We bought a new Lennar home a little over 3 years ago. We have another leak in our roof into our guest bathroom. Lennar says out of warranty. They said call the roofer *****. ***** looked at the roof from the ground (no ladder) and said it was wear and tear and said it would cost $1000 to fix. We opened another complaint with Lennar since the work their sub Contractor did was not satisfactory and now we have another leak in same bathroom. We have communicated with Lennar twice and they are saying its not their problem. How can a builder walk away from my brand new build where we have had leaks in the same bathroom and the house is three years old ? we have not heard back from Lennar in over two weeks and we are wondering what our next steps are? Thx. The complaints emails have been coming from my husband who is GRAEME *******. His email is *************** And his number is ************Business Response

I am rejecting this response because: it does not give a timeline as to when someone is going to be in touch. I have a water leak in my roof, it is a summer rainy season, and the roof contractor has been out and giving us a quote which we do not feel that we should be obligated to pay we would like somebody within Lennar to give us a reply as to what they will do with our roof since our house is only three years old And we are the original owners

Our management team reviewed the situation and stand behind the denial due to the fact that roof leaks are not considered structural. There is nothing further for us to do at this time.Initial Complaint

I purchased my home from Lennar in Aug 2020. The home was a prior model and we immediately started having issues with the ** unit not cooling properly and continued to work through their partner *************** in *************, **. I continually had the company out to my address for issues and each time it was something else wrong with the system. We only received a 1 year warranty because Lennar did not register the Lennox HV** system we were stuck with just a 1 year warranty from what was left over. As we neared the 1 year **** I kept reaching out to ****** at ******************** at ************. ****** was my main point of contact. I have texts from both. As Aug 2021 approached I was not able to reach anyone to perform the requested heat load test on my HV** system. I have a 3 ton unit for a **************************************************************************************** electricity because the unit is constantly working overtime to try and cool a home that is too large for the current 3 ton HV** system to handle. I never got the approval for the HV** heat load test. I am incurring the cost of this with another company and would like the resolution of Lennar to upgrade my HV** system to the appropriate size unit. In order to try and help with cooling our home we have installed solar screens on all the windows, added extra insulation in our attic. 14" above the garage where there was none and no wall to block the heat from the rest of the attic and another 5" on top of what was already over the rest of the house.Business Response

I purchased my home August 3, 2021, the purchase process was normal and the build process was also as much as COVID would allow. We are now approaching the year **** and for the last four months my **** as well as a decent number of neighbors through the neighborhood have had significant increases each month to our electricity ****. It started out normally averaging ******* however the last four months it has slowly climbed ***** bucks each month, July's invoice is expected to reach ****** per ***** projected usage. These homes are sold as energy efficient however when inspecting the ***30", should be R-38 as Pasco county is in Climate Zone 2, per the national insulation chart, the level was inconsistent around the attic space, lennars subcontractor is expect to come out and put in additional insulation, which will be nice, however it doesn't help the small 3.5 ton air-conditioner that was installed. We were assured that the house would maintain its temperature with that size unit and that we would be efficiently cooled however we have temperature variances all over the house and in spite of the sub contractor coming out and checking the system, the house can't maintain temperature. They have performed an air balance as well as checked the temperature variances, we have a 1-2 temperature difference in some of the rooms but the unit is literally running ALL DAY every day. According to Duke average power consumption is 1.75-2.5 Kilowatts per hour, we are drawing 3 or better. We have tried turning the thermostat up and dropping it to help with mid-day Temps being so high ans turning it down in the evenings ans the unit has to work so much harder which was causing the **** to spike. How this home is efficient when we are so close in square footage for the reqirement for a second AC unit but more over how it's okay that when I touch a wall upstairs that isn't in direct airflow it's warm to the touch, or when I bring it up to the rep, he says nothing can be done for thatBusiness Response

I submitted a warranty request for my stucco. I signed the work authorization that stated repairs will be completed within ****************************************************** April. It is now July 20th and the work is not completed. I am disappointed in the progress and the workmanship of the stucco repairs. There are stuccos in area that shouldnt have stucco. I feel like the crew rushed their work in the 3 days they were in my property. While at my property, they took down all the gutters and crushed 2 of my down spouts for the gutter. I have tried to contact the area manager to see when the stucco crew will be back and he has not responded. I would like a Lennar supervisor to supervise the repairs going forward. I would also like Lennar to replace my gutters. Ive also noticed the stucco they used seems to be absorbing the rain water which is concerning. I would like the repairs completed to my satisfaction and in timely matter.Business Response

We moved into the Lennar ***************** in Apollo Beach on June 2nd. It has been a nightmare from day 1. Our brand new home is so full of damage and shoddy construction work that it is appalling a construction manager allowed this work to pass before we moved in. Dents in every wall and on all trim.Caulking and paint in places it shouldn't be.Chipped floor tiles.Dents and chips out of doors and cabinets.A sink that isn't even glued in.Ruined granite countertops because they assured me it was sealed. It is not.Dead lawn (we paid for the "upgraded" landscaping package)**** paint on white walls/white paint on gray walls.Caulking that just stops short of where it should end.Stucco and paint all over a brand new white driveway.Incomplete exterior paint job.Roller marks on EVERY wall in EVERY room.Paint drips down every wall.Finishing nails sticking out of woodwork.Carpet that doesn't meet walls. These are just a few things. I have been in my home for 43 days and the only thing that has been slightly repaired is my master bathroom drain and my carpet. I have a customer care rep that is almost impossible to get a hold of, doesn't return texts and is not helpful. I am constantly being told she's busy or waiting on responses from vendors. When vendors have showed up, they are unable to complete the job because their work order doesn't list the extent of damage for their trade. So they leave and haven't come back to complete the job. My husband and I marked all the damage with blue painter's tape and have been living like this since we moved in. We paid for a brand new house and got a poorly constructed, thrown together house. I am being told the damages are warranty issues, but getting anyone out here for repairs is virtually impossible and the one contact we have appears to be too busy to help. I will not recommend Lennar to anyone and there should be some standards that they are forced to follow so more people don't have to go through this nightmare.Business Response

I purchased a new build in Feb 2022. Lennar owns the space from the side of my home to the sidewalk. My home is a corner lot. They refuse to cut the grass or do upkeep to sidewalks which are cracked. Which makes my home that I paid $400000 for look like c*** I have reached out to lennar and hoa both say its not their issue. I have offered to purchase this piece of property as it really is literally between my house and road and was told lennar will not sell it to me. So if they will not sell it to me they need to come cut it and fix other issues. If I cut it need to know who to send the **** too!Business Response

I have purchased a new home construction. Within 2 months my air conditioning broke. First they told me filters. I changes them and a few days later broke down again. Then they said it was electrical problem, that a 40 amp unit was put on a 50 amp circut. The technician said he did not know how it passed inspection. So, an electrician placed a 40 am circuit in box. Then it tripped again. I was getting bandaid fixes as I call it. Then, I was told it was freon. Then I was told it needed a new motor. I was told it will not be installed until Monday and it is Friday. I am getting the run around and it is triple digit heat. I work from home and this affects my work. I am at my **** end and feel I was sold a lemon. There are other issues with the home but right now this is the most important. I don't know what to do.Business Response

I am rejecting this response because: Lennar is not taking responsibility for the air conditioning unit. Instead, they are placing the blame on the air conditioning company. Lennar is responsible. I have had a lemon of an air conditioning unit installed *** it needs to be replaced. All they do is keep sending people out to give a new diagnosis and give a temporary fix. There is a lemon law for large appliances. If people have been out I believe 5 times already and there is a 6th person on the way, within a few weeks, it is faulty. If there are problems now, imagine after they year warranty is up. Lennar needs to take responsibility and replace it.

On May 4th, 2022, I had what I thought was going to be my 1st proper walkthrough, I was told to do a "preliminary walkthrough on April 25th and was told there would be several more by *****************************. When I arrived, I could not park in front of my house because large trucks were blocking the driveway and one of Lennar's trucks almost hit my car! I did not have a lawn, the house was still being painted, I had to walk around paint cans, ladders and avoid large trucks, I could not even park in front of the house! Prior to the "2nd" walkthrough I was told by ***************************** at Lennar that I must sign the closing on that day prior to the walkthrough. In fear of losing the home I signed with a promise by ***************************** at Lennar that everything on my punch hole list would be completed immediately. We purchased our home in Oct 2020. We have had several issues with the home, however the latest is a roof leak. We followed proper steps and Lennar closed the claim. Lennar stated we are outside our 1 year and they are not responsible. Lennar stated this without coming to our home to see what the issue is. This is not the first leak we have had in our home. We had a window leak and it took them several month to fix. The area of the roof that is leaking, is an area that is protected from wind and damage. There is zero damage to our roof. They should be coming to inspect if this is a structural issues or improper installation. Lennar refuses to respond after we filed another work order. This leak is causing our light fixture to fill with water. Anytime there is rain, the water has a very steady leak. A home that is a year and a half old should not be leaking.Business Response
