I purchased a house from Lennar here in ***********, **. Since I buy the home I was already feel mistreated. When the house is done and do the walk through, the house was dirty and the sales person was giving me excuses. When you buy a house, you do final walkthrough and the house should be clean like no dirt, spiders, spiders webs and they did not correct all the questions still was wrong with the house when it was inspection. I feel that they did not help or make me feel comfortable. I feel they pressured me into getting the house. If I have my choice now, I will not go through with the process. I have because I was Asian, I feel like I was mistreated.Business Response

I bought my home in May'2018 from Lennar Homes. I was the first time buyer and original home owner. The Garage doors I have started peeling and cracking on the vinyl skin. I contacted the door manufacturer (***** ******) and they told me that such defect is covered for 15 years as per their warranty, however I have to go through my home builder (Lennar). When I contacted Lennar, they said that they cover it only for 1 year and I have to go through the home manufacturer.I feel very helpless as the home builder (Lennar) wants me to go through the manufacturer (***** ******), and the manufacturer wants me to go through the home builderBusiness Response

I am rejecting this response because there is no resolution for this issue yet. I did receive a call from Lennar (******) asking me about the details of the issue. He told me that he would get in touch with the local installer (Sac Town Doors) and work towards the replacement of garage doors. While I appreciate Lennar calling me, I want to keep this issue open as it is still not resolved and I have no timeline for the replacement of my garage doors.

On 10/16/2022. Viewed home with Lennar Building. Met with *******************, property ****************************************,** *******pm. At 7pm received text to sign quickly before 7pm to get deal for home. Was told approved for loan by ******, and ***************************** on 10/16/2022. Then told to send in ******* money *****. Sent in at 8pm 10/17/2022. ONLY after being assured I would not lose ******* money. I came to them with pre-approval from another lending company for a **** loan. I was told by ******************* all monies was secure. The next day 10/18/2022 received email from a loan specialist stating I needed to do several financial fixes prior to loan approval. Lennar mortgage was constantly checking my credit. At this point I was upset because I was lied to about approval for **** loan. Also, on the other hand my current situation was not working for the timeliness in which I was told was 11/4/2022.. The house was supposed to be ready by this day and I was informed after paying ******* money the 14th is the closing date. Point due to 1. Timeline of closing date major changed date lied about. 2. Lied about type of loan approval .3. Lied about loan approved.4. Rushed into purchase signing. After this all being a farce I viewed videos about this company and the complaints are vast..I told ********************** wanted money returned due to financing not being upfront and *****************************,sent a disclosure with fha loan checked off for loan type not the **** loan.Less than 24 hours asked to return ******* money. Receive several emails called a Release where the electronic statement said seller keeps *****. The legal team keep saying in text funds will be returned. 10/31/2022.******************************* calls and states will not be receiving funds because of signing contract. I asked her do she think it's legal to steal money in less than 24 hours. I am rejecting this response because: I need a refund I was rushed into this situation and lied to. Upon viewing document the wrong loan type is applied I applied for a USDA loan. I told the seller this. I see FHA was checked in the disclosure. I was told the home would be ready the 4 of November also a lie. I have several communications that say from ***************************** stating application complete for the wrong loan type. I told the loan specialist I was not financially able to continue the fixes she recommended to quick fix my credit. I told ******************* I thought my financing was solid. Only to get a text stating to show proof of car being paid off. I was with Supreme Lending and that was my loan officer there advice. I was not told this by Lennar til after I gave ******* money. I was led the in less than 24 hours into not trusting the Lennar Team. I decided because 1st it was not a feasible financially. 2nd The Closing date was not on the 4th of November. **************** knew that when he rushed me to sign before 7. 3rd The loan type specifically sought after only was a USDA loan that was clearly stated that is all im interested in moving in a rural area if do not qualify not interested in the home at ***************************************. 4th the lie I have the text where I asked *************** verbatim about losing ******* of ***** he text no.Lastly, Manager ******************************* called 10/31 /2022 : she was not understanding at all rude robotic to point. I asked for ******* return in less than 17 hours. *************** put the ******* amount in workup sheet himself without my already providing it on 10/16/2022
I provided the ***** after contacted several times a day after viewing a undone house only becsuse I was assured i would not lose ******* money. I was told i would not. Even ******************** stated i did not finish finance. I could not do the things financially required i was not equipped financially to do so. Financially as i told ****************** from a financial situation i was not able to afford the home and i also told her i had buyers remorse after viewing all the complaints on Lennar building. I also, asked her was the house sellable and how long did i take the house off the market.
Basically on the 16th after 7pm because I had not actually give money until 17th at 8pm on the 18 th at 1:30 pm I told seller in text do not want this home. Please return ******* funds because the contract was stating FHA loan and the closing date had changed 2weeks out . That was not a surety and as I let my wife tell *************************** I did not know I had other financial things to do quickly to get what loan i dont know.
This doesn't even make sense it seemed unethical to me walk thru an undone home 6pm rushed to sign because of incentives not defined sign by 7pm. ****************** supported her selling agents tactics. Im a first time buyer I did not know I was redoing a mortgage loan application with Lennar Mortgage. The ****************************************** sent forms electronically that application was approved. Only to find that was a lie. I did not feel the need to continually send in documents when the Loan Specialist stated I needed to fix my credit to get My USDA loan. I told her I thought I had the loan. No I needed to fix several things quick to get a credit score boost. I was not able to financially do what was needed. I was not willing to manipulate to get whatever Lennar Mortgage was attempting to do. I told ****************** as I told *******************: this is not a good financial decision for me. Due to the fact that I was not versed in home buying the quick jargon and misleading information pressured me into signing and sending money on the word of trusting a seller or Lennar Homes.
Therefore, I reject this decision of no ******* refund of ***** dollars there is no way that I cost Lennar money in less than 24 hours. However, to get ***** I had to drive two weeks to earn that money Lennar is casually just taking from me and others.
Just sound business ethics ******* money should be reurned.

I was contacted by your loan officer specialist *************************** who explained that I needed a score of ********************************************************** this amount of time. I was not approved for the **** loan I requested which was the only loan I applied for. I told **************** I was not interested in any other form of loan. He understood that is why he and ************************************ reworked some worksheet for a second look over. After,being informed that I needed to complete other financial things in order to receive the **** loan I told ***************, ******************** and ***************************** I did not want to proceed because I was not able to financially do the credit fix ********************* explained needed to take place to ***** me **** approval. I was not approved for the **** loan I did not proceed to not waste Lennars Time sending in information to verify financial things on my behalf because I saw that ************************* paper work dictated a FHA loan in which I did not ever agree to. So see the misleading and the goading to continue to send in documents to apply for loans I did not ask for was not beneficial to me. Lennar was running my credit constantly seeking something but I was not approved as I thought initially for the loan I asked to get that property with A **** loan. It's appropriate to say I did not supply documents ,it made no feasible sense too because I was already instructed and told thru and email that I needed a better score to secure the loan I applied for and as I told ******************** and ************* who both stated we will cancel this on our end on the 18th of October. So why would I send documents when I was already told I was not approved and needed to do this and that according to ********************* THE LOAN Officer *********** These people are hired for quick credit fixes this is there specialty I did not want to participate and financially it was not an option to do a formulated fix credit scheme. This is the truth of the matter. Lennar rushed me I felt rushed, I was mislead , I signed in a rush, my fault but I halted when all was not aligning. The law does not say if financially the loan does not get approved I get my 2 **** ******* refunded. Yes it does. What loan was I approved for. Show me I was approved for the **** loan. If I would have been approved for said loan I would of moved forward with the home buying process. Even though the close date was fabricated. Even though the seller was not honest. Even after reading 900 negative reviews in a year written by current Lennar Home owners detailing all the failures and struggles they are experiencing. However, I simply did not understand the your approved but not approved do this quick for this to be done. Lennar states I was approved ??? Really for what loan type?

I purchased a Lennar home in June of 2022. During the walk through, there were a lot of items that needed repair. One problem I noticed was that first and second floor wall cut outs were not aligned with one another. I asked Lennar representative about that, he told us it was supposed to be like that. The frame wall was very obvious and I didn't believe the builder cannot see it, so I trusted him and just let it go. This month they are building the same type home in another location and I went to check, I was shocked to see that the new home they were building had perfect cut and all the structural components looked good. I immediately submitted a ticket to ask Lennar to fix it. They said it was cosmetic in nature and we should have brought up at closing (which I did but the Lennar representative said it was supposed to be like that so he didn't document it), then they just closed my ticket. I couldn't believe they considered this as a cosmetic issue. The walls are not aligned, which means they must have missed some structural components and it will cause damages to load-bearing portions of my home. I spent so much money on this home during this difficult time and it's only a few months from closing, they don't want to fix this huge issue even within one year warranty. Their warranty excludes a lot of items, but I didn't realize that they can just classify any items into the exclusions they want. I'm not feeling safe living here now as I don't know if someday the wall on the second floor will fall down. I can tolerate the small problems but this one is the issue of safety. I took pictures when my home was still under construction. They can clearly see how they built and I don't even know how this passed all the inspections they claimed. I booked a new construction from Lennar (https://www.lennar.com/new-homes/**********/*******/*******/montevallo). I booked the home seeing the site which only had foundation at that time. I paid $70k in earned money. The seller agent mentioned that there will be 3-4 stairs from home to the backyard and the stairs will stretch only about 3-4 feet. In the final plan, Lennar constructed 7 stairs which is about 7-8 feet into the backyard. This is not something what we discussed while booking. I brought up the issue to the seller agent and the agent shrugged off the concern stating that the contract says that Lennar can make modifications on their own. He also refused to refund the ******* money or make modifications to stairs or even adjust price of home to accommodate the change. The company is not at all co-operating and is taking advantage of customers. I request Lennar to look into this matter and resolve the issue.Business Response

Thank you for taking the time to review my complaint against the builder of our home, Lennar Homes, a subsidiary of U.S. ***************** as well as Lennar Mortgage. This is our third new build and have never experienced the level of negligence, inattentiveness, and overall incompetence that Lennar has exhibited.We purchased our home for $461,709 which was approximately $62K over asking price and were forced by Lennar to close on the house on 8/26 or else Lennar mortgage was going to extort more money out of us to keep the rate locked. They already did it once prior by delaying our close and making us pay to extend the rate for the 8/26 closing. In addition, they scheduled the walk-through only minutes before closing, forcing me to rush through or risk miss closing. As a result, there were items that I had to follow up on incessantly to get addressed after closing. Nonetheless, it is now exactly two months later and we havent received our shower enclosure, nor any date for its delivery. This is only one facet of the h*** Lennar has put us and many others in our neighborhood through. Nonetheless, we just want a complete home or, at a minimum, proactive communications from them as to a date for an install. Also, whoever issues the local certificates of occupancy should be investigated as there is clearly either a break in the system or there have been bribes/payoffs from Lennar. Theyve delivered countless incomplete homes that range from highly inconvenient to 'hazardous-to--occupy'. Ours was latter until approximately 45 days after close.Needless to say, their (in)actions continue to result in emotional distress to both my wife and I. I purchased my home from Lennar developer in December 2021. Upon receipt of the home there were multiple issues with the home. My front door was left wide upon and my peephole was missing/never installed (anyone could have came into the home prior to me). My main backyard gate was broken by the builder due to incorrect installation to community gate, a glass shower shelf was missing. These were fixed however, there was also a missing shower glass door (just one of two). The warranty rep earlier this year stated they would replace it, stating bulgars have taken items from other homes too during the construction process but then stated his boss declined to replace my shower door. I have contacted them many times with no follow up. I have slipped many times due to the excess water that has gotten on the floor. Im concerned this is a fall risk and for my floor being damaged due to the missing glass door and excess water. *** paid a lot of money for my home and they have given me the run around. If the company they used Artist glass and mirror forgot to place the glass shelf in my guest bathroom and as per their warranty **** ********************************** other homes has been burglarized, Im not sure as to why this issue is not the same. Or why its not considered important to fix especially with the fall risk at place. BUYERS please be aware that Lennar is not a great builder and does not work with its buyers (that basically keep them in business) as they state they will. I have had many issues and it takes weeks for them to come or theyll come after a scheduled time and blame it on you! Again, buyers please do your due diligence prior to closing. After your walk through if possible, have someone stay at your home (yes outside in a car) until you get your keys because theyll deny any wrong doing or missing items (although there is 2-3 day gap between walk though and keys, as I stated my door was open upon arrival). The only issue that you are concerned about is one of your shower enclosure doors in master bathroom that is missing. Lennar always wants to do the right thing for their homeowners. In a effort to ensure that we do the right thing with you, I have agreed to have the door replaced. I will reach out to Artistic glass to get that scheduled. As I mentioned this is a holiday week, so I will not be able to get an answer of availability till next week. Please email me your availability for the coming week so I can start to coordinate.

We started building in 11/20. Our salesman *************** was terrible and did not keep in contact. Many things were changed without our knowledge and when we expressed our frustration we were told they would sell the house to someone else then. We used Lennar Mortgage w/ ********************* was our loan officer. She was not responsive or helpful and took days to get back to us. She even went on vacation without telling us or giving us alternate contact information. After moving in we noticed many things that needed to be fixed/replaced. At this time ***************** and ********************* were our points of contact. We were encouraged many times to wait until our one year to havent things fixed. Then **** and ***** abruptly stopped taking our phone calls/returning texts. After weeks of no response from them we started working with *******************. *** assured us he would address our concerns and make things right. However, our experience with *** has been anything but satisfactory. He too encouraged us to hold off on things until our one year ***** which was a mistake on our part and seemingly part of their game. Over 18 months later we are still waiting for things to be fixed that were reported to Lennar within the first week of moving in. *** fails to respond to text messages regularly. He does not keep on contact unless I repeatedly reach out, and even then things go unresolved. We naively allowed *** to make some repairs himself which was also a mistake as he did a terrible job. He routinely schedules trades without informing me and they just show up at my home. Trades have not shown up to scheduled appointments over 10 times in the past 18 months and each time he has some some kind of excuse or blames it on them. He routinely bad mouths the trades and the trades do the same. We have asked for contact information so we can make appointments ourselves, but he will not give us the information. We have even reached out to his supervisor, *********************** on several occasions w/ no response.Business Response

I purchased my house from Lennar back in 05/2020. Since the final annual checkup for warranty service, I have been going back and forth for all warranty requests to be resolved. Currently, there is one major issue regarding to the bulging of the seam lines on the ceiling in the living room to the kitchen. The person whom I'm currently in communication states that he (***********************) only agrees to fix just one seam line and not the other seam lines and will paint the entire ceiling (the only problem with that is that if the other seams show early signs of bulging then eventually it will continue to worsen). I never agreed to just one seam line as the bulging from the seams are early signs of it going to get worst. As time goes by, it has gotten worst. In addition, my master bedroom is showing a 5-6 inches of bulging from the seam line.I have felt discriminated and also being retaliated as to how long this the matters are being resolved. Below is partial email I sent to *********************** today.****,A refresher, you and ****** came because the previous representative was rude and made statements of accusations that "someone could've kicked" causing the damage side cabinet wall in the Next Gen. That's when you two got involved because I submitted another request complaining about the treatment. I've explained multiple seams before that. If you can't do that, please provide me with whom I need to contact.Whatever you are stating, is completely unacceptable because it's not just one seam that shows bulging from the seam lines. I am rejecting this response because:There is a reason to why it has reached a point where I have to find ways to get my warranty issues resolved. Below is the latest new communication that I've submitted to your company and an email sent to *********************** (for record keeping).
BEGINNING OF COMMUNICATION.
I've received 2 emails responses on case #******** and #******** stating that the issues are being addressed in case #********. This is becoming a common practice with the experiences that I have experienced so far.
First thing, you should not be closing out my requests when all requests in the requests are not answered. I requested to initiate a complaint. You need to provide me with your company procedures in initiating a complaint (which it is being ignored or resolved by "we are closing Case ********..."). That is unacceptable and it should not be ignored. I requested for records of all warranty requests that was submitted via your website (still no response on this).
This matter should not be handled by **** or ***** or anyone that have been involved with the warranty requests. *****'s pass responses have been delayed and even ignored my communications. ****'s have made a statement that I would agree to only fix one seam line when there are multiple seam lines that shows bulging on the ceiling in the living room to the kitchen to which I disagree. These bulging bumps on the ceiling are signs of workmanship. Some are light and some are more advanced, and eventually, the light bulging seams will get worsen. Don't fix it by putting a band-aid (as indicated by painting the entire living room to the kitchen) on it when you know eventually it will worsen. I can also recall in the early stage of warranty submissions that I mentioned the lines in the master bedroom and was told "wait until the annual warranty to submit..." And now, there is a bulging at the seam line in the master bedroom that is about 4-5" inches which enforces my belief that whomever you contracted to do the sheetrock didn't do a very good job because it's showing in my living room, kitchen, and my master bedroom.
My experience with ***** and **** has been unpleasant (not of my choosing but as a result of their actions) as with your previous representatives. I have never been rude or disrespectful to any of your staff but it has now gotten to the point where it's actually becoming uncomfortable and causing me stress in interacting with them. I request that your company have someone else that was never involved in this matter to handle this warranty issues. I've taken time off work to make sure the warranty work can be completed and I should not have to do that multiple times.
I request that:
1. Provide me with all warranty request submissions that I've submitted to your company via your website.
2. Provide me with the procedure / process on how to initiate the complaint process.
3. Have someone else in your company to handle this matter.Just like anyone, I should be able to interact with your company with respect and dignity. We have an agreement, we purchased the house that Lennar built and Lennar have the duty to honor warranty issues that comes about.
I never felt that I need to reach out to other agencies to get help in this matter because I believe that in good business, we should do what's right and treat others how we want to be treated. I've gotten to the point that I HAVE to start reaching out to get answers and get help in this matter.
In summary, DO NOT close out requests that have not been resolved.END OF COMMUNICATION.
Until all matters are resolve fairly and rightfully then I see this issue is resolved. Through multiple experiences with your representatives, I've been ignored, brushed off, and it feels light I have to pull hairs to get these warranty requests done when it should not be that way. I request that if my request above is not answered that you provide me with the proper contacts to follow up.

Lennar homes had contracted with me and had cancelled the contract. This was done strategically during COVID-19 to increase the value of the home. The sales price was $251,000. We contracted at that price. Then they had cancelled the contract and increased it to $334,000 approximately. The excuse they used was the outside lender had a "Full approval" but not a "conditional approval.". So they decided to terminate the contract. That left me without a home! That was an excuse to increase the equity in the home and to unfortunately s**** over customers like myself. After reading all of the complaints and ******* videos it is obvious I am NOT the only one this has happened to. I was then discriminated by lennar and refused the opportunity to buy a home in any of their communities. They said that I had failed to lock in a home. These are all lies. Our team reviewed your history with ** and found that you were under contract for two different Lennar properties, one in ****** and one in the ******* Division, both of which were cancelled. Unfortunately, none of the details you provided match up with our transactions. The purchase of **** Bellissima was in June of 2021, at a price of $449,290. However, the ******* Money deposit was rejected and you never provided a replacement, so we cancelled the Purchase Agreement and ultimately re-sold the home for less, $440,490.
The ******* Division cancelled the Purchase Agreement on the second property due to mortgage approval issues. This was home **** ****** Draw Ranch Trail with purchase on 1/8/21 at $315,990. This home ended up being purchased by another buyer on 8/23/21 at the same price: $315,990.Customer Answer

I am rejecting this response because:. There were no mortgage issues. Lennar has consistently cancelled contracts and gave multiple reports against them especially during COVID-19 to increase sales price and cancel agreements for that purpose.After attempting to contract again, Lennar decided not to go with me and citied an issue unrelated to purchasing the home. This is discrimination.
