently verify the offer letter. I was informed by my Job that they never received any calls. I asked the leasing agent, how could they "independently verify" an offer letter without contacting my employer who created the offer letter, and they advised me to reach out to approve shield directly. This lack of clarity and apparent failure to conduct due diligence raises concerns about the transparency and fairness of the application process. When I contacted Approve Shield as directed, I was informed that my application was denied due to insufficient funds. I clarified that this conclusion could only have been reached if they had went by my current income, which I had already disclosed would not meet the requirements. If they had assessed my future income as outlined in the offer letter, I would have qualified. Approve Shield did not respond further.additionally, I was told that the $100 application fee is non-refundable but that the $450 administrative fee would be refunded within 3045 days from November 21, 2024, the date my application was denied. It is now January 17, 2025, and I have yet to receive the refund after asking for tracking and updates multiple times. ******** Code *********, there is a cap on the application fees. the maximum application fee for an apartment rental is $50.Customer Answer

In 2021, my family placed our names on the interest list for the Grand Series homes at Lennar ************** with ***** **********. On January 10, 2025, we saw six new homes listed on the **** home sale websites, and the Lennar website. Excited, I visited the model home sales center with my wife and spoke with *****. She confirmed the homes were available but had no further details, mentioning the model could be viewed once completed. On January 11, 2025, my wife revisited the sales center, and ***** confirmed that the home we wanted was still available. We were then directed to contact ***** to proceed with the ******* money deposit. ***** confirmed the homes availability and scheduled an appointment with ***** for January 12, 2025.However, on January 12, ***** informed me that the home had already been reserved on January 10, with multiple backups. This was frustrating as we had been actively trying to reserve it since it was listed and were repeatedly told it was available. Despite being on the interest list for four years, we lost the chance to secure the home.I have since discovered that home prices on the Lennar website, home sale platforms, and the *** have been increasing, yet their status is not updated to reflect they are reserved or pending. Despite Joanas claim that the home was never listed on the ***, I have a screenshot of the listing (***# 0D26E7461468). It also appears Lennar employees are purchasing and holding these homes, further complicating the ************ a loyal Lennar homeowner, I am deeply disappointed in how this has been handled. The lack of transparency, miscommunication, and potential internal conflicts of interest reflect a failure in Lennars system. I am requesting the BBBs assistance in resolving this matter, ensuring fair treatment, and improving Lennars home reservation and sales process.Business Response

My concern is that water is improperly draining in my backyard, creating a constant mud pit. This issue was originally highlighted during my home inspection and I was assured it had been resolved. During my virtual visit with ****, he clearly stated that they would regrade the area and even suggested specific adjustments needed for my backyard. However, when ****** **** visited, his nonchalant attitude left me feeling that the problem might never be resolved. He informed me of a policy requiring rain for observation, but it can't be too much rain, snow, or other precipitation. While I understand this is a Lennar policy and not ********, the response that the policy won't be adjusted for my situation is unsatisfactory. I have lived here for a month, and my backyard has consistently remained a mud pit. After the recent snow, while my neighbors yard is dry and green, my yard still has wet, muddy areas, which suggests poor drainage. I could observe, as the snow melted, that water pooled in certain areas of my yard without any clear outflow path, unlike my neighbor's yard.I need this issue resolved immediately. I cannot enjoy my yard at all since moving in, and I need assurance that my concern is being taken seriously, rather than dismissed. Even if Austins role is not traditionally customer-facing, offering a better resolution is essential. I recommend people to really consider your options and do your research before moving forward with Lennar. This has been a horrible experience that should be a momentous occasion in life.Business Response

***** ***** spoke to the homeowner and explained that he will need to follow the process inspection after a normal rain for this repair. The standard is that ****** should not have standing water 48 hours after a normal rain fall. The last time the yard was evaluated there was no standing water per ****** and did not meet the criteria for a repair. We informed the homeowner that we could continue to monitor the yard after a qualifying rain event.Initial Complaint

In 2020, I contracted Lennar to construct a home in the development of ************* in ***********, which is part of ************ in ************. I moved from ********** during the Covid Pandemic and had to rely on others for monitoring the construction and completion of my home. Prior to closing, I had a Home Inspection performed. The Home Inspection Report indicated an issue with the roof construction among other issues to be addressed. The specific issue of concern was a *********** on the low sloped section of the roof along back and left side of the dormer. The report stated that the roof may leak due to these conditions.A roof leak has since developed in the area of concern. I contacted Lennar ****************** to address this roof leak. Their initial response was the roof item was Not warrantable and out of warranty. The Case No. ******** was closed without any contact with me to discuss the issue. I requested that the case remain open and contacted a supervisor. My correspondence was via email with attachments regarding the roof issue and a read receipt requested. I received an automatic response that my email was deleted without reading. No one from Lennar contacted me to discuss the reasons for my request. This is unacceptable action by your customer care department.I had three roofing contractors look at my roof for estimates of the repairs. All three indicated that they recognized the problem due to defective construction and poor workmanship.Business Response

We have water damage inside our walls on the 2nd floor of our house due to a structural deficiency when Lennar built our house in 2019. Water collects in an area of the roof that does not allow for adequate water flow. Over the past 5 years it has caused a leak that we were unable to detect because it was internal. I happened to be replacing a picture on the wall and discovered mildew and mold on our sheet rock. I then had a contractor come to the house and he removed a section of sheet rock and exposed the water damage. I have pictures of the problem area and the water damage. I contacted Lennar and they told me that it wasnt a structural issue and that I would have to pay to get it fixed. Upon me responding to them and asking for them to at least come out and see the issue and damage they proceeded to ignore me and not respond.Business Response

I am rejecting this response because: They didn't fix it under warranty otherwise it wouldn't be leaking. I have had 3 leaks for the same area They just come out and put a bunch of caulk and leave. they didn't even do a water test when i asked them to. they said i can do it on my own and call them. Then they know they added so much caulk knowing that caulk isn't under warranty. but if they just had better workmanship this wouldn't be a problem. I have attached some pictures of the workmanship. If that's how you leave house you should add to your website.
